This property gets so much right. It’s conveniently located a step from Athit Pier and a few steps from a local bus stop ( A4, S1, 3 and 15 etc). It’s located a few min walk from Rambuttri Rd and close enough to KS rd to walk there but far enough to avoid it. And there’s a short cut to Samsen Rd, a favourite local area. The single room (rm 407) is near elevator but I never heard it. The sparkling clean room and en suite bathroom were spacious. The mattress and pillows were super comfy and the bath towels, sheets, and duvet were 5 star hotel quality crisp and clean. The bathroom was large and the stream of water had environmentally unfriendly fast stream but was a guilty pleasure after my trip to India. Hot water in abundance. The room has a little table for tea time, a desk and a shelf with plenty of room to store one’s belongings. Ms Amy answers questions in timely manner There’s a washer and dryer available at no extra cost. I’m not sure if the detergent I bought was the best I’d ever used or the washing machine is excellent quality but the clothes I washed came out cleaner than they’ve been for last two months! There’s a water purification machine so no need to buy bottled water. Just refill. There’s instant coffee and hot chocolate available all day. As an independent solo traveler I loved this place. It’s great for couples and groups. I did miss being able to socialize with other travelers as there’s no common area but can’t fault the place. It’s great value for money and highly recommended for couples and groups traveling together. The street it’s located on has loads of great restaurant and street food options and it’s a brief walk to the night food stalls that set up nearby in Banglamphu area. The coffee shop just outside the entrance makes a great cappucino.

Easily accessible by public transport from the Suvarnabhumi airport (Bus line S1) - very clean - self check in instructions very easy and clear - comfortable beds - very friendly staff - responsive and helpful host - many restaurants and massage places within the walking distance - cafeteria just next door to grab your morning coffee/ tea - I found it very convinient that the laundry room and drinkable hot/ cold water/ tea bags were available for guests to use for free - supermarket next to the accommodation

- the rooms are not sound proof but if you have your ear plugs, it should be fine to get a good night sleep :) I personally used my ear plugs and slept pretty good

Great location, 40 mins from airport but right by the Khao San road and the pier for the hop on/ off boat. Staff were easy to communicate with to explain getting into the property. Amazing large bed

Fantastic location by the river. Walkable to everything, yet far enough away from the loudness of Khoasan. The building itself was lovely, the room was tastefully decorated and the bathroom really spacious. There is a free laundry service on the property and tea and coffee making facilities. They also provide free chilled water. The self check in process is really easy, and Phol was quick to respond to my messages. Very easy to organise an additional nights stay. I will definitely stay here again.

My room was right on the main road, which can be loud during the day and into the evening. However, since i was out most of the day this didn't end up being an issue. The noise of the road settles down at night so it does not affect your sleep.

A good, clean place to stay. Appreciated the comfortable bed and free laundry facilities. It has no breakfast facilities but there is a really nice coffee shop underneath to pick up your morning brew. Good location, close to the bustle around Khaosan Road without being too close. Boats from the pier next door is a great way to get to other parts of Bangkok avoiding the traffic. Owner was quick to respond to my questions and was very helpful in arranging airport transfer at a reasonable price. If you are looking for a good place to stay on a budget this is recommended.

I had a room on the front of the building so there was lots of street noise. The window was not well insulated against noise. Maybe quicker on the back of the building.

The location was perfect to hop on the Water taxi to the Grand Palace, Wat Pho, and Wat Arun. The property was clean and conveniently located next to a 7/11. A walking street with restaurants was only a 5-6 minute walk away.

It’s self check in so the only drawback is if you want a front desk to ask questions or book tours or things there is none. But having been to Bangkok before this wasn’t an issue for me since I had an idea where I was going /plans, but just to keep in mind for new travelers

1, I really appreciated the owner’s kindness when flexibly changed my schedule due to our delay flight without any charges. 2. The location is very convenient to take taxi and use the boat service nearby for visiting other places. 3. The room is not luxurious but of course in very good condition and have a good view toward rivers 4. Having free washing machine but I didn’t notice to use it until last day I left ☺️. 5, Their staffs are very honest although they cannot speak English but I could sense their true heart through the way they tried to instruct my by their body languages

Not have breakfast and not much specialities foods to enjoy

This is a small hotel in the historical center of Bangkok near Khao San Road, i.e. it is very conveniently located. Small but clean rooms, good air conditioning. There is a washing machine and a dryer, as well as a kettle, mugs and instant coffee. The staff is not present at the hotel all the time, but all issues can be resolved by correspondence via WhatsApp. The manager describes in detail all the nuances of the accommodation, so there were no problems.

Unfortunately, we were not given small face towels. As far as I understood, they are not provided. It was inconvenient to use only large towels for three days. We could have brought them with us if the manager had warned about this in the message.

I will definitely choose this hotel if I come to Bangkok again. The location is great! You can easily walk to several historical attractions, for example, the Grand Palace. What is even greater is that the hotel is literally next to a pier / boat station, so you can easily go to Wat Arum, Iconsiam, Asiathique, and other places by boat. Although the hotel is located on quite a busy and vibrant street, I never noticed any noise. The room I stayed in was very clean! There's a 7-eleven next door, a coffeeshop and lots of restaurants and bars nearby which make the stay very comfortable!

In the room I stayed, there was no fridge or kettle. Also, the wifi seemed to be weaker/stronger depending on the room location. However, these are minor things that didn't affect my stay whatsoever. And I was very happy with my choice.

The property is located in a great area, just outside the chaos of Khao san road and the short walk there ended up being one of our favourite parts of the trip. The hotel was super clean and had everything we needed. The shower was always hot and lovely. We didn’t see staff on site but they were extremely helpful when we messaged them through booking.com, even to the point of helping us figure out how to lock our door. The lights and mirrors were a great addition. Overall, I enjoyed our stay a lot!

The locks on the doors are a little hard to use but it’s not a problem at all just took some getting use to. Finally, you can hear noise from the street but I personally slept fine.
