The location is great. The room was confortable and clean. The personnel were very friendly.

The internet was terrible in the room and the rooftop was not in condition to use it.

Just about everything at this property was 5 stars for us. Starting from the communication before, during, and even after from Frederica. She has been extremely welcoming and friendly and each time we saw her she was smiling. One of the main reasons we love Florence, the welcoming feeling and overall kindness. Next, the room. We were given the option of two different rooms which was really amazing. We chose the one we liked more but both were perfect. Comfortable bed, large bathroom, and plenty of outside light. The room was very clean as well. The location is amazing. Short walking distance from a tram that goes directly to the train station and bus station. In the other direction on the main street is Duomo. You cannot be in a more perfect location. The building itself had a small rooftop which was nice and quiet. Great view of the city to include the dome. Bring your own drinks and snacks though. Overall, we’d highly recommend this property for anybody coming to Florence.

We had an absolutely amazing time during our stay. From start to finish, the service was exceptional — warm, attentive, and genuinely welcoming. Our room was perfect: spacious, comfortable, and equipped with everything we needed. Having access to fresh water and coffee at any time of the day was such a thoughtful touch and made our stay even more enjoyable. The rooftop was simply sensational, offering breathtaking views of the beauty of Florence — a true highlight! But what truly set this experience apart was the incredible hospitality. Federica’s kindness and dedication to guest comfort did not go unnoticed, and we deeply appreciated every moment. There’s nothing we would change — everything was perfect. We recently spent two nights at this lovely hotel. Check-in was very easy at their sister hotel as we arrived a little later than planned. We met Federica and she is such a lovely, warm, welcoming woman. It was my birthday so she upgraded our room which was a really kind gesture. The location was great for us. The rooftop is wonderful both day and night. As a female travelling with my teenage daughter, we felt very safe which is important to me. We did not hear any noise from our room which was the room with steps to a mezzanine level. I requested an iron and ironing board and it was left in our room while we were out so was ready for us when we got back. The cleaning was of a high standard with lovely white fresh towels every day. Loved the shower in our bathroom! Check-out was easy too. We left our luggage in the sister hotel where it was tagged and looked after until we collected it later in the day. We spend a lot of time in Florence, normally in an Airbnb, but now we will always stay here every time. Top tip. Instead of instinctively turning left when leaving the building to go into the historical centre, turn right. In a few steps you will find a lovely caffe on the corner of Piazza San Marco. Absolutely nothing!

The location of the Residenza is excellent. You can get a tram from the airport to San Marco and you are three minutes walk away. And it’s about seven mins walk to the Duomo or the excellent San Lorenzo food market. The room was very clean and well equipped with kettle, fridge and a great shower. It wasn’t large, but the bed was very comfortable. We slept well. Federica on reception was very friendly and helpful. She’s a real asset to the property.

Unfortunately during our stay the advertised Rooftop was unavailable. It had been privately booked and we weren’t warned about this. As our room didn’t have much space for relaxing, we had particularly looked forward to the roof terrace which looks great in the photos. Federica apologised profusely and sorted out a discount. It was a shame the roof terrace was unavailable, but she handled the situation well.

We stayed in Florence for one night. The hotel was centrally located, a stone's throw from the cathedral. Federica welcomed us very warmly and friendly. The rooms were clean. We especially liked the small kitchen we could use. The view from the roof terrace is beautiful. It can get very hot during the day, but in the evening you can comfortably enjoy the sunset and a drink above the city's rooftops. We also used the valet parking for €40. Everything worked smoothly. Breakfast was available at the sister hotel, which is just around the corner and offered a sufficient selection for €10.

Great location for downtown shopping, eating, and tours. It's very walkable, but also close to the tram and bus lines. The staff was very welcoming, friendly, and accommodating. The apartment itself was roomy and comfortable and has a rooftop terrace available to all guests regardless of the room that you book. Amazing view of Florence at night!

The apartment is located on a busy street and was loud at night. That didn't bother us, but may not be right for everyone, especially light sleepers. The shower is also quite small, but it's a city apartment, so we expected that. We didn't feel like there was anything that was lacking from our stay itself!

Location was awesome! Walkable to Duomo and sights. I liked the rooftop terrace- fantastic view. Frederica was amazing! She MADE the stay! She was patient, kind and informative.

My fault, but I guess I thought we were staying at more of a hotel. We arrived in Florence at 6:30pm and had to check in at it's partner hotel. There wasn't 24 hour staff- which was clearly in their information, but I guess I didn't realize how much I like to know there is staff around. The rooms were clean, but there were a couple of minor details that could have been cleaner.

Location was excellent just outside the busiest tourist areas. It was surprisingly quiet at night. We were right around the block from Galleria dell'Accademia. Imagine living so close to the David. Lots of eateries around us for any kind of meal. A 10-minute walk takes you to Piazza del Duomo. The concierge was friendly and helpful. There was a common area kitchen with water and juice that my son enjoyed. There was also a washing machine for clothes. The room itself was fine for two people (adult and teenager). Maximum 3 people. It was clean and comfortable if nothing exceptional. Great for our 3 night stay.

Our particular room didn't have a view that looked into anything but an empty space in the middle of the block and other units. We arrived in Firenze after 15:00 and it was just lucky that the front door wasn't fully shut so that we could discover we had to check in at the hotel over in the next block (Hotel Ginori al Duomo) because of a note inside the entrance. This is because there is no on-site staff after 15:00. I'm not sure if there was a message about this leading up to my arrival or if I somehow I missed the message, but this would have been difficult to figure out on my own.

The room, the price, the location, and the staff - all were excellent. It's within 5-10 minutes walk to some of the most important tourist attractions in Florence. The staff is absolutely brilliant, they're so helpful and nice. The price was great - although we visited in January, so maybe this doesn't always apply in peak season. The room was clean, spacious enough, and had its own (large) bathroom. Would def recommend this! Plus, the roof terrace has a cool view of the cathedral, especially at night and it's available for all guests.

It was slightly chilly in the room. However, we had an extra heater for the bathroom / room so that worked out. Also, it's an old building, so the elevator belongs somewhere in the 1800s. But it works! Just gave me the creeps, that's all.
