The room was so clean and the space was as depicted in the pictures. The WiFi was strong and so was the AC. We did self-check-in. And we were a little confused, but we called the WhatsApp number and we managed to check immediately! The area is very close to the Sunday night market and very walkable. The area is safe, some people might feel exposed as the doors of the rooms face an alley and straight out into the street, but we felt perfectly safe.

1. The location is good. You can walk to the main road within 1 minute. There are a 7-11, a 24-hour laundry, and rental bike shops on the main road. Also there are lots of Tutu trucks and songthaew. It's not too far to Chiang Mai gate market, which is full of delicious food. Also, you can go to the most popular temples and weekend night markets by walking. 2. The room is not spacious, but it's enough for a family with 3 people. The bed is good, not too firm or too soft for me. AC works well. It is also equipped with a microwave and it means you can buy some food and heat it. 3. Friendly owner and staff. The staff can't speak English well. but she can use Google translate to communicate. I really appreciated her help.

it's noisy when people walk by the room. So please, lower your voice when you get up early or come back lately.

Room of good size. Included desk, microwave, good sized fridge and basic dishes and cutlery. Staff helpful and responsive when we raised a minor issue.

Our room was located need the pumps that distribute water to some of the rooms. The pumps cycled on and off regularly which generated some noise.

It was the perfect space for our family of six. Everyone has plenty of room to sleep and store their bags. The location is very convenient and walkable to restaurants and a 7-eleven nearby.

The bathroom has a bad urine smell. That is my only complaint.

Comfortable beds and clean rooms with a hot water shower with good pressure, good air conditioning, ice cold fridge, good wifi, and Netflix on the TV in the Old City at a budget price. A rare find. Some reviews say it was noisy, but we didn’t get that vibe at all. Some birds and the occasional scooter. When we had an emergency, they came in for us in a pinch. Also let us check in early.

Towels are provided, but remember to bring toiletries.

The room was nice and clean and spacious, with nice decor, the shower had good water pressure. Really good location in the old town, near many nice restaurants and cafes, nice area to walk around alone.

The rooms weren’t very soundproof and unfortunately there were a very loud group of girls staying near us, would recommend ear plugs if staying here.

Lovely property close to everything and maybe 2 min walk to 7/11 . Really friendly staff which allowed us to check in 2 hours early and very clean .

Due to the gap under the door, it could be quite noisy. The shower was also quite cold and never got warm but pressure was good

It exceeded my expectations given the price. The room has a smart TV with access to YouTube and Netflix, and the beds are spacious. Plus, plates, bowls, and cutlery are provided in the room.

The walls are thin, so you can hear noise from outside.
