Tea & Coffee facility in room, biscuits, & bottles of water left each day. Towels/linen renewed each day. Friendly & helpful staff. Lost my phone on bus, & reception staff was very helpful in getting in touch with National Express, & waited ages on phone till they answered. Lovely breakfasts, & very friendly dining staff, self service. And hotel very central to city, 2 tube stations nearby in walking distance. A nice quiet hotel. Good value for money...would recommend Park Avenue hotel to stay whilst in London...

The only downside for me, would be there being no lift. More suitable for young fit people. Taking large suit cases up & down stairs would be difficult.

The highlights of the stay were the location and the staff. Every staff member was cheerful, helpful and polite. Nothing we asked of them was too much for them. Our room was on the third floor, so involved climbing three floors from the reception. But a young man carried up our bags for us, with a smile on his face and impeccable manners. The reception staff were also glad to provide helpful information at any time. And the staff in the restaurant made the breakfasts very enjoyable. The young man remembered our preferences, and promptly brought us two teapots of hot water for our tea each day. So they did everything they could to make our 7-day stay pleasant, and that was much appreciated by us and made all the difference.

The outer sash of the window was crooked and jammed, so it looked like the room needed some renovation and updating. However, we didn't have any real problems during our stay.

Room was small but functional for 2 people, it was clean & well presented. Bathroom was a good size again modern and clean, either good lighting. Staff were lovely, very polite and helpful. Breakfast was great, good choice and again staff were lovely. Location is great nice quiet street with 2 tubes stations either side. Would definitely recommend we will be back for another stay.

Not really peppery daily but Parking, was a worry On street parking is only 4 hours There is a car park nearby by review weren’t great on this so I was worried but our vehicle was fine cost £40 for 24 hours

Nice clean and modern rooms. This hotel was booked as an extra night in London and we didn’t really have any expectations apart from reviews we read. I can’t say i agree in the negative ones. We felt the staff was absolutely fantastic polite and very nice. We had a room on the opposite side of the road in a refurbished building. Even with a bit of a climb up 3 floors we were pretty impressed by the standard of the rooms. The staff even carried the bags up for us a big bonus. Very comfortable stay

As a smoker a little ashtray outside on the street could be nice. Just to keep it a bit more clean around the pavement

Great location, a couple minutes from Baker Street tube station and Marylebone train station. Around the corner from Regent’s Park. Restaurants, shops, bakeries in the area. Modern room. Bed was comfy. Staff very friendly and helpful. Aircon working efficiently and quietly. Would stay again at that price, it was cheaper than some budget chain hotels.

On the third night a strong cigarette smell lingered in the hallway/room around midnight and then again in the morning. I wasn’t sure if it was room next door or what. It wasn’t an issue at all during the first two nights. The basement room was not soundproof, could hear people going up and down stairs in the night, not great for light sleepers. Single room is a little on the small side, but tbh what more would you need, I’ve definitely stayed in smaller rooms actually. The door to the shower is a bit narrow.

The whole stay was very good. We arrived very early, so the staff kept our bags whilst we waited to checkin and we went for a walk. They allowed us to checkin earlier, which ment we could spend more of the day doing whatever we wanted. There was no lift, but the staff took our luggages to the bedroom. We asked for a cot for our baby, and the staff installed it in our bedroom as soon as we got the room. Everyone was very friendly and the room was a great size, with very good conditions and in an excellent location. We never took the tube, we've walked everywhere.

The fact that there was no lift make it a bit difficult at times to go up and down with the baby egg, but that was it.

The staff is very helpful and welcoming. The hotel is at a great location, close to bus stations and underground station. The hotel itself is greatly maintained, clean and nice. The breakfast is just perfect. I will highly recommend it to everyone who is looking for a nice hotel at a great location at a reasonable price . Besides, they provide water, tea, and coffee in the room.

We were stuck in London and needed it for several days, unfortunately the price never was the same, it always jumped higher. Sometimes, we had to pay two times more than the previous day.

Service and staff were excellent. They kept our luggage both before check in and after check out which was a real help. We were also able to check in a bit early as a room was ready.Breakfast was good and everything needed was provided in the room which had a very good standard of cleanliness.

We were staying in the annexe across the road which was no problem , but the window in our room didn’t fit very well making it a bit noisy from the road. The stairs and passages looked less clean than the room. The bins/ rubbish bags were removed on the Monday morning, but rubbish was left on the pavement and the mess was still there several hours later. We noticed this as we crossed the road between the hotel and annexe several times

A really nice, comfortable hotel with friendly staff.The breakfast is very tasty, high quality and varied.The suite is small but comfortable and clean, with a comfortable bed, microwave, refrigerator, desk, kettle and tea\сoffee\biscuits.The hotel's location is amazing: quiet, but very close to Regent's Park, Baker Street and the train station. Everything is within walking distance.Thank you to the Management of this excellent Hotel for the Quality, Comfort, and Attention given to each Guest.

As always, my stay at this hotel was absolutely amazing. It’s one of those rare places that never disappoints, no matter how many times you return. The rooms are clean, comfortable, and welcoming, but what really makes this hotel stand out is the staff. They are, without a doubt, the most friendly and helpful team I’ve ever encountered. From check-in to check-out, they go above and beyond to make sure everything is perfect. It’s that genuine warmth and care that keeps me coming back. Can’t recommend this place enough – already looking forward to my next visit!
