On arrival and meeting our host Andy, along with a friendly chat, we were offed a welcome drink, which was a nice touch. Our room (room one) was amazing, a very comfortable bed, fabulous bath and shower, plenty of tea,coffee, and snacks. The breakfast menu was extensive with a varied choice, I chose a full English and and my husband opted for a rosti dish, both of which were delicious. The whole place was spotlessly clean. We booked this property at the last minute after fancying a night away. What a find, I would highly recommend it, and we will definitely visit again....fabulous 😀

Exceptioally friendly welcome from our host Andy who immediatly locked my wife's precious musical instruments away in his own lounge for safety and offered a complementary drink. After that a sustained stream of delightful features and experiences. Our room in the attic was fantastic: twin wash-hand basins, so no fight over where we put our things, a double-ended bath which we used twice and an intriguing cylindrical walk-in shower also used twice, and everything else we needed. We really enjoyed eating in nearby Savanna's a fabulous rack of lamb at an outside table. Two walks along the promenade - evening and morning. An amazing breakfast cooked by our host, who said he shouln't be called "chef" but his skills contradicted him! Kathy had devilled kidneys perfectly cooked and I had a delicious eggs benedict. We had to leave for our next rendezvous, but vowed to return for a longer stay.

That Andy is threatening to sell his totally amazing business just to be nearer to his grandchildren; though I can hardly complain, as I'm now with three of mine who I rarely see because of distance -- fortunately there is a rumour that ways amy be found to keep this totally delightful institution & cafe going <((-:}=.

Loved everything about the stay. The location was great for the local bars, cafes and restaurants. It was also a short walk onto the seafront (3-4 minute walk) and also to Lytham Rail Station (3-4 minute walk). The owners of the property were friendly and attentive. The room was spacious, clean and very comfortable. Breakfast was relaxed, with a good selection of options and cooked using quality ingredients. The overall property has obviously been given a lot of love and attention with interior finishes designed to a very high standard and with some lovely artwork.

There was nothing to dislike.

The owner was extremely welcoming and the rooms felt like a home to home experience. We were greeted with a happy host who couldn't of done anymore to help us. The room was spotless and extremely cosy. The bed was comfy and the shower facility and bathroom was excellent. Lovely lay out and we even had dressing gowns on a hanger. The breakfast the next day was one of the best I have had, the food was clearly fresh and the cooked breakfast was beautiful. It was my partners 40th and the hosts sang happy birthday with a little cake and candle, complimentary mamosa. I was so impressed with how personable our experience was at this establishment. I will definitely be booking again when in the area. It will be our go to. Excellent stay and we enjoyed every second.

We like everything.

This is the second occasion we stopped at The Rooms overnight, great very closed to the theatre where we were attending a show. The owners of the property are very welcoming, a great advantage one can check in early from 2pm, central to shops and restaurants too.

The property has a homely feel, very clean, pleasant decor. The room allocated was comfortable, quality bedding and even sweets on the pillow. There are nice personal touches which makes the stay a lovely experience. We had a great night sleep. It is a really relaxed environment and the breakfast was gorgeous, great choice and cooked individually. For us is the perfect choice for our future visits to Lytham.

The breakfast was excellent its the first time my wife said it rated a 10 (She had the Italian Breakfast) well worth the money. The location and easy street parking was great very safe area with great Bars and Restaurant's. The Beds comfortable bedding is great which mean's you get a goods night sleep. The Host is a gent very friendly with loads of local information!

The weather wasn't the best but theirs plenty of places to visit. The extractor in the Bathroom wasn't working which meant having to leave the room window open to ventilate, this was the only downside to our stay that the bathroom is tired!

The location is excellent and the welcome was great, even including a call to check I was able to find it OK. The room was lovely with a quirky small staircase down to the enormous bathroom. I had breakfast both mornings and they were both delicious - the ham in the eggs benedict was home roasted!

The water pressure was a bit low for my taste, but it's probably better for the environment. Lovely and hot though.

Very friendly hostess greeted us. Our room was immaculate. Very comfortable bed. We had breakfast which was superb, we both had full English which did defeat us. The property is very tastefully decorated throughout. Perfect location for visiting this lovely little town. Although we only live a few miles away in Blackpool we will definitely stay here again if we stay over in Lytham. Also open to non residents at the weekend so we will pop in for lunch sometime.

There is nothing that needs to be improved on. Everything was perfect.

A warm welcome from an informative owner. Beautiful, large room with a huge bath and gorgeous separate shower. We sat in the peaceful garden area to have a lovely cooked breakfast and fresh coffee, service was spot on. Great location for Lytham Festival, with plenty of parking. Other residents were friendly. Hoping to go back next year, thank you!

The bed, although it was large and clean it was very squishy and not too comfortable, just our preference but something a lot firmer would have made for a more restful night.

Location, location, location. The choice to have a breakfast or not. We made the correct choice and it was wonderful. The standard of the decor and the fixtures and fittings. The friendliness of the owner and his staff. The shower.

No private parking. Could do with more information in the room WiFi code, checkout time, etc. Undecided about the quirky wardrobe. The fancy toilet roll holder can't keep hold of the roll. All minor, trivial things, but you did ask.
