Pleasant family run hotel, with a friendly, welcoming atmosphere. This is the second time I have stayed at this property. The owners even remembered me from my previous stay. The rooms are a good size, comfortable and clean with air-conditioning that works well and a decent hot shower. It's in an excellent location close to the Old City and everything you need for your stay, including their own cannabis dispensary. I would definitely come back for a third stay here.

was in the room 8, the last, so i had a nice view on the moutain (Doi Suthep) and on the streets. every day/2 days, the staff would leave one or two bottles of water that i coule stock in the little fridge. there was also a TV on which i was able to watch some EUROs games. the queen size bed was really good and the staff changed my sheets twice during my stay. the ac works well, but maybe just take a quick look a the filters and clean the dust on it. i had to do it personally. the shower doesn't have a strong flow but it was enough, and shower gel is included. the guesthouse is less than 10 minutes walk from the Sunday Night Market and the Old Town and there are many restaurants around too. finally the staff was really nice. A, his wife, their lovely daughter and the employee woerking for them made my stay even better than it already was. thanks to all of you!! hope you'll enjoy you stay at Yak and the weed they offer!

The price to location ratio is perfect for those looking for a bit more comfort than hostels can provide. The staff are friendly and will go well out of their way for guests' needs. I stayed during the flooding so unfortunately the guesthouse had no running water for the first day, but the staff kept me in the loop on any developments whenever I passed by, even giving me a free meal for the trouble. I would highly recommend this place.

It was exactly as seen in the photos. Even better. Loved the futon couch. The balcony was amazing. We had the top floor room with the balcony that overlooked the street. We arrived New Year's Eve and watched the most amazing fireworks from high up. Room was clean. Bathroom was fine. The balcony had all nice lights for sitting out at night. Staff were great. Very friendly. Didn't bother you but if you needed them they were there to help. Great location, close to Thae Prae Gate as well as north end of Old City. So close to so many great restaurants such as Cat House restaurant around the corner. Nice atmosphere. For those inclined, it is a marijuana/CBD dispensary. Would stay here again.

We couldn't figure out how to get the hot water in the shower working but that seems typical in Thailand so our showers were tepid at most.

The owners are very friendly and helpful, the hotel itself is in a good location just near the old town but out the way of the bustle, washing can be sorted by the hotel and is back within the day for small fee, there is a dispensary on the bottom floor so you can also grab some smoke before heading out for your day, have been couple times now and sure it won’t be the last

very nice relaxed but social atmosphere downstairs. the landlord and his family are very welcoming, which feels nice when you are solo travelling. I had room 8 right at the top which gives a lovely view of the mountains

Great views of the city from upper balconies, staff were incredibly friendly and helpful. Often went above and beyond to ensure guest care and happiness.

It has everything you need and the owners are very friendly and hospitable. The location is absolutely perfect for being close to the old town and it is in a great neighborhood with lots of cafes, restaurants and chill out places.

No seats on the balcony.

Been here before, don't expect handsoap and be sure to take a room with balcony otherwise you will feel it is overpriced. Location and staff are absolutely recommended. Free instant coffee and water and everything is very walkable. Will stay here again if in the neighbourhood.

The guesthouse is dated and would defos need a bit more of esthetically pleasing TLC
