A lovely small boutique hotel right across from the Chedi Luang Temple, a fantastic location, within a walking distance to key places in the old town. The Ta Pae Sunday night market is 2 minutes away. Our group stayed in 4 rooms, all are very well decorated in contemporary style and are very clean. The rooms’ size are reasonable, the Family room is large and was a deal. All rooms had everything travellers need for a comfortable stay. We took 3 grandmas for a tour of Chiangmai and 3 Sis makes a perfect base, there is a small elevator. Their restaurant/ cafe downstairs serves good quality food and drinks, we had lovely a-la-carte breakfast every morning at their lovely green balcony. There is a 7-11 right next door, also a Tuktuk stand across the street. A special thank to the owner for letting us go on their 3rd floor roof-top bar(not yet opened). It gives a nice sun-set view of the Chedi Luang Temple. The staffs were all very courteous and helpful. Khun Tai at the reception went extra miles to provide the best service. Thank you very much. Note that their boutique at the lobby carry a good selections of stylish local items. The pricing is rather high for our Thai standard, but a few items you just cannot find elsewhere, worth to explore.

Nothing, will return for the next trip.

the location is great for the Sunday walking street. it is also really convenient for when taking the tuk-tuk as the drop off landmark is Wat Chedi Luang. the rooms are also spacious and comfortable. the staff were attentive, we didn’t have dental kits and tissue in our room - the staff were quick to prepare this for us. the hotel is also attached to a boutique offering really nice things and a beautifully furnished restaurant.

The hot water in the shower is erratic and sometimes just lukewarm, especially after one person has showered. There is no phone in the room, which made calling reception in case something is missing (for us the dental kits) or wrong impossible and we’d have to go down to the front desk. The street the hotel is on is not well lit, and the hotel is not clearly signposted - our taxi driver couldn’t find it so easily. There is a deposit required even after paying upfront for the hotel and only cash is accepted - this is something that would be good to know before if you’re short on cash. Overall though the hotel is one of the nicest ones we stayed in in Chiang Mai and highly recommended.

As it turned out, most reviews were from pre COVID times. At that time hotel was indeed old, needed renovations. Owners took advantage of the lockdowns - re-did the whole hotel. I was pleasantly surprised to see brand new clean rooms, comfortable beds and pillows, shower that actually has hot water, drain that works. Area is centrally located, in walking distance to pretty much everything you need during travels. There is some noise, especially on Sundays - city market takes over major streets. But that is the price you pay if you stay in any central area. On a separate note I would like to thank Boom, who was very helpful during my stay. Speaks great English, told me the story of the hotel - it is managed and owner by a Thai family. If you don’t want to give your money to big corporations and support locals - this is the place to stay! Ended up staying here almost 4 weeks. Next time I’m Chiang Mai will definitely stay here.

The manager is 110%. He was not only very helpful, he is a great resource and readily appreciated or desires and needs with helpful suggestions when asked.

Thai tradition has only cold water at the bathroom sink. As a result there is no way to get a hot washcloth to wipe your face and arms after a hot day out, save for running the shower - for the washcloth. They've changed lots of things in Thailand over the years to "modernize". Not any fault of this establishment, but I for one would appreciate having hot water at the sink. I would use it several times each day.

The first lady that received me (who worked in Switzerland) was extremely customer oriented and adaptable to Western mentality. The room looks very nice (decoration etc.), and is comfortable/practical/spacious, silent and located super-strategically. The integrated restaurant looks nice, although overpriced (I loved the porridge however every morning, no breakfeast ordered).

The room according to the foto was before covid. The actual room was smaller by the sice of the bathroom, which has been integrated now in that room as per the foto. No discount or upgrade could be offered. Not all staff convinced me in terms of genuine friendliness. The matrass was a bit too soft - None of the 3 hotels I booked in this Thailand trip, although I selected a higher price level, had matrasses that satisfied me, although not really causing back pain. If you compare with decent hotels in Indonesia, Thailand looses by far in Hotel quality and value for money.

This lovely hotel is located in the old quarter opposite one of the main temples. It’s walking distance to many of the sites within the old Quarter so location is excellent. Despite the location, it is quiet at night. Lovely welcome and easy check in process with Thain who gave good advice about what to do in the area too. All the staff that I dealt with over the three nights stay were friendly and helpful. 24h reception. This is a small hotel so cosy and quiet as not many other guests. Rooms are as pictured, spacious and clean with a small seating area. Lovely linen and mattress. Free bottled water. Bathroom is clean and amenities are provided, note that the sink is in the room. On ground floor, there is an attached restaurant which serves good food. Thai and Western options available. Lovely patio area on the third floor looking towards the temple. Lovely area to enjoy drinks from on site restaurant

The hotel key holder is very bulky. There is a boutique shop right at the front in the lobby area so first impression when you get to the hotel, is you’re going into a shop. Although the stuff on sale is lovely, it makes this area quite crowded and somewhat untidy. The 3Sis should consider how much stuff is on display by the entrance to the hotel.

The location was excellent, close to many shops and restaurants. Most old Chiangmai sights were easily accessible by walking. The staff were extremely helpful and friendly, although they also manned the shop that was on the main floor of the building. The attached restaurant, Poppy’s Kitchen, had awesome food, including breakfast. The shower in the room had good water pressure and HOT water, not the extremely warm water many Thai properties have. The balcony deck area on the 3rd floor was a lovely space to sit outside and relax. The wifi was pretty good in the rooms as well. I think this property is on my repeat use list for future visits to Chiangmai!

There was nothing worth mentioning to dislike.

The property is in a perfect location, at the center of old town. An amazing restaurant on the 1st floor with an outdoor seating area, great views of the temple across the street. On Sundays, the night market is just 1 or 2 floors down from your room. In addition to the beautiful facilities and staff who go above and beyond for you, it’s still a peace environment to sleep in at night.

Everything was great. It’s one of the best experiences of Thailand, especially the sunset behind the temple from the balcony.

Overall a great hotel. We stayed 5 nights. Central location, and rooms are clean throughout. Appreciate that free water bottles are provided everyday. The bed and pillows are comfortable. Shower area is experience is great; they use Grohe fittings which provide good water pressure & temperature. Aircon is not too cold or hot. Staff are friendly :)

Downsides/ things to note: - the curtains are not blackout curtains - side table on one side is way too small - noise insulation is ok but not the best; but still can get a decent nights sleep :) - laundry service isn’t good; clothes came back damp and we had to air dry further in our room. We ended up getting external laundry services. Recommend LaundryExpress!
