Everything was fantastic the team members were amazing, only thing that didn't match the rest of the experience was we assumed that perhaps some of the housekeeping team were new as our bed wasn't made from day 1 with base sheet loosely thrown on so mattress exposed which we didn't much care about but when we returned the second day room had been made up but again duvet had just been thrown on top of unmade bed also cups weren't washed and had residue in from previous guests. We opted to have breakfast in our room one morning and in hindsight not the best decision as all was lovely but cooked items were actually very cold not even slightly warm so wouldn't opt for in room breakfast next time. These little issues didn't spoil our stay though and had an amazing time and will return.

Friendly welcome, well presented room and cleaned each day to a good standard including replacing towels, replenishing tea/coffee supplies etc. Excellent location for walking into the city centre.
We were originally going to drive, but we learnt that parking is charged at £20 per day this tipped the balance in favour of coming by train. We were disappointed to be asked at check out to pay an additional service charge. When we queried it we were told it was optional. This is the first time we've been asked for a such a charge on a room only booking. This rather took the shine off our visit and walked away feeling disappointed. Shame as we had really enjoyed the experience and already talked of when we could visit Bath again.

When you book accommodation in an establishment like this, you do so with the understanding that period buildings have their own character, and may lack some modern convenience. At the Roseate, there is no lift, instead a series of interwoven staircases, which will bait your curiosity. Fear not as the staff will happily assist you to get your luggage to your room and no matter which side of the building you reside you will be rewarded with a view of the Bath skyline and gardens. The locations is also to be celebrated. The Roman baths are a 10 minute walk via the Pulteney bridge. Back at the villa, food and drink can be found at the on-site restaurant.

Location is great - quick walk to center of Bath and onsite parking which is rare. Ground floor room was very spacious with comfy beds and a small fridge. No problems getting non-feather duvet and pillows. Yummy breakfast and well stocked cocktail bar - great old fashioned. Really friendly staff. Nice, atmospheric alternative to sterile chain hotels.
Fairly typical English plumbing and water pressure (which isn’t unique to the Roseate). Parking spaces were tight for modern cars, so leave the Bentley at home. That said, positives significantly outweigh these two points.

Staff helpful and friendly. Clean, large room (but disproportionately tiny bathroom). Great location for walking to the town. Great breakfast but ask for proper coffee from the machine which they happily accommodate if you like your coffee!
BEWARE, parking here is £20 a day which wasn’t clearly advertised by Booking.com. Window shutters were opened/closed with a pole and some had become disconnected so you couldn’t close them properly. Door to the room wouldn’t open properly, the staff member had to unlock it with their master key, then we were given the dodgy one that he couldn’t get the door to open with! No lock on the bathroom door.

Beautiful house situated a few minutes walk from Pulteney bridge. Staff were so accommodating to us when we arrived early. We actually changed the booking to a 2 night stay fairly late, and they managed to get us in the same rate room for both nights. The room was gorgeous, and it actually had a plug socket by the mirror and dressing table. I usually have to stretch across the room to put my make-up on in front of the mirror. Breakfast was lovely. Plenty on offer and the full English breakfast was plentiful. Car parking is available at a £20 daily rate, but on a first come basis. Ideal place to stay if you want a central hotel, with parking.
Unfortunately, due to going to Bath in the middle of a storm, the shutters in our bedroom were flapping because of the small draft coming from the windows. We were on the ground floor facing the road so people could see in. Maybe that room could possibly do with curtains???

Great location, spacious room and excellent breakfasts. Very pleasant staff who could not have been more helpful.
We had a junior suite, so surprised that robes and slippers were not provided. Our room was on the ground floor between the kitchen and the staff exit, there was a lot of noise from the kitchen and staff going in and out with deliveries. Several slats in the wooden blinds covering our windows were broken so it was hard to ensure privacy and exclude the light. At this sort of price point these small maintenance details shouldn’t be happening. Similarly, having twice told the receptionist on check in that we had arrived by train, I was surprised and disconcerted to be presented with a bill on departure showing £20/night parking and a not insubstantial “voluntary” service fee before we had even been asked if everything had been ok with our stay. I have never seen this on a hotel invoice

The hotel was located as short walk from the town centre, upon arrival we were greeted at reception and checked in to our room and were provided with a map of the local area which I thought was a really lovely touch. We were booked in for three nights and were really happy with the size of the room, excellent storage for clothes and personal belongings. It was my husbands birthday and a personal card had been written along with complimentary treats. Although we only had bed and breakfast (which was plentiful and so much choice!), each day we were asked if we had plans for dinner (which we did) as they were very aware of local eateries and had good advice and information. I would definitely recommend the hotel, clean and very comfortable and located on a quiet street, the hotel was also dog friendly which I thought was lovely.
The only thing we commented on was the extra charge of £20.00 per day for parking - I do understand the location of the hotel and that parking is at a premium but would think that after paying nearly £1,000.00 to stay for the weekend it would perhaps be taken into consideration that guests may be able to have parking included within this.

The Roseate has the friendliest staff of any hotel I've stayed in. There's something pleasingly old-fashioned about having your bag taken to your room and being issued with a room key that really is a key and not a card! My two-night stay was very quiet and comfortable, in a lovely, light room. The bed was excellent. I loved the Penhaligon bathroom products, the home-made shortbread and the selection of teas. If I stay there again I'll definitely try the breakfast. They aim to be a 'home from home', and I think they succeed.
