Perfect location, but set away from the busy road enough that you are not disturbed. Very clean rooms, and had exactly what you would need. Staff are extremely helpful, and very friendly! We enjoyed our stay, and came back here the following week when we were back in Chiang Mai.

The staff was courteous, professional, and helpful. Talked with the staff on several occasions on things to do and food around town. The location was easy to get around. While the property and room were clean and comfortable. Would definitely book it again. Bonus was the snacks they had downstairs.

Great location outside the old city near the river. Close to China town and great markets. This is a real Thai guesthouse and neighborhood, unlike the farang ghetto inside the walls. The staff are warm and welcoming, like a home away from home.

The only negative is that the property is an old-style high ceiling guesthouse. It’s a bit noisy, but no worse than any other guesthouse of this type.

The rooms are very spacious, clean and well maintained. The beds are comfortable and the bedding is good and you get a fridge in your room which is great. Whilst you don't get a kettle in your room there is hot and cold drinking water in the lobby as well as tea and coffee and snacks. There is a laundry service and a laundry machine you can use on site. There is also a small fitness room you can use! It has a small range of dumbbells, a bench and small bike machine with space to do your own workout. The staff were also very friendly and helpful with all our questions and when we wanted to extend our stay at short notice.

We stayed in two rooms - one on the ground floor towards the back of the property which was amazing - comfortable and quiet. We then spent one night in a different room at the front overlooking the road (after we extended at short notice for a night) and this room was very, very loud at night with motorbikes zooming past until the early hours of the morning. We could barely sleep - not the hotel's fault but if you are a light sleeper specify that you need a room away from the road or you will be tired!

Staff were extremely warm and welcoming, couldn’t do enough for us during our stay. The rooms were clean, tidy and spacious. We particularly liked the balcony as while we were here my partner was ill and stayed-in during one day so she was still able to get some fresh air - the maids also left a bag on the door handle with water and fresh toilet roll as we left the DND sign on the door, which was very kind! Location is good, 8 minute walk to the inside of the old city walls, close to Wararat market too. Nice lobby and communal seating areas. Also daily snacks and coffee/tea station at reception. And a small gym which we didn’t use but thought was a nice touch.

The only thing that we felt it could have done with was a bedside table (possibly with lamp) and a kettle and safe in the room. But by no means necessary for us to have an enjoyable stay. Also the curtains are not blackout and do let light in early morning.

It was the most comfortable bed we have slept on in a very long time! Housekeeping every day. Quiet room except for the guest above us. The staff are wonderful and the manager/owner is very kind and welcoming! He even played the musical instrument that was in the lobby for us before we left. They have books at the front desk that are free to read while you’re there. Location was perfect for walking everywhere. Would highly recommend and plan on staying there again when we return to Chiang Mai.

It would be wonderful to have a little table on each side of the bed.

The room was spacious and clean. The property is located in walking distance to night market (around 15 min). The room was cleaned every day and the new fresh towels were left on the bed. The staff was super friendly and helpful. You can rent the scooter directly via the reception desk.

The rooms have thin walls so you can hear what is spoken on the room next to yours. After the shower the half bathroom is covered with water because of the lack of food diversions of shower area, however it dry out pretty quickly.

Everything is very clean and well maintained. I loved the balcony, and I appreciated the drying rack. The TV has lots of options for channels, the fridge is big and even has a freezer compartment, plenty of space for storing your clothes and belongings in the wardrobe and other drawers. There are plugs near the desk, and near the bed, which is great. The staff are really sweet. I ended up extending my stay because I was so happy with the hotel and also because Chiang Mai was lovely. Overall I can only praise this place, honestly 10/10 for me. Totally worth the price. When I come back to Chiang Mai, I'll be coming back to this hotel.

There is nothing that I didn't like. Everything was really great. I can't complain.

I had a great stay. The staff were friendly, the room was clean and comfortable, location was good too.

WiFi auth was annoying, it has an HTTP portal with 4 logins per room and it doesn't log out properly, sometimes you have to go through the different logins to connect on the same device. Simple password-protected WiFi would have been better. Another minor drawback is that you can't charge devices when you're not in the room because the power sockets require a key card to be inserted.

Good location, very close to the historic center and the eastern gate. Lovely staff, speaking decent English, communication was very easy. They have a small gym, which was a welcomed surprised! Very clean rooms and comfy beds. Our bedroom was also very quiet, I slept like a baby in there. Would definitely come back!

The wifi sometimes was a bit unstable/slow for working remotely, but since I had a Thai SIM card to hotspot, that was not an issue!
