The location was great - easy to get to from the Princes St. Tram stop (and just as easy from train or bus from airport if taken). The instructions to find it and get in were perfect and easy to follow. Even though it is technically above a bar, it wasn’t noisy! And I was there Halloween weekend, so don’t let that worry you. The room was the perfect size for my solo travel and I felt safe. Very clean and the staff was very prompt with communication. Would stay again!
The temperature thing took a minute to get used to, but it all worked out fine. If you have any issues with mobility, I’d really consider….the stairs add character for sure and I loved them. But having just recovered from a serious leg injury, I was thinking how there’s now way I could have safely done it a year ago. Narrow, turning stairs, yes. But just the cobble stones and walkways back in the closes can be quite tricky, especially when wet. So just fyi!

Communication with the accommodation provider was excellent from the first moment of booking until shortly before our arrival. The instructions we received were detailed and left no room for misunderstandings, making our travel preparations very smooth. The room was spotlessly clean and the first impression was extremely positive, as we were greeted with a pleasant welcome message and small treats. The decoration was beautiful and the room had modern amenities, such as USB sockets, which made our daily life easier. The location was also a big advantage, as it was very good and at the same time quiet during the night. The room had all the necessary amenities for a comfortable stay, it was spacious and the bathroom was particularly beautiful with a modern shower. In addition, the soundproofing of the room was very good, ensuring our peace.
Despite the positives, we found two small negative points. The shower door did not close properly, which may have caused minor inconveniences. Furthermore, the room window seemed to need maintenance or even replacement.

Location - amazing, wow! Could not have been better. Room although smallish was warm with a thermostat to regulate, we were warm during cold January days. The bed was comfortable and the electric shower was good. Tea making facilities and good selection of biscuits. If you're into ironing this room is for you! Didn't use the hairdryer nor sachets of shampoo / bodywash. Walkable from Waverley station. Close to breakfast cafes. Overall we had a good stay and if we returned, on our budget, we would stay again.
Although we were told the room was on the 3rd floor, and had we scrutinised photos adequately to note one with a spiral staircase; spiral staircase should have been made clearer in details. However despite temporary vertigo, I managed this daily. Consider carefully if you are not so mobile and or have heavy luggage. Remember that you must have torch (phone) to use entry code pads during the dark, needed as well as key for communal entry each time. More milk needed for 3 nights stay please!

Great location!! The room was lovely and the gift box with Borders biscuits definitely won me over. Great communication from the owners who kept me updated at all times.
I just happened to be in the room adjacent to the key boxes on the wall outside. Takes people awhile to figure out how to open them as they are quite fiddly. The rattling went on for quite awhile late at night and then again in the morning but I'm a light sleeper. It is not suitable for people with mobility issues due to the age and layout of the building but they do tell people this upfront so not sure why there are complaints.

Our stay at this place was absolutely fantastic! The location was perfect, with easy access to all the major attractions, yet it was peaceful and quiet at night. The space was spotless, beautifully decorated, and had everything we needed for a comfortable stay. We especially loved the thoughtful touches like coffee and snacks. We would highly recommend this place to anyone visiting the area and would definitely stay here again!
However, we did notice that the electric kettle wasn’t working properly, which was a bit inconvenient. That said, everything else was great, and we’re sure this is an easy fix for the host. Overall, we’d still recommend this place for its comfort and charm!

Location was the best for sure. So cool to stay in such an interesting and special area of Old Town, in one of the Closes. Also, even if the apartment is by the Royal Mile, the courtyard is very quiet, so a peaceful place to stay. The room was very comfortable, I really loved the bed and the pillows! We went in a very cold weekend (0 degrees Celsius) and the room was always warm, the heating worked perfectly!
I liked everything really, and the accommodation did its job, but sharing some things that could be improved if possible: 1) the mini fridge didn't keep things cold. I bought milk to have with tea and I had to throw it away because it went off because of the fridge. 2) It would be great if a full lenght mirror could be attached to the wall. 3) Pressure is not super great in the shower so washing my hair was a bit of a chore. These are minor things really. I would still come back!

It was a good price so close to the castle. We enjoyed its location and warmth and the fact it was a bit quirky. Some might find the staircase a challenge but you do mention that in description and was part of its character for us.
There were noise issues! - not enough to spoil our stay but we could hear thumping footsteps above at 03:00 in morning and the TV and talking clearly from next door room until around 11:00pm - I didn’t call the owners as I assumed there was/is very little they can do with the basic structure of the building. Something I was a little surprised about was the toilet seat which is past it’s best.

Very central property. A few minutes walk from every places of interest in Edinburgh. Very nice cozy room, charming and comfortable, what you would expect from an old building of this style. We enjoyed the little attention with the cookies’ box and the possibility to have tea or coffee. Julia was very helpful with any requests we had. Self check in was quite easy with the instructions provided in advance.
As expected with a very central location and an old building, it gets very noisy. It felt like the people having drinks down in the courtyard below the rooms were in the room with us. If you are not on the last floor and you have heavy footed upstairs neighbors, it can get very loud and noisy when they are walking around. Also we could feel cold air coming through the windows and the second blanket was very welcomed. The hangers are also very noisy as made of heavy metal and banging against each other. This does not affect the charm of the property itself but one must be prepared for potential short nights if not a heavy sleeper.

Very comfortable room with essential items such as Tea Coffee ect on arrival. Very clean linen and towels. The room was lovely and warm on arrival that was welcoming after a 5hr delay on the train. The room is located in a very nice area with lots of shops restaurants and pubs near by. The locals are very friendly and are happy to help choose a good local whisky that we took advantage of😉I will be recommending this room to our friends and family.
The stairs to the property can be a challenge but all part of the fun of getting home .
