Myself & my family were met by Dougie with a smile, he helped take my extremely heavy case to my room with humour. He gave us directions to local venues. The location of this hotel is exceptional , a very short walk to the beach. There is room to park on the driveway for a few cars. Rooms are comfortable with everything you need, or you just need to ask. The lounge is spacious with a very comfy sofa. There is a small bar with a microwave and fridge for the guests. The decor is homely with a lovely bouncy stair carpet ! Our cooked breakfast was cooked lovely & hot and served quickly. The continental breakfast was of a high standard mixture. Varied cereals, nuts & seeds, mixture of fresh fruits, apple & orange juice. Fresh coffee and much more. Dougie & Diane were like friends yet it was our first stay. We would book again should we visit St Annes on Sea.

The location was perfect, it is a really nice, quiet place, you could even see the sea from the window. The town is pretty and safe, and if you have seen enough, Blackpool is only a bus ride away. The room was very small, but it had everything I needed for a short-time stay. A small breakfast is also included, if you need one. I liked the mini bar and the guests' fridge in the lounge, and having a tiny kettle in my room was also very much appreciated.

The infrastructure is quite old and run-down, the bathroom door didn't close, and the door handle was falling off (in a single room, this wasn't a tragedy, however). The bedside lamp was also falling off the wall every second time I used it. There weren't many power sockets in the room (which is quite normal in an old building). The stairs are really steep, which can be a problem if you come with a lot of luggage or have a disability or health problems. Despite some minor inconveniences, I liked the place and would stay there again.

Everything from the warm welcome, the gorgeous beach themed room. The quietness, cleanliness and comfort of the hotel, the facilities and the breakfast. Doug and Diane are the perfect hosts, friendly, informative and accommodating. Granddaughter had a wonderful time in the guest house, we will definitely be returning in the future. Thank you for a wonderful few days holiday.

Couldn’t fault anything

Great location! Easy walk to the seaside as the property is at the beachfront. I so loved the free continental breakfast giving us lovely wide selection of different cereals, bread, fresh fruits, yogurts, nuts and fresh juices on top of the toast with choices of spreads and a choice of coffee or tea. We also had the choice of upgrading to full English breakfast for only 5 pounds additional. The host were very nice and friendly. The guest house was very clean and lovely, our rooms were very good as well. The surrounding neighborhood is very safe, secured, very clean and high end. Very convenient walk to many recreations that the family especially kids would enjoy. Our favourite was the ride in the miniature train and the beautiful park/ playground at the promenade which was to us excellently laid out for everyone to enjoy and create lovely memories. To us, there was always a new thing to discover that surprised us each day like the manmade falls, the big koi fish and the cute turtle which we each saw in different days! Thank you Diane and Dough for making our 5 nights of stay very memorable with your great service.

The room was really comfortable and I loved the decor.

Guests are welcome to eat takeaways in the lounge, rather than the room, however there is only one table suitable for eating at, so if someone is already sat there, it’s a bit awkward. We had a child with us who would struggle to eat on the settee.

The thoughtfulness of the hosts over various details is most impressive and makes the stay more comfortable and convenient. The situation is very good - a well-stocked convenience store round the corner and a take-away and chippie likewise, and a few yards from the promenade & sea-front. The brisk walk into town is fine as long as you are reasonably fit, although you can take the bus at the far end of the street.

The lack of toilet facilities when I collected my bags for leaving was inconvenient (even uncomfortable!).

Everything it fulfilled all my needs perfectly . Doug & Diane are committed hosts and nothing is any trouble for them . Everywhere is spotlessly clean and tidy , it is homely and very comfortable and the breakfast is very substantial and freshly prepared.

Location of the guest house was perfect, short stroll into St Annes via some lovely bars. Bed was extremely comfortable. Whole Guest House was spotlessly clean. Owners were really friendly and knowledgeable. Dog friendly. Breakfast was scrummy. Communal fridge and mini bar in the shared lounge. Will definitely be going back.

Diane the landlady was super friendly and really helpful. The breakfast was spot on. The hotel is dog friendly which is really nice. The location was in the middle of lytham and lytham-st-annes. Our stay was great, I thoroughly recommend this hotel.

Dianne & Doug were very pleasant & did everything possible to make my stay pleasurable.My single room was very pleasant clean, quiet &; bright. Nice Continental breakfast with good variety of cereals & yogurts and as much toast & jams you could eat. Also Dog Friendly, but were kept separate from the other guests. Parking was mainly on the street, but quite safe. Ideally situated for the beach & shops
