The B&B was perfect for a stay in Florence in a calm neighborhood. It is just a short walk to the university and the bus stop to the city center is right around the corner. The room was very charming, comfortable, clean and had great airconditioning, which was perfect given the weather conditions (25-30 degrees). Roberto was a great host, who is very happy to help when you have questions (his suggestions regarding the public transport and taxi options were very helpful). The breakfast was good, and had quite some different types of foodstuffs to choose from (bread, fruits, yoghurt, sweets). I absolutely recommend this place!

Everything was wonderful! Our room was comfortable with beautiful big windows and sunlight to greet us in the morning. Roberto, the owner of the B&B, was kind and helpful. He took the time to check in on us when we would see him. There was a lovely breakfast placed out every morning with a breakfast room or option to eat out on the terrace overlooking an adorable and spacious garden in the back of the building. The B&B is in a quiet neighborhood, tucked under Fiesole surrounded by hills. It's a walkable neighborhood with plenty nearby. The distance from the main city center by foot is a longer walk, but I appreciate and enjoyed being in a more residential neighborhood that was quiet and away from the busy city center.

The bus station was about 2 min walk, and it was very easy to get with the bus to the old city. Roberto was very helpful with providing all the information about how to get there. The parking was for free, which was great, the room was big and very clean. There was air-conditioning and a small mini bar in the room as well. The garden was amazing!! So it was really nice to have our breakfast over there. All together, a very good value for money.

The breakfast could have used some vegetables and eggs. It was mainly bread, cakes and pastries.

We had the room, which was on ground floor and to the road > every time guests entered the house, it was very loud because of the old door and the guests talking. You also hear the TV from other rooms and footsteps from the 1st floor (like they would jump on the floor) And in the morning, the traffic (I think it is a bus) is very noisy. breakfast > Almost everything was packed in plastic and there were no eggs, no ham, no cheese, no vegetables and the coffee came from a coffee machine… We are in Italy and I can understand that traditional Italian breakfast is sweet, but I would highly recommend to offer fresh food and coffee.

The room was simple but very clean and in very good condition. Breakfast was good with plenty of options. Service and staff were very good and professional. The place is 30-40 mins on foot (leisurly pace) from the city centre, but the area is really beautiful and we actually preferred to walk to town almost every day. There is a bus stop 2 mins away that takes you straight to city centre.

Roberto was a wonderful host and even had our room ready before time! The rooms are a perfect mix of old charme and modern design. You find everything you need, the room was even equipped with a little fridge and breakfast was included. It’s a very fair price for a room in this beautiful, calm neighborhood. Walking distance around 30 minutes to the center, but you can also take a bus right around the corner. If ever back in Florence, we will definitely come back to B&B Firenze 400.

Location - after being in Rome the residential location of the hotel was welcomed. Roberto was the best host. Providing tips on how to get into the centre of Florence to local restaurant recommendations (which was amazing!!)

Bathroom was a little dated - but in a century building was to be expected.

Great location. The house was amazing. As a solo traveler I felt safe. The room was large and the bathroom clean. Expect a normal size bathroom for Europe. Roberto the host was very helpful and happy to help. The bus stop is 2 min away. Laundromat, restaurants and anything else you may need is a 10 min. walk away. Loved the coffee machine at the B&B. Also the outdoor breakfast area. Great place to grab a coffee and read

It was simply amazing. The room is absolutely spotless, extremely comfortable bed and bedsheets, splendidly perfumed towels, and soooo cozy and well shaded. Regardless the horrid heath outside, the room was so cool and nice. It is very close to the city center, either by foot or by public transportation. Bus number 1 passes right by the house. Roberto and his wife are amazing hosts, so friendly and ready to help with anything.

Without being in the control of anyone, the morning bus was hearable litteraly like passing through the room. Also, any walk or drop inside the house is easily hearable.

The room was clean. Breakfast was very good and the inner garden was just lovely. The owner was very helpful and friendly. The place is in the quiet district and away from the noises of the touristy area. Close to the bus stop.
