Very good location in a quite place inside old town. Closed to various attractions including night markets and temples. On short: good value for the money.

A little musty smell (your getting used with in couple of minutes after the air conditioner is started). Also, the walls are little bit to thin, so, if you have noisy neighbours (was not our case) you can have surprisses. On other minus for some could be the old furniture and lack of space for luggages, but keeping in account that you are mostly outside visiting, probably is not such a big deal.

This is the third time that I have stayed here and I have always extended my stay. The ladies behind the desk are really kind and they speak enough English to be of great help if you need anything. The internet here is very very good never drops the signal I was able to do everything I wanted like book on going flights and accommodations I highly recommend staying at this hotel

Excellent central location within walk distance to markets, restaurants nightlife if that's your thing. Rooms small bit for solo traveling prefect. Coffee available 24/7 downstairs good internet and air conditioning. Rooms cleaned daily staff very helpful in booking tours etc very friendly also will stay again next year

The property is ideally located within walking distance to the best attractions in Chiang Mai Old Town. The service is super friendly and helpful. On site you can also borrow a bike for free to try short morning trips. In the morning, because there are a lot of cars from 9 a.m. and, in our opinion, the traffic is too intense to enjoy cycling. Breakfast ok. Room without excessive comfort, TV is snowy, air in the bathroom is slightly stale. Unfortunately, we had a balcony without a view. For a short stay - ok. We liked Chiang Mai very much. Much more than Bangkok.

Neecha was an amazing and very friendly host! the place is great for the price and located in the chill old city close to everything. moreover they do laundry in the hotel for 80 baht per kg wich was really convenient. all over was a great place we came for one night and stayed a week!

everything was great only when it's raining the floor is very slippery!

The room was on the ground level and was fantastic, cool even during the hottest part of the day. Air conditioning was in the room but was honestly unnecessary because the room was so well sheltered from the heat. The staff was quite kind and accommodating, allowing me to check in early, which is always a plus. Every day, there was room cleaning and complementary drinks. Everything you could possibly need is just a stone's throw away. I would suggest this hotel to anybody looking for an exceptional Chiang Mai experience.

They do not accept American Express, which was bit annoying as they could've mentioned this on their site :( this was the only downside that I could see however I was only there for a couple of days.

Perfect position. The hotel is structured around a courtyard with a nice garden in the middle. Even during the weekend night market, the room was silent.

We got a room in the ground floor with a small window facing the internal courtyard so it doesn’t get always enough light during the day. The room is a bit small for two people, perfect for just few days!

Really cute hotel, the staff were excellent and super helpful. Really made my trip to Chiang Mai. Nice clean and in a great location. I initially booked 2 nights but stayed for 3.

Excellent value and in a central location but still quiet at night for sleeping. The room was clean , comfortable and serviced each day. Staff were always friendly and helpful . As a budget hotel in a central location I wouldn't hesitate to recommend.

Very nice staff, although they do not speak English very well, they want to help you with everything. Water, tea and coffee for free at reception. Good wifi. Good location but quiet in the night.

Room was very dark, because it was situated to the internal garden and passage. Air conditioning quite noisy. We had not exactly the room as on the picture.
