A basic hotel in the heart of Peebles, but pleasant nonetheless. We got a spacious room on the first floor. The room and bathroom are pretty basic but clean. A rich tea set welcomed us. Staff were all helpful. The restaurant has good food with massive portions for the price: the pate as starter could have been a main, the burger is huge and the selection of desserts on the board is almost unlimited. Both we ordered were delicious and huge, all for a fair price.

Not impressed by the bathroom window locked shut. The toilet seat was wobbly and the shower mouldy.

The breakfast and evening meal were exceptional as always. Great choice and good value. Very convenient location. The staff were friendly, attentive and very efficient. Andy in particular is an asset to the hotel, and kindly arranged a surprise wee birthday cake for our grandson who was having a meal with us. The room was comfortable, with comfy bed and pillows. Alarm clock provided. There is a small car park behind the hotel, but if full, there is a large public car park a few metres away. If you're looking for good food, friendly staff, and don't mind the dated rooms, then this will be an ideal choice.

The only room available when we booked was a family room. We didn't know when booking that it was up a steep staircase to an attic room. Although we managed it okay, it might be difficult for less able guests, so it's something to be aware of. The room was clean, but dated and could do with a refurb. Eg, signs of black mould on the window frames and shower cubicle tray. The towels were clean, but had seen better days too. It wouldn't put us off returning though if we are back in the area.

Excellent location for a short break. The staff (without exception) were extremely helpful, friendly, informative & welcoming. Food was good quality, reasonably priced and requests for breakfast catered for. Warm welcome in the onsite bar.

Some areas of the hotel required updating, (decor/furnishings etc), but these were soon outweighed by the overall welcoming nature of the staff and their ability to make you feel at home.

My wife and I asked for fairly basic breakfasts and we received what we asked for. I noticed that others at breakfast had quite substantial breakfasts. They looked delicious - the breakfasts that is, not the diners😬. Our own breakfasts were excellent.

There was nothing we did not like. Our expectations were far exceeded. Our bedroom was surprisingly spacious. The bed was extremely comfortable. Staff were friendly and efficient. The evening meals we had were superb. My meal was perhaps the best hotel meal I have had.

Friendly staff who accommodated our particular needs (we were travelling with two expensive race bikes to compete in a national level time trial). We were provided with secure storage for our bikes. The food in the hotel's restaurant was filling and of a local concoction — which we both really enjoyed. The room was spacious and well equipped. There is parking facilities if you are driving. The room was warm, despite having several large windows.

The room's decor was perhaps a little dated. The room was a little noisy because it is situated above a bar / pub.

Breakfast was excellent nice and hot The evening meals were great and what a choice. The wi.fi was good because we were researching our family history Andy was very helpful because he knew where the Thorburn gravesite was.The local library was very helpful. Peebles is an interesting place and we did a lot of walking All in all it was a very nice experience

Nothing to dislike the scenery was good and the roads were fairly quiet

Very good breakfast - I particularly liked the vine tomatoes, which were very tasty! Helpful staff also allowed me to leave my case there after checking out so I could explore the area unhindered by luggage (I had not travelled by car so had nowhere else to leave my luggage).

Some of the finishes around the shower could be a bit smarter, but for the price it is very acceptable.

The staff are excellent and so friendly. The food is excellent and I would highly recommend it. We had parking. The hotel is central to all amenities shops and the theatre next door. The room was comfortable, and we had everything we needed. Good shower room 2 The breakfast was very good, and there was plenty of choice.The only downside was the decor was a bit tired.

Clean and value for money, great location. Staff really friendly. Restaurant food excellent, good breakfast. Fan and additional electric heater provided.

Bed was creaky and uncomfortable, didn't sleep well. Only two usable electrical sockets in the room which were by the bed. No socket by dressing table and mirror so difficult for drying hair. Very dated decor.

Breakfast was very good and our evening meals were excellent. The hotel is centrally placed to explore the historic town on foot and there's a Sainsbury's supermarket about 100 metres away. We arrived by bicycle after a very long day and the hotel were happy to accommodate our bikes in a store room so they were dry and secure. There was plenty of tea and coffee in the room.
