Very good location, both in the proximity of the city center and of the main railway station, with some restaurants and a minimarket also near. Elevator available, a very useful facility, as the entire property is situated on the top floor of the building. Good size of the room and the bathroom, comfortable bed, perfect shower, useful minibar, Very good breakfast delivered to the room's door, with 4 alternative options to choose from. Check-in available at a relatively early time, also luggage storage available between certain hours. Nice personel, easy communication, useful information and suggestions for interesting sites in Florence.

The room was situated at the corner of the building, with the windows facing 2 streets, so it could get a little loud in the mornings (but not too loud or too early). We couldn't use the TV, even if some basic / probably incomplete instructions were provided in the room (3 different remote controls, all for the same TV set, after the first few steps of the settings, none of them were able to finalize the channels or Netflix reception ...) Good quality of the room and of the services, but a relatively high level of prices for this period of the year, even if considering the Florence standards ...

This property was clean, spacious and so well located the farthest we had to walk was 15-20 mins so close to everything. The couple who runs the facility were so kind and generous always available via message if need be! AMAZING! The room was big and high ceiling with the a lovely view and so clean, we even had a late check in and it was made so easy with access codes and instructions of how to enter, the location is very secure with such accommodating hosts, shout out to both Fabio and Julia for being amazing owners. I also loved that we were greeted every morning with coffee and breakfast at our door, there is also a bakery right next door as well!

Upon our late arrival, we were provided with clear instructions for entry. Although the reception desk wasn't always open, we effectively communicated through What's App. Our accommodation was on the 3rd floor, but an elevator was available. It was confusing to figure out how to leave, but we eventually discovered that one of the keys opened the door leading to the elevator. The building felt very secure. The room was clean, and the location worked well for us, as we were within walking distance of the Uffizi Gallery and other sites we wanted to visit.

Reception had limited hours and our schedule did not coincide.

Good location ~10mins from main attractions, close to tram (to/from airport) and close to train station. Room was big with plenty of space. Breakfast was plentiful - arrived in basket outside the door to enjoy in the room. Free Netflix in the room is added bonus for foreign travellers.

There is a big step into the ensuite bathroom. No space to hang clothing/towel in the bathroom and place for toiletries in the shower. The shower area is a little old/could do with redecorating to feel more clean

The location was 10-15 minutes from the heart of Florence, and the promenade to get there was also very pleasant. Nice cafes and restaurants nearby. The staff was warm and friendly. The room was large and really aristocratic. The bathroom was very convenient. The breakfast was served in a basket outside our door every morning, which was really cosy.

The breakfast was not my favorite, but not bad whatsoever. The building is old so the noise isolation is not the best.

The property is located at about 18 min walk from the train station. I appreciated the quietness of the area, even if the room we stayed in was oriented towards 2 streets, there wasn’t much noise coming from outside, so we could rest well at night. The breakfast menu contained several options to choose from, along with cofee and tea. It was sufficient and worth the extra pay. The reception was staffed with a different person each day, all were very helpful and friendly.

Great, huge room with a beautiful side view of Duomo. Room is about 10 min walk from the centre but still has coffee shops, restaurants and supermarkets nearby. The rooms are on the third floor accessed by lift which was reliable. Breakfast was cute and you could choose each day from a selection. It would've been nice to have some milk in the room as I was often out early and back late. Overall a fantastic stay and would definitely come again. Thank you.

The room is located on the 3rd floor of a stoic building that is about a 15 minute walk to the city's main train station, Santa Maria Novella, the tram that takes you to and from the airport, the Montelugo bus terminal (meeting point for some tours) and some of the city's main attractions, thereby making it a great location. The building is on a quiet street and there are places to eat around, plus a mini grocery store. It was quiet during my stay. The room was large with plenty of space to move around. It had a round dining table with 2 chairs, an alcove with a small fridge and on the other side of that alcove, a mirror, some shelves and a place, with hangers, to hang clothing. There were also wall hooks. Although the building itself looks old on the inside and the room was in need of some minor repairs, the room was modern, clean and comfortable. WiFi worked well. The location of the building was great. I enjoyed my stay.

Whoever did the housekeeping the second time around, moved the things I had in the bathroom from where I had placed them; my shower cap was also on the floor. Inappropriate and unprofessional.

Exceptionnally nice and arranging 2-person staff, nicely prepared room just as advertised with a nice view. We will definitely come back if we ever travel to Florence again.

If you travel with children, be mindful that the elevator is for 1 person only, and may not fit your stroller. We made ours fit ... by tilting it inside the elevator ! Also, front desk opening times are ... kinda indicative.
