Everything! This is the most wonderful, welcoming, friendly and immaculate B&B. Specifically: - The owners, Richard and Philippa, run the B&B with their son Phillip. They are just exceptionally lovely, generous and kind and strain every sinew to make visitors feel like house guests and family friends. Nothing is too much trouble: I heard one guest asking for some washing to be done; and I bought some food from Waitrose and used the farmhouse kitchen to store and cook it each evening, before working from the dining room table! - The rooms are all perfect, with all the facilities you would expect, thoughtful touches and terrific views either over bucolic farmland or the stunning, ancient village church. - Breakfast was excellent: plentiful, varied, cooked, to perfection, and served in the farmhouse dining room. - The location is terrific - Weston-on-Avon is a beautiful village surrounded by farmland, with a magnificent old church opposite the farmhouse and easy riverside walks to the nearest larger village (Welford - with shop and terrific pub: The Bell) and to Stratford (also driveable in less than 10 minutes). There’s also a brilliant little “farm shop” selling produce from the owner’s farm and a few other things.
Absolutely nothing. The place is perfect.

Very welcoming. Phillipa, Richard & son Phillip all go Above & Beyond the Call of Duty! A lovely old core to the house with original flagstone floors. Wonderful views over the fields to the start of the Cotswolds; on the other side are a quaint thatched cottage and a Norman church. The house is at the start of The Greenway and joins The Avon Way, both of which flat walks lead 4 miles through gorgeous countryside to Stratford-upon-Avon. You can also cycle along The Greenway which carried the railway. The nearest bus is from the next village, Welford, which is 10 mins trot across a field or 15 mins along the river; both are at the end of the main Weston village road, starting outside Three Ways.
Just 1 small thing...maybe a grip mat under the drinks tray in the room. It swivels on the glass topped cupboard underneath..so could cause an issue with the electric kettle. Otherwise, all was perfect.

It’s the first time we have stayed in a B&B for many many years. The car parking was for three cars and plants big enough for a couple more if required. Our first impression was how quiet the area was. We live in a village however it is very noisy at times cars, horses, school children and even aircraft (very rarely) but this countryside was Bliss. The Farmhouse was lovely. The mum of the B&B manager welcomed us both which was unexpected. Why I didn’t expect it lord alone knows why. Anyway she was lovely. We were shown to our room and explained the key access. The room also had a lovely well stocked tea & coffee station as well as a lovely en-suite the bonus of a great walk in shower with excellent pressure and instant heat 👍😀 We were asked what time we wanted breakfast as we were the first guests to arrive the other room when asked were fine with that. The room itself was really comfortable. I am usually up 2 and 3 times a night! I slept right through our first night and a lot better the other two nights. I know I’m waffling sorry but it is a fabulous place to stay. They cannot do enough for you which was really lovely. This was also echoed in the breakfast. If they didn’t have they would try and get it for the next day. 😀👍 we will definitely come back 💯 This is not a negative as such but having access issues it took me longer than normal to climb the stairs. However it does have two banisters. This place would not be suitable for the less mobile person. Bookingdot.com need to add this kind of information as if I’d known beforehand I would not have booked here although I am so glad I did.

I travel quite a bit on business within the area of Warwickshire and this is definitely one of the better stays I’ve experienced The farmhouse is located in a very quiet spot with safe parking on the driveway. The house itself was warm (a huge bonus I can assure you!) and extremely clean. The bathroom was spacious and the shower was superbly hot and powerful! Loved the breakfast set up! Proper silver cutlery, proper cups and saucers and 2 daily newspapers left out on a solid oval oak dining table. Waters, fruits, juices and sauces laid out for you. Oh and the owners were a delight.
The only small dislike was that my private bathroom for the single room was located a short distance across the landing.

Absolutely amazing from start to finish. Richard, Phillipa and Phillip were so welcoming and have a lovely B&B. The scenery of the chapel outside, farm fields and lovely cottages was brilliant. The bedroom and ensuite bathroom was perfect, breakfast was made for us to our liking, and we had enjoyable conversations with the most friendly hosts. We will be back for sure, not just because of the great experience, but also to support this hard working farming family.

This B&B more than met our expectations. We had booked two nights at Three Ways Farmhouse thinking we might need a rest after all our travels. I was hoping it would be quiet but convenient. It was both - super quiet at night, but only a five minute drive into bustling Stratford-upon-Avon. The neighborhood was an absolute delight - there was a river walk along the Avon that was a surprise treat and the many thatched roof houses were so charming. Phillip and his parents were welcoming, helpful, and generous. We were served a full English breakfast that provided enough food to keep us until dinner both mornings. The room was exactly like the photo, with a spectacular view of the old 16th century Weston Church. We loved every minute of our stay. ...and the cookies they provided as a snack were the best we had in England. Don't hesitate to book here. You won't regret it.

I had food for an evening snack when I arrived and was able to eat in the dining room with hosts giving all necessary assistance. Extra bottle of refrigerated water provided when I went walking on a very hot day. As I had single room with private (not en suite) bathroom, provision of a towelling wrap was appreciated. Warmth and helpfulness of hosts was exceptional. Breakfast was excellent and high quality products. Bathroom large and well appointed.
Signage on approach road would be helpful, I drove past without recognising property. Look for thatched cottage directly ahead and church on right as indication that you've arrived. Nothing else.

The whole stay. Phillip was an excellent and helpul host. The breakfast was thoroughly excellent; all being freshly cooked using the best ingredients. The location was perfect for us as we were walking the Avon Valley Way. Phillip also introduced us to other guests . There were only 2 others during the length of our stay and so that was rather nice and led to us striking up enjoyable converstaions with them. There were 2 lounge areas available should we had wished to have our own space. The whole place was very clean indeed.
Nothing really. A bath would have been a bonus to have after a day of walking the Avon Valley Way (which is routed passed the front door), but the shower was more than adequate.

The staff were so friendly. Honestly, they could not do enough to ensure that everything was to my liking. Breakfast was provided exactly as asked for, and the service was exceptional. I travelled solo so was in the single room but the bed was much bigger than a standard single size. Tea, coffee, hot chocolate and water were provided in the room and restocked each day. I had access to a private bathroom that was large and clean. I was worried about the shower given that the building was in the countryside but the water pressure was great. This was such good value for money to access Stratford. It's only a 10 minute drive to get from the farmhouse to the centre, or an hour walk along a well maintained public cycle route which runs nearby the River Avon. Would definitely stay here again as a base for exploring Stratford.

We received a warm welcome when we arrived, and were greeted by name. Hosts were friendly, accomodating and helpful. The room was exceptionally clean and the breakfast was delicious. The b and b was set in a beautiful and quiet location within easy reach of Stratford-upon-Avon. We chose to walk, which took around an hour, along a straightforward route. We would definitely stay here again.
