The room was lovely, recently renovated with a good size bathroom. The bed was a little soft for my taste but comfortable. A coffee machine was provided and a kettle, with a very mini fridge. The room also had a fan - which I very much appreciated. The shower was excellent. The breakfast was great - you could choose as much as you wanted from a continental and hot food menu. I had dinner the night before - the lamb shank was delicious. Free parking.

The duvet was a 10.5 tog which is very warm for summer, I had removed the cover and slept under that. I would have preferred a sheet. It would have been useful to be able to swivel the tv - it was flat to the wall to side of the bed and not easy to view when lying in bed.

We stayed for 2 nights midweek. The location was about 30 minutes by car to Brighton. Location was chosen because we had a hospital appointment which was literally 5 minutes up the road. On arrival we were greeted and shown our room which was on the first floor. The room itself was spacious , bright and clean and looked over the front of the accommodation. The en suite had a rainfall shower and included shower gel which luckily we had forgotten ours so that was a bonus. The room also had tea and coffee making facilities which we could have replenished from the staff if we ran out. We stayed in a family room and it had a fold out mechanical sofa bed which was of good quality and a huge double bed which was so comfortable . The hotel was quiet when we stayed there as being midweek so dont know about weekends. Our room was above the bar area but we didnt hear anything. The room also had aircon which was lovely too. We had dinner in the bar/ restaurant both evening s and the food was of exceptional quality. Large portions and hot. Steak cooked to perfection. With a variety of sauces to choose from. Breakfast menu had a lot of variety. Full english in large and small portions and selection of cereals and juices or tea and coffee. Served promptly and hot. The staff were knowledgeable about the history of the pub/ hotel . happy to sit and chat. Fellow dog owners. Did i say all rooms were dog friendly? Well the whole place is and they have doggie dinners so you and your pup can have a meal together. we didnt take our dog this time but will in the future because theres places to walk opposite, The staff also told us about a dog friendly beach which wasnt far. I would like to add that i use a rollator and the pub was fully accessible with a disabled toilet and wide walkways. my room was up one flight of stairs just as it is at home so no problem for me to walk up to my room and as i said i was in the family room so able to get around just fine.

I cant think of a negative. It was just as described and i would stay there again

I stayed here as I was working in the area for a few days and it was the perfect location. The room was very spacious, a lovely bathroom/ shower and a very large comfy bed!! It had a mini fridge, which was very handy to keep my work lunch in and also great tea/ coffee facilities. It looked newly refurbished, with everything coordinated and very clean. The room couldn’t be faulted and clearly had a lot of thought put into what people want/ need for a few days away. There was also ample parking available, which is free for hotel guests, with a side door that can be used to get to the rooms, rather than having to go through the bar area. The only thing that is worth mentioning is remembering that it is a fully functioning and thriving pub (which is a very positive thing!), there will be people enjoying themselves and sometimes live music until closing time. This didn’t bother me, but sound can be heard from the bar in the room. Once the pub is closed, it was a very quiet venue and very little noise from outside. The staff were very friendly and helpful and the food on offer in the bar/ restaurant had a great selection on offer. Thanks for a lovely stay!

Beautiful, well decorated Pub Hotel. Had such a lovely warm welcome at Check-in by the Manager. Staff Very friendly, Quick easy check in. Shown our rooms. Room was very big/spacious, very comfortable beds. Beautiful bathrooms!! Great touches in the room with tea/coffee/fridge facilities in the room. Very dog friendly, the staff made a real fuss over our Husky, and the Pet Pack on Arrival was a lovely touch!! Pub food and selection of drinks was good, rooms were reasonably sound proof. Great location, 10mins from Brighton Pier with good Bus Links Sadly only stayed one night, Would have loved to have stayed for longer!!

The only two (minor) things I can think of, that would have made our stay 10/10 - The day we arrived it was very warm/hot - Would have been nice if the windows in the room had been open and hour or so before check-in to ventilate the room so it was less humid/stuffy or have a fan in the room, poor dog struggled with the heat. Secondly was to have some complimentary bottled water in the fridge on such hot days but otherwise there was not a thing we didn't like - Our stay was pretty much perfect!!

Very good stay at this hotel. Everything is as described, no hidden negative points. Very rare these days! Spotlessly clean, modern rooms with big bathroom. Angela, the housekeeper, has an eye on it and even welcomes you with a personal greeting card. To have a good pub in the house is a big advantage. Noise due to the road is bearable (triple glazed windows), aircon is efficient and low-noise. All members of staff are very friendly and welcoming. Car is safely parked off road and buses run frequently to town from bus stop (50 m away) and cost 5 pounds for 24 hrs unlimited traveling. Will definitely recommend this place!

Great shower in room. Such a well decorated and immaculately clean room, very friendly and helpful staff. Also given that it’s above a pub, surprisingly incredibly quiet! Gave me an incredibly relaxing and comfortable stay the night before I had surgery at the Nuffield down the road, just what I needed!

About the only thing is that where I had to check out before check out time, and main bar wasn’t open, I had to leave out a side door that was very stiff and hard to open. Might want to put a bit of WD40 on it or something. But that’s literally the only thing I could think of!

Stayed as it was close top the venue I needed to get to for a work event, the AMEX Stadium. Very good value for money. Staff were extremely friendly, helpful and approachable. The room was spotless, Angela had done an amazing job. Room 4 was very spacious and comfortable. There was a little noise from the road, very little from bar (I did stay midweek), but it didnt bother me at all. You can smell dogs on the stairwell but I knew when I booked this was likely. Breakfast was lovely!! and the lady that served me was exceptional in her manner, help and curtesy. I will certainly book this hotel again if close to where I need to work in Brighton.

The room was lovely. Well appointed, tidy, VERY comfortable. The location was perfect for me. The food was excellent and plentiful. The staff were super. The bus service to the centre of town is pretty good.

I'm not a huge fan of having to register to use Wi-Fi. I also don't like having to download an App to my mobile to use room service. I may be a luddite, but an app is just an unnecessarily nosy way of accessing a website. Just let me visit a website, so I don't have to install apps on my phone that ask if they can get access to cameras, contact, messages, location... So I avoid apps where possible. So I avoided both of these things, and had a perfectly pleasant stay.

The room was excellent even though you had to go up a steep narrow staircase to get to it. It was spacious with comfortable bed and very well equipped bathroom including bath, rain shower and hand shower. Good coffee and tea facilities too. Lovely view with sea in the distance from the room. Friendly staff. Good wi fi

The pub is brash sports bar style with tv snd advertising screens. Not many in when we were there. The food we had on the first night (I accept it was the end of new year holiday period) was disappointing. We did not get the proper breakfast menu the first morning as normal staff were not on so no ‘continental’ options Much better on second morning Is the Downs hotel a local sports pub? Boutique hotel with easy access to Brighton? Or perhaps trying to be a pricey restaurant? I don’t think it knows!

I cant recall the key individuals names but arriving Friday I was told that brekfast didnt start untio 8am on the weekends and I needed to be in Brighton for 0830 having travelled in on the ecxcellent bus service. No problem the ever so helpful very bright and informative young lady who took me to my room 8, told me shed get a message to the duty manager have at lease a continental ready for 0730. In fact I had a hot breakfast, no trouble at all - and the two staff and chef were brilliant. I'd never stayed at a Stonegate Inn and immediately sought out one in my home area. It was that good.

Nothing, all perfect - honestly from the moment I walked in on Friday everything worked like clockwork.
