The room and house overall are quaint. Very clean. The bed is very comfortable. The breakfast is simple and adequate -- i enjoyed it. Note that this is a bed and breakfast outfit so it is more personal and less lavish than a business hotel. The location is good as I was at the Washington Hilton for a conference. I like the AdMo neighbourhood and it was convenient walking down 20th Street to the government buildings and George Washington University. It was also an easy transfer to Dulles airport from the nearby Dupont Circle metro.

The signage outside could be better. It was hard for the taxi to see which townhouse it is from the street.

The property was very clean. The breakfast each morning was made to order and delicious.

We didn’t have a place to sit in our rooms and the furniture in the parlor was antique and broken down making it uncomfortable to spend time with friends.

BEAUTIFUL old house! The most comfortable bed I ever slept on! The innkeeper was warm and friendly and fed me even though it was well past time for breakfast (that’s how well I slept and how good the blackout curtains are!) Great breakfast selection. Very helpful.

There are some potential hazards as in most old houses with steps in odd places and the warnings about not getting make-up on the white linens was a bit alarming. Otherwise, nothing, although this is definitely a place that will be more convenient for you if you are early to bed (which I usually am so not a problem for me): the quiet rules might be a problem for folks who are more night owls.

Lucia was wonderful and other guests were courteous and friendly. Breakfast was excellent and made to order. 10 stars out of 10.

I strongly recommend staying at the American Guest House, an authentic townhouse with an impressive staircase and quaint yet very comfortable bedrooms. Not too far from Dupont Circle, the guest house makes for a perfect romantic stay for visitors of the capital.

I chose this location because it was so close to my family members. The room was clean, the bed was comfortable, breakfast was delicious, and the innkeeper was attentive. I would definitely stay their again.

Regrettably we were chose the top floor which was a killer after a day of walking around DC

The room was really beautifully furnished in traditional style, the bed was exceptionally comfortable. The temperature was kept comfortable by a centralised central air conditioning system.

location was great; comfortable bed; cozy place. we missed the breakfast because we got up late but smelled delicious.
