Staff friendliness and focus on get stuff done especially on getting all the breakfast items ready and within easy reach. Extremely helpful instructions for check in while keeping it reasonable flexible because we checked in late with the kids.

Stayed here in June and had a great experience. The location is excellent — just a 6–7 minute walk from the train station, with all major attractions within walking distance. There are many great restaurants, shops, and pharmacies nearby. The room was clean, with fresh bed linen and daily housekeeping. The staff were friendly and attentive. I was pleasantly surprised to receive a small sweet gift at check-out — such a thoughtful touch! I will definitely stay here again.

Just a small note: the street outside can be a bit lively in the evenings, so if you prefer sleeping with the window open, it might be slightly noisy. However, during the summer, the air conditioning works very well with the windows closed. There are also room options facing the inner courtyard, which are much quieter.

The room was spacious. The host was very kind! We enjoyed our check-in and check-out conversations with her, and she gave us a map of Florence and helpful tips about where to go and when. The room was clean and safe. The location was walking distance to the train station (but far enough not to hear the trains) and walking distance to the city's center. There are good restaurants nearby and a street full of markets.

While the selection of breakfast food was good, the quality wasn't great. The dining room was very small. The bunk bed felt a bit unstable

Location was excellent, very close to train station, and walkable to the historic centre. Our triple room was large and quite comfortable. The hostess was amazing and very helpful for recommendations. The room was also quiet and clean. Breakfast had good options. Good water pressure and the taste of tap water in Florence is amazing ❤️we would stay again .

In our room The colours in the room were grey and the lighting was a bit dim. The bathroom is very narrow, and if you are a large person you may find it a bit tight. Also shower was dark. The Residenza is on a very busy street.

We stayed at Residenza le Fonticine for three nights and were grateful they could accommodate us on short notice. The hosts were incredibly generous and welcoming, and a true example of Italian hospitality. The room itself was very comfortable, clean, with perfect water pressure in the shower, and had all the amenities you would want. A number of bars and restaurants just nearby and we really appreciated it was close to Santa Maria Novella train station. A bonus is the breakfast included - a good assortment of food items and drink options. Overall, we had the best stay here and could not recommend this residence more highly!

The best thing in the place l, besides the location, is Boni and the staff!!! They are so welcoming, and helpful, they do everything with a smile. We had to change our room and the did everything that we will be as comfortable as possible!! The room was very clean and nice. I recommend to ask for the inside room for the light sleepers. The breakfast is very nice, basic but enough. The coffee was also good and they even bright me soy milk 🙏🏻 When we left Boni gave us a goodbye gift and was so amazing!!! Thanks for having us, it was an amazing visit and we will come back 🤞🏻

Location was awesome. We came in by train so it was just a 5-7 minute walk from the station. Felt safe the whole way. It was also close to the attractions we were visiting: Duomo, museums, David statue and markets. The staff was very friendly and helpful - assisted with many questions. The room was layout smartly, very efficient use of the space. Great closet so we could put things away and not have them cluttering our room - this is great when the rooms aren't huge. The bathroom was very modern and the shower was the biggest one we had in Italy. No real natural light in the room, windows opened to a shaft that had a strange odor so we never opened the windows - not bad in mid April, temps were fine. We were two travelers and we never felt like we were on top of each other in the main room or bathroom. Good flow to the room. On a fairly busy street which we think is good for safety, and from our room we never heard road traffic noise. We walked to our room after some of the sites for a rest before going back out, it was so close to everything so we never wasted time in travel. Location is one of the best features of this facility along with the main staff we interacted with during check in - she was always in a good mood and greeted us with a smile each morning - great way to start your day! We like the facility and would recommend it. It was a great value for our budget.

Breakfast was satisfactory, wish they served hot items. Yogurt was the only protein.

Wonderful in every way, from staff at checkin to information, decor, great breakfast, loved not having a complicated entry with wifi/email instructions-just press buzzer by well marked sign on building. Would absolutely stay here again and would highly recommend it. Very close to the train and regional bus stations, yet easily walkable to all Florence soghts. A truly exceptional b&b! We found a very clean and confortable accommodation very close to the train station, but also to the city center. It was very clean and tidy. But I think what we liked most was the staff, both Reception and the cleaning lady who were always kind, caring and willing to help with whatever we needed... And they did that always smilling. We totally recommend!

We didn't like that the room was smaller than expected, but that was not particularly the main problem. What bothered us is that on Booking.com the rooms had different prices according to size, which is not what we found. But that was not the fault of the Fonticine Residence

The staff was amazing, so friendly and kind 🥰 the room was very clean, the windows were soundproof which made a big difference as the hotel is on a buzy street. The room always smelled fresh and lovely. Thank you B&B Residenza for a wonderful, comfy and safe stay🩷
