Perfect location, in the middle of all must see places in Edinburgh, you can reach everywhere by walking. Room was clean and staff was very nice. View of our room was great. Breakfast was fine. There was no any negative issue with our vacation in this hotel.

They didn’t deduct the initial price. There was a discount displayed, but at checkout, the price was different. I wasn’t expecting that change

The location was perfect, in the middle of the old town and near to everything. You can also reach the new town in a 5min walk and it was quiet so that was great. The room was very nice and spacious and the bed was very comfortable. The staff at the reception was nice and helpful.

The room was very dusty and didn’t look like it was cleaned properly and the fridge was so cold that everything we put in froze and it smelled like someone puked in there. There’s no toilet brush which isn’t ideal if you want to keep your toilets clean. One of the housekeepers obviously sniffed around in our stuff so always keep the suitcases locked and put valuable things in the safe.

The staff was friendly and helpful. The location was spectacular. The room was nicely clean and comfortable.

There was no breakfast or restaurant at the hotel. The common space carpet was spotted and dirty...a disappointing first impression.

The location is central and just steps away from the Royal Mile, it really couldn't be better placed. If coming from Waverly Station, you can take the New Steps up and be at the hotel once you reach the top. Despite its central location the hotel is remarkably quiet inside. We were there for the Tattoo and the Fringe Festival, and I had already accepted that there was likely to be street noise, but it was so peaceful and calm! Our room was really lovely, great decoration, lovely big bathroom and huge shower. We were never aware of other guests as there seemed to be no noise from the corridor or other doors closing at any time. The reception staff without exception were so very friendly and welcoming, chatty and engaging. They made it a pleasure to come 'home' each day.

The mattress was way too hard for my taste; it made sleep uncomfortable but that is one thing that can never be perfect wherever you stay. Also, the Air Con was quite loud, but I'd rather have the noise than boil all night. These are really minor 'complaints' that really didn't detract from my stay at all.

Really good location - I don't think you could do any better than being on the royal mile. Definitely helps with short walks to meeting points for tours and all the main tourist attractions. Nicely furnished with character to the apartment with quality toiletries and coffee/tea making facilities. Rentable umbrellas in reception.

The caveat of the character of the building is that the large windows do not seal very well and therefore a lot of sound comes through. On the weekend you will be woken by busking bagpipes at 0900 which is a not a bad touch but during the week you can often hear conversations from the café downstairs.

Our room was very dark

Loved the staff, they were so helpful. Great location too but lots of steps to get to it from Waverley: do not try and walk it with heavy cases. You need a taxi even though it’s very close as the crow files. Very comfortable room, nice little kitchenette and great tea and coffee supplied. Good value breakfast. Quite pricey but it was high season and was in a fabulous spot.

My room was in level 7, lift only went to 6. There were 2 flights of stairs up to my floor then from where the lift stopped. Had to get porters to carry my bags in and out, and they even struggled a bit on the stairs. So do not recommend top floor for anyone with kids, the elderly or with mobility issues. Also be careful of these higher rooms if you’re tall. I hit my head once on the sloping eaves around the bed as the roofline was low.

Location couldn't be better. Just a few steps off the Royal Mile. Hotel has character ... translate, it's in an old building like most of Edinburgh. However, it has been nicely updated. The staff was very helpful and accommodating.

Breakfast selections were nice but wish there were some hot items prepared on site. Also wish the hotel had a restaurant/bar. Didn't expect the one next door to be shut down while we were there. One other heads up, there is an elevator, but even so, you do have to use some stairs to get to some rooms. Be sure to let hotel know if you have any accessibility issues.

First trip traveling abroad for my son and I. My son is a young adult, but I still wanted to be close to old town Edinburgh for when we might be out late. The location could not have been any better for this. We were also 5 min walk to catch the trains for any day trips we wanted to do. Loved the little kitchen area with the hot water kettle and a few plates and bowls.I would definitely stay at this hotel again. The staff was also great! Little bonus I didn't know the hotel had was a guest laundry room. Were able to do laundry which I hadn't planned on being able to do.

I would have liked more charging stations for phones ect.
