Location is amazing. 14 minute walk from the Preston train station. 5 steps away to a good pub and 5 minutes walk to the University. Few minutes away from different good food options as well. Check in is very easy. Owner contacted us a day before arrival and give clear instructions on getting into the room. There are multiple rooms in one building. The walls are thin so we could here the people in other rooms when they are loud but its not the owners fault. There is a small kitchenette if you like to prepare your meals. Utensils and cutleries are provided. However, it could only accommodate 2 person so you need to wait if another guest is using it. The toilet/shower is a bit cramped but manageable. Free toiletries were given. The bed is really comfortable. There is free Netflix on tv. Overall a good accommodation for the price. Will definitely book again if I am back in the area.

The place is really nice, this is just nitpicking small areas for improvement. We could do with another small bedside table to put in our phone. There only one available during our stay. There is also no table or area to put our bags or even chairs so we dont sit on the bed on our outside clothes. Needs addition of hooks to hang our towels in the shower area as well. But as I said, this is just small things that should not deter anyone on booking this place.

Location and price! It was right where I needed to be. My son was graduating from University and this hotel is practically on campus (and about two blocks from his flat/dorm). The room was clean and comfortable as always ( this is my favorite place to stay when I visit Preston). Chelsea and her staff are always just a text away. There is a very nice coffee shop right next door and you are a short walk from MULTIPLE shops and restaurants. (PS: Try Cocos…you won’t be disappointed). It’s a secure location. You cannot get into the hotel without a pass key/code (provided at check in) Rooms are very modernized. For at least the American travelers like me, this is NOT like a “typical” hotel. There isn’t a lobby and most of your communication is via text, but if you’re willing to enjoy something new with local flavor, STAY HERE. You will not be disappointed!

And this is NOTHING the hotel can help… but there is a bar/restaurant directly across the street from there and it can get a little loud ( heck, it was graduation AND the Euros!), but it’s that “fun loud”. (On a positive note, the food and drinks there ARE good). For “first timers” the hotel can be a little hard to locate.

The rooms are modern, located brilliantly for the university, and a good shared kitchen with tea, coffee, cereals etc. Toiletries and towels included, beds and pillows very comfortable.

The floor in a couple of the rooms appeared a little worn, and the room fans were very dusty, but still a welcome item as the rooms were warm. Photos make the rooms look bigger than they actually are (we booked 3 and one double was very small)

I was next to the communal kitchen which was well stocked and clean. Cereal and milk was available as was tea and coffee. My room was small but adequate for me. This is my third stay in Preston. First time, the ‘hotel’ I stayed in was dodgy and I felt very vulnerable and slept with a chair propped up under the door handle, 2nd time was a lovely property but very expensive. This property was value for money. You get what you pay for. Next to University land and a pub. I did not feel unsafe at all. The property is conveniently located for the town centre. I did not find it noisy.

The internet connection. In that for the 3 days I was there , I was unable to connect at all. I thought the given password had been changed but spoke to another guest who said the internet connection was intermittent (all I kept on getting was incorrect password).

Clean and convenient

There was a party going on in the next room that went on till 3am. It was really disruptive and I had an important interview the next day. The noise transmitted through to us and it was disturbing.

Overall we enjoyed our stay, our room, & the price. We needed a place for only 2 nights. This met our needs with a big very comfy king bed for 2. Clean bathroom, & the shower was EXCELLENT, soaps/shampoo, big towels included although overall a no-frill place. Uniquely redone building into several "apart/hotel units" configured like a jigsaw puzzle. Central communal kitchen area with all you might need (though no freezer). Honor system for food in frig but we had no problems with others taking our stuff. Several close bus stops. Triple security - outer entry lock, building lock, & room locks. A bit noisy outside when this 70+ year old couple was going to bed, but it is near shops/restaurants/college campus so we expected that. LG screen TV if you need. Good & updated communication from owners. Only a minute's walk to wide variety of shops & restaurants (I recommend Jaffa - middle eastern foods delicious!!) And a great coffee shop right next door.

Cons: Initial impression was that it was clean, however the corner where I opened my suitcase was missed. My black fleece jacket fell on floor & was totally covered with dust. Otherwise clean room. It would have been helpful to have had a few shelves (1 in bathroom & 1 in living space). BUT... there was an iron & ironing board provided; we improvised & set up the ironing board as a shelf/dresser-top. [Also, vague re. kitchen; there was a photo of kitchen area, but nothing in written description that there was one. Including a statement that a communal kitchen was available for use might be helpful. I could have just asked when booking - was pleased to find there was kitchen facilities.]

Excellent location, prefect if you want to visit the university. The room was big and comfortable enough. The check-in was easy (but you need a mobile phone for this).

Steep and narrow stairs (difficult if you arrive with heavy luggage or have trouble walking). There was no room service, which was fine as I didn't need it. However, if you stay longer than two or three days, you will have to take out your rubbish, which is also fine, but I would have preferred to have some additional rubbish bags. It would have been nicer to have a chair and/or table in the room.

- good location with plenty of cheap car parking nearby - very reasonably priced - super clean throughout; both room and entrance way, stairs etc - super comfy bed and bedding - bottled water and mini toiletries left - Netflix on the TV - free WiFi - easy instructions to access the property

- the bed was 2 singles pushed together and these did keep moving - only got instructions for entry around 8pm the day before; feel these should be provided earlier on the day - window would be better if it had blinds or a voile as if you sat in the beer garden over the road you could see directly into the room

The inside looked was recently renovated, access was easy with a card key, the bathroom was spacious, they provided two free amenities such as towels, soaps and shampoos. Bed was comfy and the place was clean. There was also no noise from closeby pubs.

Not much - if I had one suggestion it would be to add a table and chair into the room. There wasn't anywhere to put things down (like wallet, keys) or a place to sit that wasn't the bed.

Great location. Nice room, modern and clean with en suite shower room. Shared kitchen which was well equipped with 3 types of cereal, tea, coffee and sugar all provided (but no milk, fresh or long life) Plenty of hot water for showers and toiletries provided.

My visit was during a warm spell of weather so I needed to keep the window open overnight. There is a pub opposite with an outside space which was lively until midnight, so rather noisy until closing. Shared kitchen works ok but beware of other guests helping themselves to anything left in the fridge (milk for coffee) even when labelled for a certain room!!! (not really the hosts blame but still annoying)
