Lovely clean accommodation I appreciated the high standards of cleanliness. It’s modern comfortable has everything you need they provide a map and suggestions which is appreciated. I loved setting up my Netflix movie on the tv. Facilities I didn’t even know I’d want they have. The strong aircon after a hot walk was a dream.

The only negative point is it’s a little bit of a walk away from the main square bit but I think it’s actually not far it’s just the heat made it difficult and feel more far. In cooler temps it would be fine. There is also a fantastic bakery few streets behind which we probs wouldn’t have explored if we didn’t stay here so cannot complain.

We liked absolutely everything about our stay. Biagio is an incredible host. He greeted us at the front door and helped carry our bags upstairs. He gave us a short introduction into the city and had a map ready to go with places he recommends. He even asked us about the tours we already booked and gave us tips on the best routes on how to get there. The room itself was immaculate and I loved that it’s supplied with recycled toilet paper. Enjoy the little environmental bonus. Would give this place an 11/10 if I could! Pictured is the dessert from a wine bar Biagio recommended - that also gets an 11/10. Grazie mille! Xx❤️

Everything was brilliant.

I had a wonderful stay at this lovely hotel. It’s perfectly located—just a short walk from fantastic restaurants and historic sites, yet tucked away in a peaceful area that’s ideal for a good night’s sleep. The room was cozy, spotlessly clean, and beautifully decorated, creating such a welcoming atmosphere. What truly made the experience exceptional was the hospitality. The owner is an outstanding host—friendly, thoughtful, and full of great recommendations for things to do and places to eat in the city. To top it off, I accidentally left my Kindle behind, and he kindly mailed it to my next accommodation without hesitation. That kind of care and attention is rare! This stay went far beyond my expectations. I highly recommend this place and would love to return!

The location is a short distance from the centre with plenty of small eating establishments along the way. It is also very close to the new Tram 2 line which makes the location extremely convenient if you are arriving to the city by plane or train. We took the train, got on the tram and walked one block to find the place, with the very instructive guidance of our host.

The name is a bit of a misnomer. There is no breakfast included albeit some excellent breakfasts close by.

Host: Fantastic, really helpful and friendly. Amazing recommendations for site seeing and places to eat Room: Very spacious, Aircon/heating unit installed we only used very briefly one evening. Very clean, with housekeeping every day. Kettle(tea bags and sugar), pod coffee machine, some little pods or sachets of milk would have been nice but we didn't really make use of it as there was an amazing cafe nearby. Fridge with a couple bottles of water and glass cups inside. Water replenished if used. Security box for valuables you don't want to drag about. Clean bathroom with towels and body soap supplied. We had an ensuite but I'm unsure if this is offered in every room. I think it is as I didn't see a bathroom in the hallway. Location: Felt like it was out of the way but we weren't far from anything. Light rail dropped us off from Peretola Airport just a road over from 3B(Took about a 40 minute ride and only cost €1.70 per person). If you were to walk from 3B to the River Arno it would take about 25 minutes and many major attractions are in between i.e. Duomo, Uffizi Galleries, Statue of David etc. Quite a quiet street, just usual noises outside the window, people going to work via mopeds and cars, garbage pickup. Lots of places to eat nearby, food market 10 minutes walk(highly recommended by host and did not disappoint), Zaza's is about the same(saw long lines for it so I assume it's popular but I don't know why as I'd never heard of it), SandwiChic(5 minutes) delicious made to order sandwiches out a hole in the wall. Goretta cafe(2 minutes) is a beautiful cafe we went to every morning, pastries made with love, friendly service, alternative milks(fantastic oat milk Cappuccinos). All these places were recommended by the host and it made the trip so much better as they were such amazing places to go to.

It does say bed and breakfast which I can see why people would be disappointed that breakfast is not offered, I read somewhere where it said it is if you stay a certain amount of days but I'm unsure if that's true. To be honest, going down the road for a couple cornetti and two cappuccinos for less than €10 isn't a big deal. It means you don't have to stick to a breakfast schedule and you have the freedom to choose what you have for breakfast.

The host was cordial and always with a big smile, making us feel very welcomed. The location for us was perfect. There is a bar right in front of the building where one can have their morning coffee. But you always have fresh coffee capsules provided by the host in your room, which you can use every day. Next, there is a laundromat that is open until late and a mini market where you can buy essentials. The cathedral is just 10 min by foot, so you will be just the right amount of distance away from the city centre. The room was cleaned every day. The room looked great and was very spacious, much bigger than your average hotel room. The same thing we can say about the bathroom. The bed was comfortable. And we were very happy that the host was in the B&B every morning being available for any question we might have had about the city. Cleaning was done every day between 10 and 12. Overall, it was a very positive experience for us, and we will definitely book it again. Thank you Biagio for hosting us!

The location of the hotel is amazing — everything is within walking distance. The room was exceptionally clean and beautifully decorated, with thoughtful facilities that ensured a comfortable stay. We received a warm welcome from Biagio, who provided us with a map and excellent restaurant recommendations. I had a special occasion during our stay and contacted the team to arrange a small gesture — they were incredibly helpful and executed it perfectly. Overall, our experience was fantastic.

The location is amazing, very easy to get to the city center - in 15 minutes walking, and it is a very calm relaxed quiet area. The room was very spacious, nicely devorated and very clean. The towels were much better than many hotels. Ragna who welcomed us was very helpful and nice during our checkin and helped us carry our very heavy luggage upstairs. They even had map with restaurant recommendations ready for us.

The bed was not very comfy and the pillows were thin. But that’s all. Nothing else.

Great location, away from the crowds but easy to walk or catch public transport. The apartment is on the second floor but Biagio and the staff were so helpful with our luggage up and down the stairs. Room was a great size, and everything we needed in there. Biagio gave us a map with sight seeing suggestions, restaurants and was super friendly and helpful. He made our stay so enjoyable. Could not fault anything. Thank you so much and we will definitely be back!

The room was very clean and spacious. Everything was great and all the little details were thought of, like cotton pads and buds in the bathroom. The location is great, not in the most busy center, but within a short walking distance from all the major attractions (1-1,5 km) and easy to get to the bus station (where the buses leave for wine and other tours). The area is quiet and although you can hear the larger vehicles from the street, it doesn't bother. Great restaurants nearby also and many options for breakfast also very early in the morning when we were leaving for a day tour. The AC was great during hot summer time. Biagio was a great host. Very friendly and gave us recommendations about the restaurants for example. Would definitely recommend this place and come back again!
