Nice, large room with a decent entertainment set up via the smart TV. The building itself is very charming and historic, claiming to be the first private hotel in Chiang Mai. The adaptation into a modern hotel is quite cleverly done. The hotel's location is very handy as it's opposite Wat Phra Singh making it a good base for walking around the Old City. The staff were generally very friendly and accommodating.

While the historic nature of the building is responsible for its charm there are some downsides. There was not a great deal of sound isolation - either from the outside noise from the wat opposite - or the sound of other guests echoing off hard tiles and high ceilings. There was also little temperature insulation as we struggled to control the temperature in our room. The room was always either too cold or too hot as soon as the AC was turned off. To be fair, this may have been due to our incompetence with the climate controls. Not sure what can be done to address these factors without losing the charm of the historic hotel but it did affect our comfort and sleep quality at times.

This is a beautiful hotel, in a fantastic location within the Old Quarter. From the moment we arrived, the staff did everything they could to help us. We made the most of our vouchers for lunches and massages (given to us as we stayed several nights) as well as the freely available water, snacks and ice cream. Imm, in particular, was wonderful and spoke excellent English. She kindly organised for our laundry to be collected by a local launderette - it was returned to us within a few hours and was extremely cheap. We used the in-house travel agent to book a couple of day trips and made use of the fantastic pool facilities. Overall this place is highly recommended for a luxurious stay in Chiang Mai.

The staff along with all the extra perks at The Heritage Hotel made our stay incredibly memorable! We loved our time here. Everyone was absolutely lovely... so friendly and helpful! Em was a total sweetheart and really made our trip especially wonderful! Rooms were spacious and very comfortable. Nice linens & pillows and the shower had plenty of hot water and great pressure! The lobby is so pretty and inviting for breakfast, an afternoon break or to meet up with friends for a drink. Location was perfect for visiting temples and the night market. It was our favorite hotel while traveling in Thailand. We can't wait to return!!

We were really happy with our stay! But if I had to choose one thing to improve upon it would be a small detail with the breakfast buffet... I would have loved freshly squeezed orange juice.

Absolute gem of a hotel. Stylish, clean, amazing staff. Really couldn't of asked for anything more from our stay. We were greeted in the hotel by lovely staff that sorted us a complimentary drink and gave us some free breakfasts/dinners and afternoon tea vouchers due to our stay being 5 nights. The location is superb, 15 mins from the airport and a 30 seconds from the Sunday night market. Every area of the hotel was spotless, the food was great and the staff were knowledgeable, friendly and super helpful. We will 100% be returning here on our next stay on Chiang Mai

The only slight downside is that the pool doesn't get any sun in the afternoon, but it's a hotel in a built up city area so that's to be expected. We did expect this when we booked and it wasn't really an issue for us but those that like full sun all day -just bear in mind :)

A True Gem in the Heart of Chiang Mai’s Old Town This hotel is perfectly located in the wonderful Old Town of Chiang Mai, radiating a warm and welcoming energy. The service was truly outstanding — the entire team went above and beyond to make my stay memorable. A special thank you to Ice, whose help with my driver’s license documents was simply incredible and deserves special mention! The rooms are on the smaller side, but they come with a balcony and lovely views of the pool. The value for money is absolutely fair, and the freshly prepared breakfast was a delicious way to start each day. All in all, a place I would highly recommend — with great energy, kind people, and a fantastic atmosphere. I’ll definitely be back!

There is only one word that describe this hotel and its staff; magnificent! Really deserves all the high ratings. Being in the heart of the old city is perfect. The location is so good, 12 minutes by taxi to the airport. The hotel is boutique, very stylish and very chic. But more importantly, the staff is very polite. From the checkin, the attention and service they show throughout the stay, they really make you feel special. I can summarize the other details as follows. Room: very good, the balcony was great. There was even an air purifier. Breakfast: not only open buffet but also a la carte options. Pool: a very nice rectangular pool. There are only 6 sunbeds. Extras: snacks, coffee, tea, ice cream service all day. And free bicycle is available as well.

absolutely loved this hotel. It has a quiet, post-colonial charm that makes you feel instantly at ease. The staff were endlessly kind and attentive, and the whole place radiates calm. It’s such a serene, beautiful space that you run the risk of not leaving at all—very tempting when the heat and bustle of the city kick in. The only slight downside was that everything at the hotel shuts up early, so there’s no bar to wind down in at the end of the day—but given the wealth of options nearby, it’s hardly a deal-breaker. A gentle, graceful base for exploring Chiang Mai.

The only real downside was the treadmill in the gym, which had a tendency to judder slightly and fluctuate in speed—possibly a belt tension or calibration issue. It wasn’t a major problem, but worth checking for those who like to keep up their running routine. Otherwise, a gentle, graceful base for exploring Chiang Mai.

Lovely hotel in the centre of the old town in Chiang Mai. Good walking distance to many cafes and restaurants. The room was a good size, comfortable and clean with nice little balcony overlooking the pool. Stylistically the place was done out in simple black and white decor which was lovely. The dining area in the courtyard was a great place to sit and have breakfast or a drink. The staff couldn’t have been more helpful or friendly and we were presented with many free extras such as night time tuk tuk tour, massage and happy hour with free drinks daily.

The lovely black and white chic decor from the pics was ruined a bit by tons of decorations and plastic flowers that I think were there temporarily for Christmas. Breakfast was fine but the food could’ve been better and the coffee wasn’t great.

99 Heritage has it's charm and antique feel. Our Deluxe King room has very high ceiling and is super clean and comfortable. It comes with a free meal, a high tea set and daily breakfast. The breakfast is so delicious and plenteous, we could have both ala carte and buffet. Mozzies....yes, at the first day but the housekeeping staff controlled it so well that we did not see any the following nights. The reception staff, Mook and Nut are so welcoming and friendly. They served us so well during our 4 nights stay. Not to forget Mina, the cutie hotel cat which kept us entertained at all time. Thank you so much, guys! The location is excellent. Eateries, pubs, restaurants, 7-eleven (with an ATM), Boots pharmacy and the well known Wat Phra Singh are all just a stone throw away. Around the corner there is a massage house, ChabaPrai Spa, which offers the best massage service with reasonable rate...highly recommended. Remember to carry enough Thai bahts as most of the restaurants or shops do not accept card payment. Even if they do, it's with an extra 3% charge. Overall we enjoyed so much staying with 99 Heritage. Love it...and will definitely return again.

We recently stayed for five nights at 99 The Heritage Hotel and absolutely loved it. John and his team of excellent staff were incredibly helpful, making our stay memorable. Their attention to detail truly stood out, ensuring we had a comfortable and enjoyable experience. The breakfast and various activities provided were a thoughtful touch, enhancing our stay even further. The hotel's location is extremely convenient, with easy access to all parts of Chiang Mai via a quick Bolt ride. We highly recommend 99 The Heritage Hotel for anyone visiting Chiang Mai. It’s a perfect blend of great service, comfort, and accessibility!
