We had a fantastic four-night stay at Fraser House. The host, Leah, was exceptionally warm and welcoming, and made us feel right at home from the moment we arrived. The room was spotless, very comfortable, and thoughtfully equipped. Each morning we enjoyed a delicious breakfast – the Haggis and Black Pudding were of outstanding quality and a real treat! Leah’s genuine hospitality and attention to detail made our stay truly memorable. We would absolutely recommend Fraser House to anyone visiting Inverness and would love to return in the future. The location is wonderful – right by the River Ness, with beautiful views and just a short walk to everything Inverness has to offer.

The room is very cosy en de view is realy fabulous: Inverness along the river. I especially enjoyed the lovely fresh scent of the very soft sheets of the great and comfortable bed. The carpet is impressive thick and very soft, made of 100% wool and decorated with a Scotish tartan. All the colours in the room are matching. You can see that Leah, the owner, has thinked of every detail: the nightstands, the flexible lamps on the bedside, all the sockets (I counted 6) in the room, two of these at the bedside of course, the makeup mirror in the bathroom, two cosy chairs by the window. The breakfast was also great: the first day I had full Scotish breakfast, the second day a folded omelet with salmon in the middle and the third day two fried eggs with hash potatoes, delicious. Leah is a great host, very helpfull and friendly.

Fraser House is without a doubt the best B&B my friend and I have ever stayed in. The location is ideal, all the rooms have river views and its just a short walk from the town centre and train station. The only noise is the seagulls, a lovely way to wake up after the best night's sleep either of us had on our trip. The rooms are decorated exceptionally and Leah is a wonderful, attentive and informative host. We had an early start for a trip to Skye and Leah went out of her way to cook us a delicious breakfast before we left. I would highly recommend Fraser House to anyone staying in Inverness, we had a fabulous two nights there. Thanks Leah, we'd love to come again.

We loved everything!

We loved our spacious, clean, well decorated room overlooking the river with a picturesque view of Inverness. Our private bathroom was well equipped and of decent size. The beds were very comfy. Leah, our host, was awesome. The room was supplied with coffee, tea and a few snacks. We were extremely comfortable overall. The breakfast was great- yummy, fresh high quality food. (In addition to a made to order hot breakfast, there was also a continental spread of cereals, yogurt, fruit etc.) Fraser house is a short walk to stores, shops, the train and bus station etc. The location is beautiful and safe. If anything this place is underpriced. We will be back.

Fraser House was an excellent find with a very reasonable price compared to other hotels in the area. I had stayed at another local hotel the night before that was incredibly disappointing and a much higher price, so arriving to meet Leah at very welcoming Fraser House was a joy. The room was pristine, warm, and had a lovely view of the river. WIFI is strong and the accommodation is very safe for those travelling alone. A quick, easy walk with luggage to the station. You'd be silly not to book Fraser House!

Every part of our stay was extrodinary! The room was well planned and very comfortable. The breakfast was fantastic. Leah was able to direct us to the best locations to eat; from gluten-free fish and chips to the best pizza of a lifetime. She is friendly and has an amazing way of making every guest feel at home. Fraser House is so easy to access from the bus station. We could catch our tour within the 3 minute walk. Thank you for the accomodations and hospitality.

Loved the location on the river near the walking bridge! Wonderful full Scottish breakfasts cooked to perfection with a great cup of coffee. The host is fun, informative, and had a perfect room ready for us!

The property is ideally situated facing the River Ness and is just a short 10-minute walk to the city centre shops, bars, restaurants, and bus/train stations! Our room was the Family Room on the first floor…incredibly stylish, comfortable, and all the modern amenities you can imagine…not to mention the most comfortable beds and pillows ever! Leah (the host) is just so wonderful…she’s friendly, attentive, and incredibly knowledgeable about everything Inverness…what more could you ask for! Without hesitation we recommend staying at Fraser House and we’ll definitely be guests again on our next visit. Thanks so much Leah!

My cousin and I recently had the pleasure of staying at a charming bed and breakfast, and the highlight of our experience was undoubtedly the amazing view of the river from our room, the cozy room itself, the delicious breakfast and the exceptional host, Leah. From the moment we arrived, Leah’s genuine hospitality made us feel right at home. Her attention to detail was evident in every aspect of our stay. Leah went above and beyond to ensure that our visit was memorable, offering personalized recommendations for local attractions and ensuring that all of our needs were met with care and efficiency. The room itself had the best view, was very clean and the bed was very comfortable. The location was very close to grocery stores and restaurants and the breakfasts were delicious and filling. I can't recommend Leah and her bed and breakfast highly enough. We will definitely be recommending this place to all our friends and family that plan on visiting.

Leah is a very friendly and professional host, she even carried my heavy suitcase upstairs. Communication with her was superb. As a solo traveler I‘m very happy to have found an affordable single room. Bright room, a cozy bed and an excellent view on the river and churches on the other side. Very close to the city centre, but so quite at night that I could sleep with my window open.

You could hear a lot of noise from the other rooms. Thankfully the other guest went to bed at a similar time as me. One of the towels had seen better days.
