My double room was nice and warm and the bed was very comfortable. Bedding and towels are provided, without charge. The room had all the facilities I required. The location was not too far from my family - a nice walk to visit and meet up with them. There's also a nice Tescos store, not too far from Seafield House as well as plenty of other shops and facilities. You can request a ground floor room, although there are several steps up to the main door, but a handrail has been fitted there.
Not sure what's happening about the telephone number, as when I rang the number on their website, to confirm my time of arrival, it said the number didn't exist ? ( I checked the number several times too ) The shower tiles need re-grouting and generally sprucing up in there, but the shower was a good temperature. Hopefully some redecorating in the shower over Winter.

Lovely guest house which was easy to access, really large room with nice bed, and seating area with table and chairs. Heaps of storage. Warm and cosy room. Host was lovely and welcoming and really helpful. Location for me was perfect, 5 minute walk to the ocean.
Bathroom needs a decent clean, and modernising a little, shower screen is awful and quite dirty with mould, unpleasant to look at when having a bath. Not sure why there is no fridge or microwave in the room as there is huge amount of space to have them, would be a massive bonus and I would have stayed longer, sadly I won’t come back due to this. Needs a light outside on entrance steps at night.

Room size, and location were great. Carol, the host, was very acomodating and helpful. Room was bright and big, very comfortable bed. Altogether a very pleasant stay. Bedding, towels floors and all other important areas were clean. Good batroom although i found unpractical the sinks on top of surface, since it is difficult leaving around it tooth brush and other cleaning stuff.
Dusting and window did need some extra cleaning which i did myself and got on wiht enjoying my stay. wifi could be weak at times, althogh the host boosted it. i did not connect to wifi in the end i streamed from my phone.

Very close to beach and lots of cafes and restaurants- plus by a bus stop that goes straight to Brighton centre. Owner was very friendly and told us we could check out later if needed which was nice Parking wasn’t too far away and wasn’t expensive Room had kettle and lots of cupboard space Quiet street so was good for sleeping and made dropping bags off before parking car easy
Bed was quite small and had wooden ends which meant if anyone slightly tall sleeps in it they can’t hang their feet over the end and so my boyfriend had to sleep diagonally so would be great if a bigger bed or one with no end board was used. Also room was very hot which can’t be helped much in British summer but a fan or something to cool it down would’ve been great as sun came up straight into room and heated it fast.

The staff is very nice. Pillows and a bed are comfortable
The shower is tiny. All the facilities in the bathroom are so old. The flush in the toilet doesn't work, you need to push it in a certain way to be able to flush. There was no soap for washing hands. My room was on the ground floor,right next to the reception. I could literally hear everything the receptionist did, every conversation etc. Also there are construction works in the street so it was quite noisy.

Excellent location very close to the seafront and to Church road, Hove, with lots of cafes and restaurants . Very quiet street . Walking distance from Hove station . Good tea and coffee making facilities , Wi-Fi was free and TV was fine . There was a hairdryer . It was more or less expected for a 3 star guest house . Very reasonably priced . Fine for a short stay . Ours was only one night so not too bothered .
Reception staff a little off hand but it was out of season . The room was quite hot and reception was closed by then so we couldn’t ask about turning heating down . Window not easy to open .

Okay booked this as a last min decision to visit Brighton for the night and it really did not disappoint! In fact, it totally exceeded our expectations. The room was super comfortable, bed cosy and literally 5 min walk to Hove seafront. Took about 30 mins or so for us to walk directly into Brighton town (lovely walk with multiple stops for coffee, snacks and retail therapy). Owner of the property we didn't get to meet but they were super helpful and very responsive.
bathroom could have been a littttttle bit cleaner but it wasn't dirty dirty - think it just needs a good lick of paint! :)

Wonderful stay. Loved my room. Tidy, clean, homely, comfortable, perfect location close to the beach and either a nice walk or bus along to main Brighton Centre. Loved the bath after I came back freezing one day. Supermarket and many shops, cafes close bye. Loved this stay
Nothing to not like except my stay was too short, I should of stayed longer 😁

The room was a good size. The bed was comfortable. The bathroom was not too small and everything worked. The room was warm. The room was secure. There was enough bedding to stay warm. Everything worked and we were comfortable. The room was quiet. We got a good night sleep every night. We would stay there again.
Checkin could have been smoother. The reception was closed and we had to communicate via the intercom with a little difficulty. It all worked and we got into our room OK. On street public parking is hit and miss. There may or may not be a spot in the street. We were lucky to get a spot in the street but it was the last one and it was just luck. We decided to leave the car any pay the day parking fee about £7.80 and catch the bus to Brighton rather than risk not finding parking. The bus was easy using credit card tap on tap off.

Great location close to the seafront in Hove. Short walk to Hove train station and plenty of shops, bars and restaurants. Excellent value for money for a long weekend in June. Very helpful welcome and check in was straightforward. My room was on the top floor and was large though my friend's double room on the same floor was smaller but perfectly adequate.
No breakfast but I knew this when I booked. There are plenty of places to eat a short walk away. The room was very hot but not the hotel's fault as it was a very warm weekend. The fan helped a bit. The bathroom is tired and a bit tight with all the sanitary wear but perfectly serviceable. Cleanliness could be improved. A little concerning that the only fire exit is the main stairs especially being on the third floor.
