The breakfast and evening meal were exceptional as always. Great choice and good value. Very convenient location. The staff were friendly, attentive and very efficient. Andy in particular is an asset to the hotel, and kindly arranged a surprise wee birthday cake for our grandson who was having a meal with us. The room was comfortable, with comfy bed and pillows. Alarm clock provided. There is a small car park behind the hotel, but if full, there is a large public car park a few metres away. If you're looking for good food, friendly staff, and don't mind the dated rooms, then this will be an ideal choice.

The only room available when we booked was a family room. We didn't know when booking that it was up a steep staircase to an attic room. Although we managed it okay, it might be difficult for less able guests, so it's something to be aware of. The room was clean, but dated and could do with a refurb. Eg, signs of black mould on the window frames and shower cubicle tray. The towels were clean, but had seen better days too. It wouldn't put us off returning though if we are back in the area.

My wife and I asked for fairly basic breakfasts and we received what we asked for. I noticed that others at breakfast had quite substantial breakfasts. They looked delicious - the breakfasts that is, not the diners😬. Our own breakfasts were excellent.

There was nothing we did not like. Our expectations were far exceeded. Our bedroom was surprisingly spacious. The bed was extremely comfortable. Staff were friendly and efficient. The evening meals we had were superb. My meal was perhaps the best hotel meal I have had.

Friendly staff who accommodated our particular needs (we were travelling with two expensive race bikes to compete in a national level time trial). We were provided with secure storage for our bikes. The food in the hotel's restaurant was filling and of a local concoction — which we both really enjoyed. The room was spacious and well equipped. There is parking facilities if you are driving. The room was warm, despite having several large windows.

The room's decor was perhaps a little dated. The room was a little noisy because it is situated above a bar / pub.

Breakfast was excellent nice and hot The evening meals were great and what a choice. The wi.fi was good because we were researching our family history Andy was very helpful because he knew where the Thorburn gravesite was.The local library was very helpful. Peebles is an interesting place and we did a lot of walking All in all it was a very nice experience

Nothing to dislike the scenery was good and the roads were fairly quiet

The staff are excellent and so friendly. The food is excellent and I would highly recommend it. We had parking. The hotel is central to all amenities shops and the theatre next door. The room was comfortable, and we had everything we needed. Good shower room 2 The breakfast was very good, and there was plenty of choice.The only downside was the decor was a bit tired.

Though a seemingly old hotel the decor was charming, the staff were friendly & efficient giving us a lovely welcome. Our room was lovely, clean & big at the top front of the building, panoramic windows! Good power shower & great location. Food was hearty & enjoyable. Thank you Andy, Sam & all those working hard behind the scenes.

Room was above the Al fresco drinking tables so noisy until after last orders but I slept well & would just recommend ear plugs for anyone sensitive & staying in that room.

Food excellent .Location suited perfectly as we were attending function at rugby club.Room was spacious and bed comfortable ,although would have liked slightly bigger .Staff were friendly and attentive and made you feel welcome.Would recommend and definitely stay again or visit for food .

Decor a bit tired with a couple of subsiding floor boards,but given that the building is old, it's acceptable. Tables were sticky in dining area .Think the varnish was the culprit so perhaps could be easily sorted. Parking is good but could be an issue if you didn't manage to grab a space.Trivial things that are outnumbered by the positives.

The hotel was a very good location . The staff were all very professional and extremely helpful and friendly. The bedroom was at the front of the hotel and was very spacious . The bathroom was very spacious with a good shower . The food was lovely and a very well priced and overall we had a very nice stay

The hotel in some areas could do with an upgrade . The bar and lounge area were nice, but a revamp wouldn’t go wrong although it didn’t spoil our stay .

Great location in the centre of Peebles, breakfast was great , freshly cooked and piping hot, staff were down to earth and very friendly. Plenty hot water when required. We were there for a couple of days walking so the Green Tree was ideal for our needs

Rooms were a bit dated but clean and beds were comfortable

Breakfast was delicious, It was cooked fresh and delivered hot. An adequate choice in fruit juice and cereals -- but liquids jugs need to have a cover to prevent flies getting into them.

We did have a problem with a leaking radiator pipe which the hotel knew about but this wasn't resolved until we complained, by which time the room carpet was wet in quite a wide area around the radiator.
