- Great location. Very quiet but within walking distance of main attractions, food and grocery shopping nearby, good access to public buses. Cute little alleys (with a bunch of cute cats!). - Cozy environment inside the house. - Comfortable room, clean.

Poor communication when checking in. When we reserved the room, we were told via Booking app that the self check-in instructions would be sent in the morning of the first day. At 6pm there were still no messages from the property with instructions. We proactively sent two Booking messages, no reply. Finally at 8pm we sent a WhatsApp message and after a while got a reply.

Great location as it is near to Bangkok main tourists attractions except for the major shopping malls. However, these malls are reached able by Sam Yot MRT which is about 20 minutes walk from the hotel.

Although they provide the convenient of self check-in but communication to obtain the self check-in details are troublesome. Prefer if the hotel can communicate the check-in process prior to arrival date.

Well I have to elaborate. I wanted to stay in this beautiful quaint building, however there was a mess up in their system and had all rooms taken. After waiting three hours in the heat for a late check in, I wasn’t happy however they accommodated like the true host that they are and sent me to a different hotel 6 km away and made up by upgrading my room into a double en-suite room which was super comfortable and in the lovely Chinatown. So I think regardless of the error this company makes up in customer service so I highly recommend it.

I only didn’t like that error in the system. The rest was excellent treatment.

We liked the location, in a residential area (it feels very local which we found interesting and cool to see and in the night it gets dark but it always felt safe), just a short walk from a main road with busstops, and also around ten minute walk to Kao San Road. The room was very spacious and clean. The bed was comfortable and big.

The only thing we can think of is that we had to put a black sheet in front of the curtain to make the room a bit darker.

1) Beautiful Room. (We stayed at Room 5 and it has two Balconies and even Bathtub!) 2) Beautiful Neighborhood. (It's located in a tiny narrow street of oldtown Bangkok.) 3) Cats, Dogs and even Gecko in the neighborhood. 4) Quiet Place. You guys should try "Krua Apsorn" restaurant on top of the street. Super Delicious. 5) Vintage, Spacious, Wooden House. 6) Really easy to Check In/out.

1) Need Sunshades in the room. Since room faces East, we can't sleep as soon as the sun rises. Room is super bright. We got not enough sleep. 2) Need Exhaust Fan in toilet/ bathroom. 3) Bathtub is plastic. Not sure to handle big weight. 4) Since building structure is wooden, some noises from other rooms can be heard. 5) Building can't be reached via Taxi as the street is narrow. Need to walk a bit to reach there. 6) No Elevator. (Since it's an vintage house)

The rooms have a nice feel to them. I loved the old colonial feel to them. I had a big room, the bed and pillows were sooo comfy. It is a walk through a main alley way. Which was great because you see what's going on around. It is very central to some great food places. And not far from khosan road experience.

Unfortunately, you can hear people walking the floor above you in every step. We also had a little visitor during the night, namely a rat coming from a hole in the floor which was not fixed… Also, the woman who’s responsible for the booking does not speak English at all.

Amazing location, calm and cosy. Great for those who are looking for the Bangkok old town vibe. Easy to find if you know how to use google maps. In a walking distance from Khao san road. Cosy room, with 2 AC units. Can use one that is not directed to the bed during the night. Nice balcony.

Toilet Paper was missing. One if the AC units became very loud for no reason.

Love the place! It gives a homey feel, definitely not your typical hotel room. Beautiful decorations for pictures

The shower outlet was clogged, making it pretty difficult to shower. I had to consistently check the outlet to make sure hairs do not clog the drain or else water will overflow from the shower drain
