Super friendly and hospitable hosts, helped us multiple times with suggestions about where to go and what to do. Great location, close to everything. Authentic room design. Very-very clean room (I’m generally very picky and have high standards for cleanness) A lot of people wrote reviews about hard beds, they were not the softest but we didn’t have any issues and felt very comfortable sleeping. Hosts ahave a coffee place on site and the coffee was just amazing! I generally think that everything was perfect! We really enjoyed our stay :)

The windows are not big, so the amount of natural light in the room is limited, but it is enough and also didn’t bother us. I would maybe benefit from a full size mirror with a light near it, as the one in the room was quite small.

From the moment you step foot on the property, you can tell a lot of time, attention to detail, and love is put into the hotel and coffee shop. The owners are a very sweet family who make you feel welcome and like you’re a part of the family. Their excitement to share Thailand with you, makes your stay a delight. Some of the best food we ate every morning at this hotel and hands-down the best coffee in all of Thailand is served here if you’re lucky you might even get a pet a cute little bulldog or have your coffee next to the Koi fish while you watch the mangoes and the birds up in the trees above. The rooms are extremely clean and relaxing. The bathrooms are outstanding, and the showers are warm. I cannot wait to come back next year and spend another week with the sweetest family in all of Thailand.

there is nothing on this property to not love

Excellent place to stay if you prefer a quite place but still close to restaurants and shops. It is not located on the main street, but it a is huge plus. We had very good breakfast, in Thai type of food. It is not a buffet style but it is still very nice and you get sticky rice mango every morning. Room is very spacious with good air conditioning and amazing view at evening. Near by there is tourist center, souvenir shop, restaurants. Enough bikes parking place and it also has a excellent coffee shop that people are coming from outside to drink

Location was very nice: in the old town of Chiang Mai, walking distance from tempels, restaurants, shops and places where you can get a massage etc. Although it's in a busy city, the hotel itself is in a quiet street, so it's calm. Breakfast is tea coffee water orange juice toast bananas, plus you can choose from a menu a dish that the hostess will cook. Her husband runs a coffee bar on the premises, so you can also buy good coffee there. Rooms were cosy and there was a cute place to sit in front of the room as well. There were three chairs in the room and enough storage space. We asked to do laundry there, which was fast (24hrs) and I loved how super neatly it was folded. Also, you can check out late (until 12:00 hrs). And they helped us arrange a taxi to the airport and we could store our luggage there until pickup. Note: if you travel with a baby; there's no baby cod, but they were welcoming and gave us an extra floor mattress, pillow and blanket. All in all: would recommend!

In the morning there is quite a lot of sunlight coming in the room through the back window, so maybe bring an eye mask if you need the room dark to sleep. And for me personally there were a bit too many notes in the room mentioning house rules and fines for things you are not supposed to do (like smoke), but maybe others don't mind that.

The homie atmosphere and the bed and breakfast vibes make this hotel a standout. The courtyard with a koi pond and coffee shop really make our stay an unforgettable experience. Our hosts were so nice and they cooked us the best breakfast ever!!!

The bed was a little stiff for western standards and the room only came with a TV with cable.

We loved the place which is quiet at night and during the day has a nice dynamic because of the coffee shop that the owner exploits, serving really good coffee. Ms Nom who runs everything else is a great professional woman, very helpful and attentive, always present and giving good tips for visiting interesting sites. The rooms were very clean and kept tidy every day, we had a small balcony where we could sit, have a coffee or read a book. Thank you Nom, we loved it.

Had a great stay here in October. The hosts were lovely - helpful and friendly. Breakfast was great, home cooked each day with love (have the Pad Kaprow, the holy basil is grown on the premises). The small coffee shop on site was a fantastic addition, particularly as we could see the blending/roasting taking place in the mornings.

The bed was a little uncomfortable, but this is a minor gripe.

Owners and staff were excellent - so kind and couldn't do enough for you. Cooked breakfast was excellent, highly recommend the Thai omlette. Rooms were large, very clean with a super modern finish throughout. Shower was excellent. A/C worked well. Great location - 20 min walk to the night bazaar, 3-4 mins to a 7-11 and 10 mins to a few of the temples in central Chiang Mai.

Nothing - all great!

We have been here for the second time and will surely come back. The staff is great, Ms Nom is a warm person with a big heart. Breakfast has several choices and it is always accompanied by the most delicious coconut sticky rice with mango. The rooms are cosy and the bed comfortable. The husband has a small coffee shop on the patio and he roasts his coffee there too.

The green environment with lots of trees and ferns, friendly staff and helpful, location was perfect for what we needed to do, healthy breakfast for great start of a day and well run family business. The room decoration was very inviting.

The bed was too hard for my liking. Tiny bit softer would have been better for my shoulders.
