This is clearly ‘work in progress ‘ B&B villa . Breakfast was basic . Muddy parking space , this could’ve been at least gravelled . Sticking and unsighty down pipes from the roof , still need finishing ..: the ‘villa ‘ is actually a mid terrace with two properties attached either side , the one on the left was as ugly as hell. No pool . Far from town , car is essential . Second hand kitchen fitted , looked shabby . Had to ask to use washing machine , not free to use by residents and not 24h . I am sure the couple that runs it will improve it and make it nicer , but this hasn’t happened yet . I wish them good luck , anyhow . 8 out of 10

This didn't bother me, but if you need your room to be spotless clean, you might want to choose elsewhere. The room was tired, and there were marks on the wall. The table had a few scratches, and the corners behind the armchair were not hoovered. It could do with renovation, but the price reflects this, in my opinion. Bedding and towels were clean and the main parts of the room were good like the bathroom and the carpet but if you are picky, don't stay.

I attended a wedding at nearby Ribby Hall so the location of this hotel was perfect for getting to after a long day. Two staff members I saw to check in and check out were friendly and available. Didn't hear any noise from other guests in other rooms.

The bed was uncomfortable, it wasn't a great nights sleep and the shower is very cramped. If you are any larger than a size 16 you would struggle to get in and actually wash yourself. However the room was functional, tea and coffee provided and I was only in the room to sleep after the wedding so a total of about 9 hours, so it met its purpose.

Easy to find, parking available, easy check in, good value for price, nice sized rooms with all facilities as promised. Wonderful staff friendly and helpful, especially Cassie who went above and beyond when she tried to fix my TV on my arrival as it wasn't working. I told her that I wanted to watch the football (Euro's) so she rang the pub next door to see if they were showing it. She said she try and sort out my TV while I was gone and would get in touch with someone if she couldn't. She then popped into the pub to say she fixed it. She also help me get a taxi on my departure as my car had broken down and I had to go and sort it out. Will definitely book again.

Very welcoming. Comfortable. Parking. Handy for M55. Really close to blackpool so easy to get in and out. Beds were quite soft and springy but felt really comfortable.

Adjoining venue had a function. Very loud disco, bass was very loud. Played guess the song! (Played the killers 3 times which did become annoying!) Did stop at midnight though so we managed a decent sleep. No toiletries / soap but got our own.

I have booked this hotel for my grandparents four times in the last three years to travel and see family. They are in there 80's and found it lovely clean rooms had all the essentials needed always happy to come back and stay again.

The only issue they have said each time is the beds are too low and and is not always easy getting up from the bed if need to use the toilet in the night otherwise comfortable and lovely to sleep in.

Excellent value for money, staff let us check in a bit early so we could get back to a wedding at nearby Ribby Hall. Same set up as a Travelodge / Premier Inn so had everything we needed for a comfortable stay.

Couldn't really fault it for the money we paid. If I had to be picky - the shower cubicle was a bit small but shower was good.

It suited everything we wanted. It was close to Blackpool, the staff were friendly and welcoming, seeing to anything we needed. It had the facilities we wanted ie TV, free wi-fi, free parking and welcomed our dogs. The only thing that would have improved our stay was if breakfast had been available, but it is not the fault of the Villa Express that the restaurant next door was closed and up for sale. We thoroughly enjoyed our stay. Thank you to the staff. We hope to see you again in the future.

Friendly accommodating staff. Had a lovely break away and staff were great from the start. It was the first time travelling with our little cat Frida, and the hotel were brilliant and let us check in early as we got there quicker than we thought. Excellent location with a lovely restaurant right next door. Easy to find and great for motorway access.
