It was in a quite and nice part of Lytham.A Very good location for us between Blackpool and St Anne’s.The beds were so comfortable we all had a very good nights sleep - bedding was so fresh and clean aided us in having a good sleep. Friendliness of the staff they were both so very pleasant. Bar area was very clean and well maintained a good size -looked small from the outside.
Big downside for us .There were only 2 disabled parking spaces- in what we thought was a big enough car park which was very empty. We had to park a way from entrance as no disabled parking left -mum did struggle with that . Breakfast bit pricey for full English. Lots of cobwebs above the bed-which my daughter spotted at 11pm , not the best thing to see at bed time . Toilet hadn’t been flushed properly. Radiator in bathroom was piping hot-burnt my knee as a sat on toilet .

The hotel was very quiet even although it is attached to the pub. The staff member in the mornings at breakfast was friendly and helpful. The bedroom was very spacious and comfortable and there was a bath and a walk in shower in the large en-suite bathroom, all was spotlessly clean. There was a choice of adding a cooked breakfast which we did not but we had a nice surprise of a small continental breakfast, fruit juice, yoghurt , fresh fruit and toast included in the room rate.
Not really advertised that it is not in the town but a fair wee bit out and transport is required to be used to go anywhere from it.

ideal for a nice quiet evening with my wife,close enough to walk into Warton village or drive to Lytham. the evening meal in the restaurant was lovely,the upgrade to the Queen room was definitely worth it. it has lost a lot of the bling you see on the photos (which suited me).the staff dealt with the issues listed below professionally and promptly.
there were some teething problems,it was the opening day,some confusion over ''included breakfast'' only being continental ( a better explanation from booking .com needed).also some confusion over the menu availability in the evening,but I must add all issues addressed immediately to our satisfaction.and as stated earlier dinner was lovely. the continental breakfast is however very sparse,no meats or cheeses only 1flavour of jam and the only fruit was oranges.

The welcome tray was well stocked with biscuits, tea, and coffee. The bed was surprisingly comfortable and thw room was very clean.
Metal stairs outside our room window, very noisy with whom I assume were staff using them. Also, we were by the skips which were emptied not long after 6 30am. Luckily, we're early risers. Rooms are a little dated but better than expected from the photos.

Pleasant room with comfortable bed and good quality bedding. Came for evening birthday party, which was excellent, with nice buffet.
Room a bit pricey for what it was. Breakfast rather small, and quite expensive as it didn't include drinks or toast. Fire door was really difficult to open from outside. Not a fire risk, but inconvenient as we needed it to access the bar area. A handle on the outside of the door would solve the problem as it was too difficult to grip the handle.

Staff were very friendly. There was a party in the bar that Saturday night and I could hear music in my room. I mentioned it to the bar manager who arranged for another room for me away from the music. The room, bedding and bathroom were spotless and I had a comfortable night. During the evening i had dinner in the bar. Staff were attentive and the food was great.I left early the next day, prior to breakfast. Very happy with my stay.

The Queen room was very well appointed and quite comfortable and very spacious. The bathroom was nice and big with a free standing bath and double wash basins which was a nice touch. We had a very pleasant evening meal in the bar and the staff were friendly and it was a pleasant place to be. The lady owner/manager of the place was very nice and very pleasant to chat to and very accommodating.
The TV in the Queen room was very old and dated and had no smart television facilities this could do with updating. Maybe generally the room could do with cheering up a little bit as certain bits of it could do with a little bit of maintenance. But it was very good value for money and a lot of good things.

The location and setting of this hotel is just what we required. 5 minutes from our workplace and in lovely rural surroundings. We were greeted by Jill(sorry if spelling wrong) who booked us in and even changed one of the rooms as my colleague is 6 ft 10, to accommodate him. Continental breakfast was adequate but would have paid for a cooked breakfast if available. Food in the adjoining pub was excellent and very reasonably priced. On our second night we went for evening meal, to be told there was no food due toa staff illness. the lovely Jill suggested she would go to the local chip shop and get us some food which she did, and then served it us with plates cutlery and condiments. Jill went over and above and is a credit yo this establishment. Well done, w will use this location for further planned business trips thanks to Jill.

Location, price, staff, cleanliness, pet friendly, good choice of beers, wines n spirits, food menu not too bad. Spacious room clean n tidy. Requested a ground floor and got one.
Not a lot apart from.... No cheese board option on the desert menu we did ask but no attempt to make one up for us and no explanation as to why not? Balsamic vinegar on pasta and eggs Benedict who is this person and have they been trained? Needless to say the pasta was returned and a fresh dish was produced .

So much better than expected having seen mixed reviews! Lovely bar/ hotel and very dog friendly. The staff were warm & friendly and the room was spacious and clean with a comfy bed. The restaurant area was lovely too and our evening meal was delicious….breakfast was lovely also. We really enjoyed our stay & would recommend.
Everything was good but you can tell the new management are in the process of improving the rooms…although they were lovely I think once the new owners update more they have the potential to be stunning!
