This hotel in quiet soi 13, central Pattaya, is in a perfect location. Very close to central beach and has abundance of shopping, restaurants and massage places all around. Clean and spacious room with a balcony (some facing a parking lot so no view), breakfast ok, a la carte only, with some English and Thai choices, the staff was amazing, so kind and helpful, especially John the manager who went out of his way to make my stay a great one.

I would love to see a wider selection at breakfast, especially fresh vegetables (salads). The other thing was the mattress which was very hard and caused me great discomfort.

Very good breakfast. Menu with table service which I prefer over the buffet style breakfast in most hotels. The small intimate bar and reasonably priced drinks. The restaurant is open for lunch and the food quality both European and Thai, was excellent as was the service. The hotel is located in a quiet street. Double glazing made it very quiet. The staff service was excellent. Welcoming friendly and helpful. The reading room had books with comfy sofas. There was good Tea and coffee facility in the room. The rooms are an older style but clean and comfortable and the air conditioning worked well. Good English skills by most staff. I would definitely stay again.

The restaurant closes early. It would be nice to get a meal at night but the area is well served for food at night so no problem. The mattress was hard which detracted from the overall enjoyment. There were plenty of TV channels but operation was a little confusing. Not really a dislike but the view from the small balcony was onto other buildings and the rooms are quite dated with old style timber panelling. The room doors are operated with a normal key not keycard and don't automatically lock on entry and exit as you must use the standard type door key, although that wasn't a problem for me.

Excellent place to stay close to Walking Street and the beach. Loads of restaurants nearby. Great and helpful staff especially the manager John. Seems like a great guy. Recommend

Breakfast could have been a buffet but nothing much to complain.

Nice old school hotel. good location. Pleasant roof top pool area. Large rooms. balconies (albeit with views of a car park!). Great maid service crew and staff. Knowledgable and helpful manager

Old school web log on for wifi = always problematic. No wifi at all on last day. Not a 'condo' hotel as described. There doesn't appear to be any 'condo' elements ie it's regular hotel rooms. A 3% surcharge is now applied for using cards (but not mentioned at time of booking nor at check in). I was hit with my bill and this charge as I was leaving. No time to get cash.

I am really happy to have chosen and found this magnificent structure, the staff was really perfect, all very kind, smiling and welcoming, always ready and available for anything, the pool is very beautiful, the breakfast is quality and very good, the cleaning is perfect, the room is cleaned every day impeccably, if I return to Pattaya I will definitely choose you again, thank you for everything 🙏

Everything perfect and impeccable

The staff is very helpful en friendly. The property is in a peaceful and quit located close to places with good food a drink or entertainment, all just in a view minutes walk distance.

My first impression was a little outdated interieur but honestly I enjoyed my time, got a good sleep and will come back to this place definitely.

Great location. Fab pool on roof. Like the limited selection breakfast - avoided the temptation to have everything - they served the perfect English breakfast- brown bread would have been nice. Helpful owner / manager. Room cleaning good and fresh towels each day.

Rooms are a bit small unless you pay for a suite but adequate. Proper balcony to sit out on but view of other balconies.

Breakfast was simple, for me, but what I required..owner and me had a shared football team connection so I might be a bit biased..but I am not..excellent service at the front desk

Swimming pool closed..but that didn't affect me

Staff was amazing. Best asset of this hotel. Let me check-in at around 9 am, which is 5 hours early. No extra charge. Always friendly, smiling and happy. Helpful with advice about taxis, prices etc. Girls in restaurant was always fast at giving service. Housekeeping cleaned the room in 5 minutes using 3 ladies, so I didn't have to wait too long while I was there. Just great staff. Quiet hotel but short walk to all night life. Easy taxi to all places.

View from my balcony was a little sad overlooking a closed court yard. But the price was accordingly low, so cant complain.
