Location of the hotel. Comfortable bed.

The price. I would not of paid that price for a room. Luckily I'm getting a refund for a lot of it, due to booking.com error with my previous booking.

Very large spacious room. I stayed five nights. My trip unfortunately had to be booked during school holidays. Because I booked during the holidays this meant the price nearly doubled. I do not think I got my money's worth. This hotel has some lovely views but none from my bedroom window. My room was street level and it only had blinds, I did feel quite vulnerable because of this. I paid £650 for my stay and my room was definitely not worth that. No hands rails on the bath and it was so high up, and I nearly fell out of it, improvements are definitely needed. Dripping annoying toilet. Perfect location, away from too much noise however everything is in walking distance. Dated hotel with crooked floors etc but that does not bother me at all. Staff were approachable however reception did not say good morning or good evening etc. breakfast room staff are very nice , however one lady was annoying on my first day as she just kept complaining about other colleagues and the way the tables were laid out, this woul dn't usually bother me but it went on doe at least 20mins and I just wanted to sit and eat my food. clearly very passionate.

I didn't like that my room was street level, people could easily see into the room. The bath was dangerously high. Dated furniture but the tv worked. Bed was missing some legs. Botched diy, replacement grouting not done correctly. Toilet drops all the time. Tap kept spraying aggressively when turned on.

First time we stayed and we were not disappointed. Its clean and modern. Staff were lovely room was big as was the bathroom. Lovely bar area. Breakfast was OK could do with more choice on hot section. Good pastry selection and was a bonus to see oat milk on offer. Location a bit further out but was a lot quieter than staying further into town so could have windows open during night and still get a good night's sleep Big thank you to the waiter at breakfast who went and found my husband some marmite for his toast!

Not that I didn't like it, but breakfast could be better. Only hot options are scrambled eggs, and bacon could do with sausages and/or hash browns. Also the lift is soooo slow

Clean, welcoming, parking close by. Room was spacious for the two of us, good shower, enough hangers and space to put our clothing and accessories etc, fan provided - with this heat I was thankful. Asked for an iron, was given one more a less straight away. Receptionist (didn’t get her name) was friendly and gave us recommendations on where to go during the day and where to eat in the evenings.

The one and only thing was the bathroom door - it kept banging in the night, catching the wind, even when closed. We kept the windows open and sometimes had the fan on at night. I ended up putting something on the floor between the wall and the door so it didn’t bang.

Room was comfortable and at the same time cramped together;Staff all warm and friendly and eager to help-all very professional;breakfast they had recently switched from menu to buffet which worked very well as there was more than enough foods to choose from.Room location on first floor made the lobby readily accessible either by steps or lift

Although the room was cramped paradoxically a mini-fridge would have completed the 'essentials'.Tiny menu available from the bar would have enabled people to get a bite without either having to go to hotel restaurant or dress up and go out

Overall, our stay at the hotel was good. The place was clean, and the breakfast was tasty and varied. The staff at the reception and restaurant were exceptionally polite and friendly, which made us feel very welcome. However, the biggest downside was the lack of air conditioning in the room. It was very hot at night, and we couldn’t sleep properly. We informed the front desk and they did bring a portable fan, but it would’ve been much better if it had already been in the room. Also, when we asked for a toothbrush, they said they didn’t provide one. If the room had better air circulation, our stay would have been much more comfortable.

This bright and clean hotel was perfect for our trip to Brighton to see a concert just down the road at the Brighton Centre. The ongoing renovations are looking great and our room was clean and bright. Very comfortable and quiet. Staff were so very helpful and kind, arranging for a taxi for our trip to the station. Very cheerful.

In the spacious bathroom, an extra towel rack for a large towel and a rack near the sink for hand towels would be really helpful. Breakfast felt a little hectic because of the timed seating and what seems like a small dining room for the size of the hotel. However, staff was very efficient in the breakfast room.

The hotel was very nice and clean. It was a very hot day so the fan in the room was appreciated. The staff were very friendly, especially the lovely Scottish man who took our breakfast order.

I feel the parking situation in Brighton needs to be clearer. The Booking.com description implies parking is available at the hotel, but I understand this is rarely the case and we didn't have any instructions on how to access it. The nearby Regency Square parking was full so we had to park about a 15 minute walk away and that was getting full. Fine for us, but anyone with mobility issues or young children would struggle. Of course the hotel aren't responsible for this, but I think it should be clearer that parking on site is very difficult.

Booked in for three days 14th to 17th August First night I was allacated room 217 Which has a Bath I' have osteo arthritis which has major problems when bathing Steaping in and out, When I pointed this out I was up graded the following day to room 123 which has a walk in shower. My sincere thanks to all staff and management For making my third stay very pleasent

Brakefast Loved the choise Because of my athletic condition I take awhile to get up shower and then dress So I chose on all three nights the 9, 30 am dining slot With many guests I'm assuming you operate a airline style catering system using heating trollies to keep food warm in your kitchens Being among the last in for Brakefast all three meals were cold to warm.

I didn’t have breakfast at the hotel. But the location was excellent. Just 10 mins walk from the national bus stop and by the sea beach. Staff were very polite and friendly. Room was clean, even though they mentioned at the beginning that they don’t do room cleaning every day during the stay, but if I asked they’d do it. The room had an electric kettle and tea, coffee, sugar, sweetener, cups and spoons. It had a TV and a big closet. It had a nice table and a chair. Also had a hairdryer. Everything was in working condition. It was a double bed and very comfy even though I booked a single room for one person only. There were more than enough towels of different sizes.

There was no other lock from the inside. Just the one with the key card, which made me a little bit uncomfortable. The walls must be thin and not very soundproof because someone in the next room was blasting music until 2am in the morning. I had half a mind to call the reception about it, but didn’t do it in the end. The room was not very warm at night. They’d probably provide a portable heater if I complained, but I didn’t wanna be too fussy.
