The owner of the hotel is a very friendly man. The breakfast was huge and very delicious. Personally I really enjoyed the interior of the room and the hotel in general. Even the breakfast plates, teacups and cutlery set were quite stylish, these tiny details made me really happy. The room was very well furbished and had a great morning light! There were two nice armchairs next to the window so it was a delight reading books in the morning. I really liked our room. Plus, the owner has two super cute dogs and it was so nice to play with them <3

Great location for a short stroll into town for dinner. Right by the front. Comfy bed and nicely decorated throughout with fun quirky bits. Breakfast was delish. The owner was so friendly and accommodating especially as we booked extremely last minute. Street parking was handy. Will be going back!

There really wasn’t much, if u had to pick something it would be that the bathroom was a bit dated - though very clean. And I couldn’t work out the radio (possible that I’m an idiot) and there was an iPad in the room which surprised me and I was interested in what using it, but it/the charger didn’t work.

Main point from stopping me giving a 10 out of 10 First is there is no Breakfast menu, not a problem for the Full English which was excellent, but if you don't want the Full English but a "continental" option it is more difficult, we were asked what we would like but without knowing what could be provided it is difficult. Also the pictures on the main website, did seem to imply there were more options than a Full English. Also the pressure in the shower was a bit low, and on coming back on Saturday to have a shower my wife found the water luke warm/cold about 4pm.

Loved the location,. The room with side seaview + balcony + bath was very swish. Decor of building sexy and fun. The host was very friendly. All good.

Bed was a bit too firm for us. The food offering wasn't as I'd hoped ... 1 x vegan - no snacks in room for me or milk which was a surprise in Brighton and the vegan breakfast was small with no real effort made. My husband who ordered veggie was given meat (was replaced) and didn't ask how he liked eggs. Not ideal. Loved the venue but wouldn't go back as the food let it down, as I said, surprising for Brighton and disappointing.

The owner was so lovely and hospitable, making my stay feel very special. The interior design was modern and cosy, and I loved the Christmas decorations, which added a festive feel to the place. The room was well-equipped, and the bed was comfortable. Despite the affordable price, it felt luxurious as everything was so well thought out. The delicious breakfast included in the price was such a treat. I would definitely stay there again!

I loved staying here, like a home from home! Love the woman (Sue) who runs it, you really feel welcome and the breakfast is lovely. The decor is amazing, like a mini museum with all the unusual pieces, but done tastefully! Great location a bit further away from the throng, which is nice for some peace & quiet and literally across the road from the sea.

I wouldn't change anything, I stayed here alone as visiting my student son and felt very safe and welcomed, you are given a key and can come & go as you please and Sue is a great host.

The Twenty One is an excellent boutique B&B. We stayed in Room 8, which was comfortable, quirky modern, and with a view of the sea from the bay window. The full cooked breakfast is to die for and sets you up for the short walk through the lively Kemptown area of Brighton to the city centre, Royal Pavilion, Pier, and i360. Lots of local restaurants, our favourite was Anatolia (a bit short on ambience but great service of amazing Turkish food!). Also check out The Hand in Hand, a tiny microbrewery pub just round the corner from Twenty One!

I had the small double room. Room 2 as I was travelling on my own. Made to feel very welcome when I checked in. Only thing I will say is, please can you ask people couple of days before check in, or leave a note with a check list on the bed asking what you’d like for breakfast. As felt panic and just said big breakfast. Which was bloody amazing. I’m not used to eating so much that early! The room was spotless and had everything I needed. A fridge in a room is always a bonus.

The shower head was too high, I’m only short.

Property was perfectly placed for shopping and dining in Brightons historic Lanes and centre.The pretty Regency style property also had excellent and cheap parking.The hosts were friendly and convivial and made our stay even more pleasurable.Rooms were light and airy, exceptionally clean and the decor/theme in each room was eclectic and funky! Breakfast in the main dining area (again, very eclectic and interestingly themed)was amazing.Super-sized and extremely tasty!Absolutely loved this place and will definitely be using again on next trip to Brighton.

Beautiful & perfectly quirky in all the right ways. Lovely furnishings and welcoming staff. Felt like we were among friends. Professional & excellent service. Telly was a pleasure to meet & so helpful in organising parking for us. Breakfast was absolutely amazing. Both presentation and quality were excellent. Lovely to be so close to the sea. We had the best time & look forward to coming back again. Thank you so much.
