Staffs made the room and hotel environment very clean. Although the property is getting old but l can see the staffs working very hard trying to maintain the property in good condition. Staffs are all very nice and prepare the breakfast accordingly to my choice. Staffs also very helpful ready for helping us to move our large baggage to the airport taxi.

Besides being an old property, l have no complaints.

Location was just 2 mins walk to Thapae Gate. Very close to restaurants, shops, etc. Basically hotel is in the heart of the old city but yet very cleverly hidden behind the main road. Very quiet at night. Breakfast was delicious

Breakfast - should have more choices instead of just 3 main variations. On the 4th day, my family got a little tired of the same menu.

The breakfast was okay, but nothing special and a bit expensive given the level of quality. The only other issue we had with the room was that the hot water for showers or baths was very inconsistent. Most of the time, the water was chilly. If you left it on for about 7-8 minutes, it would eventually warm up.

Very pleasant and fairly new - good design. Spacious and spotless room, comfortable bed, no noise disturbance and very central.

Like so many hotels around here, shower water fluctuates without you touching the control - you can be standing under the flow and suddenly it gets scalding hot or goes cold. I don't know why this is so common. Breakfast was a bit limited.

Great location, wonderful staff, nice sized room and they provide face washers in the shower, which none of the other 4 hotels we stayed in while in Thailand did and I like using face washers or flanels, depending on where you're from.

If you're looking for a resort with a gym and a pool, not going to be what you're looking for, but, we weren't, so, suited our needs perfectly.

The architecture of the building is unique as it isn't just a block, you feel like you're stepping into a resort in the middle of the city. The staff were extremely helpful especially Leon, he helped us with everything we needed such as booking a tour, a motorbike, basically anything.

Nothing we disliked. Only thing is that the Tha Pae gate area is home to a lot of pigeons, so be prepared to be visited by them once in a while.

Many lighting options. Cute terrace suitable for a nap, drying laundry, and reading. Lobby and cafeteria area were so spacious and meticulously cleaned up everyday. People here are so kind, patient and generous and we appreciated that no one ever gave us any pressure about anything. They were also very attentive to every inquiry and request we had. Beds here are perfect. Linens and mattresses are crispy, soft, comfortable and pleasant. We slept so well during our stay! The tiles, decoration, windows, bathroom details are so satisfying, and water pressure/temperature never failed us. Spacious room and thorough housekeeping service everyday. My local friend told us that rooms here are a bit overpriced but we loved the service and atmosphere so much we ended up booking another week. Highly recommended if you are more of the picky guest!

One of the bathroom lights kept blinking during our stay. At night the back of the street was too dark, and some of the nearby bars seemed sketchy(except for the nearest one!). Get prepared to see some flying ants and mosquitos in the room. Privacy issue as the terraces face each other, but there are curtains so we were not too bothered.

For a first time visit to Chiang Mai, the location is second to none. Yet, delightfully, the rooms are completely silent at night and the beds are superbly comfortable. WiFi is first-rate too and I had many video-conference calls in the room with no issues.

There's nothing wrong with this place, however the breakfast - while the breakfast staff are friendly and make the effort - has been scaled down since the pandemic I think. No buffet (even though it's on the menu) and they don't know how to cook an omelette, but they can scramble eggs in an omelette shape and smile with genuine goodwill. There must be a hundred places locally which offer different kinds of breakfasts, so no need to bother with the hotel one. Don't include it in the price.

Solo traveler stayed here for 23 nights and 24 days. The location is great, walking distance to everything you need, book store, food, bars, night markets and the famous Sunday market. Hotel also has multiple front desk staff during the day plus one night guard. Everything is new and super clean. The hotel staff are friendly and helpful, they try their best to accommodate your request. Weekly discount saved me a lot of money.

Ground floor rooms get little to no sunlight. Upstairs is great if sun light is important to you. During my stay the electricity went out at three different times. The first two times happened during the day. The 3rd time was at night while I was taking a shower. Total blackness, quickly shower turned from hot to cold. Imagine 😂. A technician came the next day tho.

Other guests - can't blame the hotel but door slammers and groups checking out early making lots of noise in the courtyard - simply inconsiderate. Thai staff too polite to say anything to them.
