A total of 8 of us (me and my running friends came for Doi Inthanon race by UTMB) stayed from 7 to 11 Dec, 2023. My package was without breakfast. But the owner prepared many nice homemade cookies for guests and we found her cookies very delicious. The location is just nice, opposite Nimman area and walking distance to Maya shopping centre. Overall, our stay was good, except for the rooms' lights are quite dim and rather many mosquitoes inside the room. Not sure is due to the season or no rain for few days. But we were given mosquitoes spray and it was still manageable. There was some noise on one of the nights but the owner helped to talk to the neighbor and problems solved. We asked for body massage recommendation and the owner helped to find one and the service was excellent. We really appreciate her help. Would love to see the owner upgrade her rooms with better lightings. Would recommend to friends if they come to Chiangmai.

High walking score to Maya Mall and One Nimman. Local transport at the end of the street. Good morning coffee and tea service. Very responsive hosts. Traditional style decor. Cosy and good a/c. No street noise. Good value for the area.

Beds are very firm. Sound from airport at night but location and pricing point make up for it.

The hotel is near Maya Mall. Very convenient and yes twas quiet in the area, only the dogs from the neighborhood was quite excited when you pass on the neighbor’s house but thankfully the gate is closed 😬 The hotel is exceptional. It’s like traditional house with balcony and stairs. The room is spacious and nice design as well. Our room has tub. The staff is very accommodating and responsive on chat. There are free coffee, tea, and I love their cookies.

There is no toothpaste and brush included as freebies for toiletries. Only basic needs like soap and shampoo. And an extra shower cup and cotton buds.

So easy to get into the place, system lock in so high tech, if you like private place to be here is the answer, comfy bed, perfect aircon, quite room, nice shower, close to famous area Nimmanhemin street fashion, modern, i will diffinately go back to this place in next cold season

Very close to all Coffee shops and Nice restaurants and Pub/Bar also Big shopping centre, the place Very quiet, no noisy ,easy walking to all facilities. The place Very high technology, convenient to access to the room,the owner and house keeper very friendly

Not many spaces for car parking

The property is great. I really like the homemade cookies that were available :). The stuff is also cleaning your room very often and puts free bottles of water. It was a nice stay.

Unfortunately, it's close to the hotel where they are plying music quite loudly.

Very nice place run by small family. The owner bakes her own cookies for the guest to take for breakfast, with coffee and an orange. The room is spacious, really clean and shower is of good heat. I had a scooter that made everything easy to reach. There is a small market called 'white market' that is worth a visit.

I had the room next to the parking lot of the big hotel. And there lights shine through the window (curtains are not totally blending), so it was never really dark at night. The head of te shower was not high enough and came down slowly, so I had to hold it while showering. I would like the beds to be softer. Some musquito grids on the windows did not close properly. So in the beginning there where a lot inside. If this improves, its a ten:)

Good size room, comfortable bed, has a bathtub which was a treat. Great location, walking distance to many places and easy to get Grab transport.

A lot of mosquitoes in my room when I checked in and there seemed to be no way that they could get in. Lack of power sockets in convenient locations.

Absolutely delightful little rooms. My room is pictured as above. This hotel is most likely to be the closest to One Nimman. Common balcony area for smokers

Crossing Hauy Kwae (spelling??). Reception is not always manned. Common balcony area for smoking would annoy some. Bed may be a little to firm

The room was quaint and all was clean. Staff was helpful despite a but of a language barrier. Located in a quiet side street. Nice outside gallery with chairs and low tables in front of the rooms (bring mosquito repellent).

A lot of mosquitoes already in the room when we got there. There are screens on the windows, though, so at least no new ones could get in once the door was closed. I booked a "standard twin or double room" that I could customize by indicating a double bed. After booking and paying, my "request" for a double bed was declined because of unavailability. I totally understand if there are none available but if that is a possible occurrence they should sell them as two different room types in the Booking app. Fortunately, we could switch to a double room for our 2nd and 3rd nights.
