The property was fine, located in a good area, very close to shops, restaurants, cafes, car or scooter rental shops, laundromats, etc. Very tasty breakfast, everyday you must choose from a list the type of your next day breakfast. A good variety of food, with a choice between the Asian, European or mixed version. Because of the list already completed, you was served very fast, they know, with no other questions, which room are you in and what type of breakfast you already choose, so the time spent in restaurant in the morning was very short (perfect for morning hollydays with pick-up at fixed time). Big, spacious room, large and comfortable double bed, Nice bathroom, a curtain that separated the shower cabin from the rest of the bathroom, daily cleaning, changed towels and sheets, arranged the bed. They responded very promptly to requests, I had a problem with the shower and they fixed it in an extremely short time.

In the shower there was a machine that heated the water instantly, I had something like that about 30 years ago, I don't really like how it works, the water jet is quite weak and the water temperature varies a lot (intervals of hot water, interspersed with intervals in which the water comes quite cold). There was no hot water on the sink, only cold. For me that was very unpleasant, I like to shave only with hot water. The Night Market from Chiang Mai was at about 2.3 km.

The owner is such a nice lady, she is very kind and very polite. All the staff is very kind. It really was a wonderfull stay. The room is large, comfortable and very clean. There is a good, large shower with a curtain that keeps the rest of the bathroom dry. Everything inside the old city walls is at walking distance. Wat Phra Sing is just around the corner. It is a quiet street without noise at night. Breakfast is very good, you can choose your breakfast the day before. We really liked the Asian breakfast (soup with rice, egg, vegetable and either pork or chicken) and fresh fruit.

The location is very good and convenient, outside the hotel you can find all services. The room is very spacious and bright. There are sockets near the beds. You can do laundry on site. The attitude from the staff is great, they help with everything. We were given some helpful tips. Check-in was immediate and easy, as was check-out. There is even a scale there to check how much the bag weighs before the flight. We stayed there for 5 nights and they cleaned our room every day. This is a convenient starting point for trips, there are many travel agencies on the street. Definitely recommended.

- The water flow in the shower is weak, but this is apparently a problem in the whole area, because we encountered it in almost every accommodation. - We were there for 5 nights and the breakfast was exactly the same every morning. Missing some vegetable or cheese or some variety.

All the staff were lovely and very kind and helpful. The breakfast is exceptional! And the service second to none. The room was large and had everything I needed. All the people that work there welcome you with smiling faces, which is lovely. Near to lovely Temples and just down the road you can go to Fern forest cafe which is a haven of tranquility and calm. Also there's a good hairdresser very nearby that I used and the prices are good.

A perfect hotel and no negatives. Although it would have been nice to have a bedside lamp.

We got what we paid for, a centrally located exceptionally clean hotel, with lovely staff . Breakfast is pre ordered but cook upon arrival at the adjacent cafe, basic, but good , ask for more butter !

Internet was poor, kept on getting thrown out and not possible to use more than one device at a time, just frustrating when trying to make travel arrangements

We had a very pleasant stay at this hotel in Chiang Mai. Everything was well-organized and thoughtfully managed. The staff were very helpful and friendly. The breakfast was excellent, with a good variety of tasty options. The rooms were comfortable and clean, with a good bed that ensured a restful sleep. We appreciated the baggage storage service, which added to the convenience of our stay. The hotel is also in an excellent location, close to many attractions. Overall, a great experience, and we would happily recommend this hotel to others.

Clean, comfortable hotel, right in the center of old town. Great restaurants, walking street marketplace, tour agencies, massage, pretty much everything right there! Super friendly staff will help you out with anything, from taxi service to whatever else you might need.

Other guests sometimes can be inconsiderate with the level of noise. This hotel attracts many types of people, some disrespecting other guests with loud talking and slamming of doors, even late at night.

Very clean little hotel in a quiet area with friendly and helpful staff. We had our laundry washed there which was a little more expensive than in other places. The bathroom is clean with a good shower, the air con works well, good fridge. Only a short walk from Wat Phra Singh and shops, restaurants and night markets nearby, though it is not the busiest part of the town.

They struggled a bit with us asking for vegan breakfast, this did not really work out. But if you don't have special requirements the breakfast is fine. You can choose the options and time the day before. Unfortunately, my girlfriend did not sleep well on the mattress. It was not the hardest one but with strong springs which made her back and legs feel sore. I was fine, so more a personal problem. Therefore, we had to change the hotel after two nights though we had booked for three and unfortunately could not get a refund for the last night.

The room and bed were big The staff were really friendly and flexible 🙏 The property offers good breakfast options 👌 They have cats as pets around the hotel. Room cleaning every day, having water replenished, fresh towels and cleaned all over. Quiet and peaceful area, great for relaxing. Good AC, well maintained and cold. Everything was pleasant and well thought, customer-orientated and well maintained.

The room was quiet, comfortable and decently furnished with sitting chairs and shelving. The bed and pillows were soft enough for a Westerner, which I appreciated, having endured hard beds and pillows at other hotels in Thailand. The breakfast dining room was classy and tea was served in a proper tea pot.

The hot water heater in the shower was unstable -- that is, the water would keep changing from hot to lukewarm. Also, the toilet seat was not anchored properly.
