Great location. The welcome on arrival was perfect, the whole place was clean and whilst we didn't have breakfast, the setup looked good. Was impressed at the little touches that had been made like an honesty bar and a lounge area. Liked how fans had already been provided in rooms as the weather was quite warm.

The room was warm as the weather had been quite nice, though fans had been provided. We had to sleep with the window open which meant hearing some traffic noise in the morning due to the location, but overall, our stay was great. Don't let this put you off as it's a rare occasion in the UK for the weather to be that nice.

I really like pretty everything in this place! The staff super lovely and always ready to help, we came a bit early for the check but even if the room wasn't ready they keep our luggage and spent the day in the centre (it's really close from there) and then checking in and enjoy a very spacious room for me my wife (super king bed) and my two kids (2 single beds). Good size in room bathroom with all you need and even tv with netflix, and last but not least a common area where you can enjoy a drink and play with many board games. Super recommended!!

Comfortable beds, good bathroom facilities. Lovely communal lounge with games and an adjoining honesty bar. Attentive staff. Great location, easily walkable to all Bath highlights.

Fans in both ours’ and our son and daughter in laws’ room were very ineffective and reduced our comfort on two hot nights. Fortunately we had brought some personal mini fans with us but without them I am not sure how well we would have slept. Disappointing veggie breakfast and my son would have appreciated veggie sausages as a full English alternative, in the event he stuck to continental only.

Walking along the street we saw this lovely guest house with a magnolia tree in full bloom and thought - for the price, ours will be the dingy one next door. But it wasn't! This is a charming place, beautifully decorated and with a fine guest lounge and we also really loved the 'honesty bar' for a late nightcap drink. The staff (only there in the daytime) were very helpful and friendly. We had breakfast one day, which was a huge array of both continental buffet, and cooked - whatever you want. A pleasant walk into the centre of town and also on a main bus route.

The room was fairly well done, and the bed fairly comfortable. Rooms were fairly quiet.

Car parking is the major issue for the guesthouse - there is a car park close to the guesthouse, but it is very expensive. Not too bad to walk into town once you get used to the route. Is free street parking nearby, but this only applies overnight - you need to move the vehicle by 8am the next morning. Overall experience would be much improved by providing a car parking voucher for guests. Lots of little touches - for example, minced pies in the lounge, are charged extra, rather than being complimentary.

The room was very clean and beds comfortable, with a good sized bathroom. We requested a quiet room and were at the top out the back which suited us well.

The pillows - one was too flat and one was lumpy. We may have been able to change them if we’d have checked them before we left and then didn’t get back until after Reception closed. It rained overnight and we heard constant dripping from several places which kept us awake. We did report this to Reception on check out so hopefully that will be resolved.

I had a bottle of orange juice from the honesty bar and it tasted horrible. When u checked I noticed the date of December 2024 on the bottle Also with the price of breakfast , I was slightly disappointed with the vegetarian breakfast and thd fact there were no meat substitute like vegetarian sausage and was still the price of a full English breakfast but without the same amount of food. Eggs were very runny and beans were cold.

Rooms were well maintained and the bathrooms were like new and very clean and modern. A very comfortable bed and the breakfast in the morning was superb as were the staff - very jolly and welcoming. Location to to town is a very lovely short walk into the centre where there was an abundance of shops, cafes and restaurants. A perfect stay and we will be coming back as will be visiting daughter in Bath Spa University - again very close and a short easy drive.

Heating wasn’t on so not as warm as I would have liked.

I really like the whole house. I love the design like wallpaper, amazing giant mirrors, and i love the furnitures. My bed was very comfortable. It was very clean, and my favourite part was the lady in the reception with a lovely accent was so nice to us and extremely helpful, she had such a lovely smile and she made us feel very welcome. My friends also had a great time staying here. I will be coming back again, and next time, it will be with my kids and partner.

Room 19 had a slight attic smell but everything else was great.
