B&B First Floor is a very well-located accommodation in Roma across the street from the Colosseum. Our room had a view of an archeological site adjacent to the Colosseum where gladiators practiced for events. The room is tastefully decorated with high ceilings and new facilities in what must be historic (if not ancient) row of 4-5 floor buildings. There are many good restaurants in the immediate area that clearly appeal to tourists and are therefore pricey, but you don't have to go far in any tourist area in Rome to find more reasonable and good restaurants. Below, the units, there is a restaurant/cafe during the day that becomes a bar/disco at night. The noise can be loud some-nights, but we found it tolerable. Overall, this is a wonderful place to stay - so many ancient sites all tourists want to see are nearby and at a walking distance for people who like exploring cities on foot. Taxis and uber are readily available for those who would rather take a taxi than walk a mile or two,
The noise from the disco below, but as I've already said above, it was tolerable and wouldn't stop us from staying there again. We visited in August which is a time when a lot of locals are away from the city. Traffic is noticeably light in most areas except for the tourist areas. August is peak time for tourists. Sites were crowded but generally found good systems of crowd management if you choose the 'skip the line' tour options (definitely worth the cost).

Great location for exploring Rome’s sites with the Colosseum right around the corner. Very nice staff. Lots of restaurants around. Rooms are very clean, comfortable and nicely sized. Nespresso machine is a nice touch.
The spot is right above the bar so it’s not perfectly quiet but the windows block the sound pretty well - it wasn’t an issue for me. You only get one espresso cup for the entire stay and one or two hotel size bottles of body wash and shampoo. Their network did not allow my phone to use wi-fi calling feature and that was the thing that I found the most disappointing.

The location is ideal! 5 mins from the metro & a minute walk to Colosseum. Staff is super friendly. The room was clean, looked exactly as on pictures, and had all essentials: a/c, mini fridge with complementary water, nescafé machine, safe, enough towels, hairdryer. Big wide bed & cool original ceiling! Nice restaurants right behind the corner, after a long day it was nice having a dinner with the view and then go to bed.
Things to consider to prepare for the trip: -Not soundproof walls (probably due to the age of the buildings), staff kindly prepared earplugs. Our room was facing the yard but we could hear someone walking the stairs, music noise from the street and when someone comes back to the hotel (for us that wasn’t a problem); -No blackout curtains, if you like to sleep in darkness, bring a sleeping mask; -Small shampoo bottles, no conditioner; -The rooms & reception are on the second floor with no elevator & with narrow stairs, keep in mind that when bringing luggage.

The place is very near (across the street) from the Colosseum. So the location is absolutely fantastic! We took the metro to Colosseo station, and the hotel is within walking distance. The restaurant/bar (Coming out) is great for food. The staff is very friendly. There are a lot of other restaurants nearby and tiny markets to buy breakfast/fruit etc. (just walk away from Colosseo on the same street as the hotel). The rooms are quiet and clean. The bed is comfortable. The bathroom has a heating rack for towels, which we used for handwashing some clothes (we were in a pinch).
There are a couple of cons to think about. 1) Coming out bar in the evening gets very busy. Our first evening was a Saturday night, and there was a great party. There was a Tour de Italy and Rugby championships that brought a lot of partiers. The party was going on until 2 am. The room was quiet, but we could hear the base. 2) The bathrooms were not tall. I am only 5'7", and the roof of the bathroom had a 3" clearance. It will not work for folks who are 6 feet. Also, the shower is 2'x2', so if you are big, then it will not work for you. Otherwise, great place!

Location Location Location. What a great little gem of a place. Super clean and tidy and so comfortable. Santina the host was so helpful and welcoming and checkin/out was a breeze. So close to all the sights and some amazing restaurants on the doorstep. Step outside of the front door and you virtually step into the colosseum. Amazing place
Just like some other reviews it was a bit noisy from the close by club/bar but nothing to keep you awake.

This little boutique is a rare gem. Anyone who is LGBTQ or has friends and family of loving LGBTQ would love to stay here and experience the fantastic location, the fantastic staff and the fantastic bar and restaurant downstairs. After a month's stay in Italy, this was our last destination and it was more than we expected. A really big shout out to the staff - Alex, SANTINA, ROSEANGELA, Paco, LEONARDO, Gaetano and Michael. The staff was friendly and provided great service. We ate and drank there 3 times in our 3 night stay. BRAVO!
Don't get me wrong: The room was clean, but it needs a little more TLC - get in the corners and under the hidden areas cleaning and scuffs on the walls.

Location could not be any better, fantastic spot. Small fridge in room and lovely high celling. Staff were lovely and we felt very safe. Short walk from the metro and surrounded by great restaurants.
It is above a bar, we didn’t mind the noise but it is loud if you are a light sleeper. Also it turns out the blinds are completely sheer on the floor to celling windows so we likely exposed ourselves to all of Rome on our trip.

Stayed at First Floor B&B over a long weekend to Rome. Very central and first class location right next to the Colosseum/Roman forum and Domus Aurea. Three minute stroll to the tube. We never used the tube because we could walk everywhere following Google maps, taking in Rome on the way. Lovely property with very clean, nicely designed room and friendly staff, Alex and Santina. Above a busy bar but were provided with ear plugs, again not used as sound proofing was surprisingly good. No hesitation to stay here again or in recommending First Floor B&B to anyone planning time in Rome.
Hit a problem at start of weekend where hot water went off. The First Floor team worked hard to resolve this throughout the day(s) and kept us informed. Turned out some significant access work and plumbing was needed to fix the issue. When they realised it would protract a little, they sorted us out with a mutually agreeable option to compensate for the bad experience. In fairness you couldn’t expect more and we really appreciated their decisive thoughtful and kind action.

The location was perfect for us, right next to the Colosseum. There are bars and restaurants below, making it easy to grab a bite or enjoy a drink. The room was clean with nice lighting, creating a cozy atmosphere. The girl at reception was very polite and friendly, making our stay even more pleasant. Overall, a great experience!
There was a little noise from the bar below—not too much, but it might be a problem for light sleepers.
