Best place we have stayed in Thailand for sure! The people were so so lovely and it felt like home during our stay! The cat that lives there is the cutest and the breakfast is amazing. I became really ill on the last day and although we had checked out the women there let me sleep upstairs in the communal area and was so lovely towards me, it meant so much!

The staff is very nice and helpful. It’s a unique special place to stay. We had the family room, it was nice with the ac. The breakfast was simple but nice. They cooked eggs for us every morning plus there was fruit, toast, sticky rice, and home made pad Thai or fried rice. We had a private bathroom that was down the hall. They even did our laundry once for free which was a crazy bonus. It’s close to shops and restaurants. It was our first time in chiang mai and we loved staying here.

The beds were a bit hard, but it wasn’t too bad. The staff was constantly cleaning and care about the place so much. It’s not their fault but our private bathroom had three big cockroaches we saw come out and they would scare the kids.

This was our best stay so far in Thailand! The staff was so sweet and attentive and the breakfast buffet was delicious! The building is set up to accommodate many people on different levels like a big house (we stayed on the top floor with the private bathroom) so it felt very homey and comfortable. It's also in a great location for when you want to get picked up for excursions or walk to the city center. There's also a self service laundry place right across the street. I could go on and on about how nice it was, but I'll finish up by saying the Salon on the first floor was also fabulous. I got the best hair cut I've had in years there. Would definitely stay again!

This was an absolutely fantastic stay. The hotel is close to the airport, with a taxi it's like 10 minutes. It is also close to the city center, you can get to the main markets by foot within several minutes. The best thing is the owner, she is such a warm and kind lady. The room was very clean and had a comfortable bed with AC, a fan and private bathroom. In the morning we tried a tasty breakfast freshly cooked and served, and we loved the mango sticky rice, or pad Thai. I will be recommending this stay to my friends and I hope to come again in the future. Thank you!

My stay in Chiang Mai was excellent and one of the reasons is the great quality of the accommodation. Don't expect a 5 stars hotel, but if you want a cozy place in the city centre with very decent comforts this is the right place. I was welcomed by extremely friendly ladies, beware that the entrance is a hairdresser but that's not a problem. The room is clean and there is air conditioning, it's big enough and the bed is great. You can take as many water bottles as you want from the fridge and breakfast is delicious, furthermore in a cozy veranda. I'll suggest this place to everybody telling me they want to go to Chiang Mai.

The bathroom is on the balcony, I liked this aspect as well cause it gave the place more character but I think other people may not appreciate it as much...furthermore the room is not too soundproof and in the morning you hear noises from the outside but I get that's normal in Thailand. Not a big deal at all!

Our recent stay at this hotel was absolutely wonderful! From the moment we checked in, we felt truly welcomed. The entire staff stands out for their incredible openness and warmth, creating a friendly and comfortable atmosphere throughout the hotel. Every employee was always ready to help, with a smile on their face and complete professionalism. Their attentiveness and politeness in every interaction made us feel right at home. It’s the perfect place to relax, not only thanks to its great location but especially because of the exceptional team of people. We highly recommend it!

Perfect ! Owner and staff are awesome ! Very fast internet compared to most stays in the area. Buffett breakfast, Mango, pineapple and Melon, rice or noodles. eggs to order such as an omelette. Bread, jam and coffee available on the terrace all day every day. Laundry for free and back the next day. Location is a short walk from everyone and not in a noisy area. 7-11 a two min walk, atm and restaurants all around.

- good location in the old city, - kind, friendly and helpful staff, - complimentary laundry service (1 wash/dry), - nice communal area with lovely balcony, - relatively clean, - comfortable big bed, - good for a short stay/transit

- the bathroom on the balcony was not the most comfortable and pleasant to use (it was cold at night or in the morning), - outdated, unnecessary furniture in the room (e.g. glass cabinets which could be replaced with more useful items), - large glass room door locked by padlock…

We were looking for a place with a decent breakfast and I would say we found it. There was a lot of fruit, mango sticky rice, vegetarian pad Thai (the first day it was some rice dish with meat I think) and toast with butter and marmalade. The room was clean and the location central. The hair salon downstairs has cats.

The bathroom was on the balcony and I'm not sure how much can be seen from the neighbouring buildings even with the installed "curtain". We just showered with minimal light.

The guesthouse is always clean, neat, and comfortable. The location is convenient since it’s walking distance to many attractions and services like pharmacy, cafes, and night markets. We also had no safety issues. Breakfast is always delicious. Aside from those mentioned, the best thing about this guesthouse is that it feels like home. The staff and the owner are so kind, warm, and accommodating. They allowed us to check in early because the room was already available and even let us eat breakfast. When we had to leave earlier than breakfast time because of a tour, they even offered to pack us some mango sticky rice. When came back to get our stored luggage, they even said we can shower in the shared bathroom even when we have already checked out. They made us feel like part of a family and genuinely cared about giving us the best stay. Thank you for such an incredible stay!
