It was in a very nice area very near a deer park and right next door to multiple food places which was very nice. We got a selection of cereals, fruit and yourgut for breakfast. There was a lovely potted garden which had won an award for the most sustainable garden in east anglia which we could go in. The room itself exceeded our expectations as it was absolutely spotless and had everything we needed including a bathroom with a hot shower, tea, coffee, sweets and biscuits in the room, very comfy beds with lots of pillows and cushions. There was also a large wardrobe for any luggage and mirrors around the room. It was also very good because since we cycled there on our way to our final destination, we needed a place to put our bikes which were kindly allowed inside by the host. We also borrowed a USB charger which was very helpful. Overall it was a lovely stay and we greatly recommend it.
The only thing was that it was next to a road but there is nothing that can be done about that. But everything else was excellent.

What an amazing guest house. Adam, the host is first class, nothing is too much trouble. He is knowledgeable about the area and clearly part of the local community. The guest house is finished to an exceptional standard. Everything is super clean. We had the room on the top floor overlooking the amazing, award winning garden. There's a real personal touch, all sorts of different tea in the room and a coffee maker plus cookies and even some sweets. The breakfast was lovely, fresh strawberries, blueberries, and homemade marmalade. We had a great stay and would definitely go back. Highly recommended. Thanks, Adam, for a great stay.

We stayed at havisham house as we were visiting family and we weren't disappointed. The house is amazing, the bed is very comfortable, the best nights sleep we had in ages. Also ensuite facilities included with tea and coffee in the room. The continental breakfast was fantastic. A choice of bran flakes, granola, fruit and nut with a good selection of fruits, yoghurt and milk. Adam also offers boiled eggs with roast, a fabulous host Adam took great care of us and his hosting was exceptional. We enjoyed our stay so much that we have booked for next year.

Adam was a fantastic host, nothing was too much trouble and he really invites you to make yourself at home during your stay. Breakfast was fun and filling, be prepared to have a lovely chat with Adam the host and any other guests that come to breakfast at the same time. We stayed in early December, however the whole house was warm and cosy, despite it being cold and windy outside. Everywhere around Havisham house you can see immaculate attention to detail on the decor, artistic light fittings, furnishings etc.
Due to the poor weather at the time we visited, we didn't get to go in the lovely looking garden.

Where do I start?! Absolutely exquisite with beautiful tasteful decor and fantastic objects d’art and really interesting photographs and paintings. The whole place is top end. I’ve long wanted to stay for my birthday incorporating a trip to Bletchley Park and along with the fact I love the book Great Expectations, the whole house surpassed my expectations! Our room was warm, cosy and just beautiful overlooking the award winning garden (too cool in December for us to sit in it mind!) The array of teas, coffees, biscuits and sweets in our room were more than plentiful. The host, Adam, is an absolute delight of a diamond! We adored him! So friendly, welcoming and kind. He knew it was my birthday and on the morning of it he had a gift and card for me. Not necessary but a personal touch which was really appreciated. Adam was also helpful with where to eat in the gorgeous village of Woburn and if I could have pinched him and brought him back up North with us I would have done! He even gave us a parting gift of home made orange marmalade and a packet of forget me not seeds to remember our stay. I cannot recommend this beautiful classy B&B enough, it’s outstanding!

Havisham House is located on the main road making it very convenient to walk to pubs and restaurants within a couple of minutes. Woburn is a very pretty, quiet village with little traffic at night. Continental breakfast is served with fruit & yogurt, cereal, eggs on toast and crossiants. The house is beautifully decorated and spotlessly clean. If you don't want to spend all of your time in your room there is a separate guest lounge and dinning room. Havisham House is a gem and excellent value for money. Very impressed by the accommodation and couldn't fault anything. We would definitely stay there again

Adam who was our host and his mum went over and above to make us feel welcome and comfortable. The house and garden was beautiful and absolutely spotless. When we arrived we were given home made cake which had been baked earlier in the day and drinks to enjoy out in the sun. Breakfast was continental style and really fresh, with home made marmalade from a local producer. The atmosphere in the house was really warm and relaxed. The room had everything we would ever need and the bed was excellent. No complaints at all.

A wonderful stay in a beautiful house with an amazing host. Adam went above and beyond to make us welcome right from the moment we arrived by carrying our cases up to our room. He noticed I'd brought some blueberries from home - which are a favourite. The next morning Adam put a punnet of them on the breakfast table - he had bought them especially! On our last morning we both found a lovely packet of 'forget-me-not' seeds to take home which was so touching. The homemade marmalade was wonderful and we were both given a jar to take home. Thank you Adam, for everything!

Havisham House in Woburn is a real gem. The property is immaculate, beautifully decorated, and perfectly located. Adam, the host, couldn’t have been more welcoming. His attention to detail and genuine care made our stay truly special. The breakfast was outstanding — fresh, delicious with lots of options. We also enjoyed a wonderful meal at the Woburn Thai restaurant after Adam's recommendation. If you’re visiting Woburn, Havisham House is the perfect place to stay. We can’t recommend it highly enough and look forward to returning!

I don’t normally write reviews, but this property is exceptional, so I am making an exception. I’m generally quite sceptical about reviews, so the most important thing to say here is that all the other reviews here extolling the virtues of Havisham House and its owner, Adam, are in no way exaggerated. Discreetly tucked away behind an unpretentious door on the main road just as you enter Woburn, Havisham House is a wonderful oasis of comfort, charming décor, impeccable taste, and spotless cleanliness. The theme of the house is "Great Expectations," and it certainly lives up to them. Our room (Dickens) was wonderful, tastefully decorated with designer furniture and thoughtful touches: from the Kilner jars with different teas, coffee, biscuits, and sweets to an abundance of pillows and cushions. The king-sized bed was very comfortable, and we had a great night’s sleep. The view from our room looked down on Adam’s superb garden. Regrettably, the March weather (and brevity of our stay) precluded us from making use of it. Despite being early risers with a flight to catch on Sunday, Adam was up and waiting for us with the offer of breakfast. Sadly, a lack of time meant that we had to make do with coffee and toast. We left with heavy hearts at not being able to make more of our stay. If the opportunity arises, we are sure to return. We’ve already recommended it to friends. I often find that photos of properties on websites are deceptive. When you arrive, rooms are smaller than they look or, worse, showing signs of wear. Not so with Havisham House. It is so immaculate that you could be excused for thinking that the decorators only left last week. Adam assured us, however, that it was renovated seven years ago. Believe me, the photos on the website are not deceiving. Adam is a very diligent host, and I still can’t get over how clean it is. No matter how great your expectations, you won’t be disappointed.
