Location is truly exceptional. You have everything you might want to visit (of the more traditional attractions) at walking distance, a Carrefour Express almost neighboring it, and countless of great restaurants all around. And, if you wish to go somewhere farther, there are stops of every kind of transportation neighboring it, and taxis gather right in front. The room is very comfortable, but the building is old and sometimes it smelled a bit stiff. Don’t know if it’s because of the building or the lack of airflow, but it wasn’t disrupting or not withstand-able. Staff were great, very nice and friendly. Will recommend this and will try to book again whenever I come visiting. Worth the price.

We loved the location, can't beat it, only a few steps to Colosseum, local restaurants, easy access to the public transportation, and as easy as can be to get to the airport. Please note that there are stairs (no elevator, as everywhere in Italy). Easy self check-in and easy check out. Clean but on a smaller side - not that you need a lot of space since you'll only sleep there ;)

The only thing that could be better is bed, which is a pull-out couch, very hard and uncomfortable. Also, any time that water is running (flashing toilet, running sink, shower) the pipes make a super loud noise! It's a charm of Rome, I suppose - and once you get used to it, you feel immersed in the culture!

The location was amazing - across from the Colosseum, with restaurants all over the small near by streets, and only two metro stops away from termini station - for travel to the Vatican and out of town trains. The external blinds that are fully sun proof were awesome also - zero light comes in when they are closed making for a great night of sleep and sleeping in. It is on the 4th floor so there is no street noise (plus the external blinds help for that also)

Wifi was very weak - so if you need wifi for anything this would be a problem if you don’t have your own data. My daughter had to use my hot spot to be able to use her phone

- perfect location, really close to the Coloseum - in the wardrobe you can find a safe for your valuables, there is also a small fridge available

- internal noises in the building as well as from the outside, poor soundproofing - some elements of the furnishings are quite worn

I really dont understand the bad reviews of this place. I just had 4 wonderful days with my girlfriend and I have to say this: I had a fast respond on every mail I send. The instructions for a late night check-in is easy to understand. Of course you have to pay citytax as anyone else. The staff is kind. The room is very clean - roomservice every day after 12, so they dont wake you up. The bed is good. The water in the shower is hot. There are NO bedbugs. No thiefs. No nothing.The furnitures and the building is authentic and makes a good atmosphere. The view is AMAZING and the location is just perfect. Yes you can hear the noise from the road sorrunding Colloseum. That is what you get when you stay in a room with Colloseum view. We loved it so much and I write this review to prove the previous guest wrong. We got a little scared, when we read some of the bad reviews after booking. But it is all bullshit. Enjoy.

Perfect location for visiting Rome, especially the Colosseum and Forum. A small room but comfortable and very clean and great value for money. Helpful and friendly owner who gave us an upgrade. Would definitely stay here again.

It was difficult to find the apartment and where to check in. From the Colosseo Metro station walk to the opposite side of the Coliseum and across the road to the right. The apartment block entrance to where you check in overlooks the Coliseum but the sign on the door is difficult to read. (Note- it is not the apartment blocks above the Metro station which is where we were looking first!)

The location of the property is perfect, right in the middle of downtown, within walking distance to the Colosseum, many restaurants, and grocery stores. The room is very spacious, and upgraded, with a large kitchen and clean bathroom. A/C unit is also strong and quiet. It's a perfect place for vacation in Rome.

The way to obtain keys is a bit inconvenient for first timer. I wish the agent can design a way to have communicate the way for guests to check in and obtain key automatically without going to the office first.

Very friendly guy at reception, which helped I was already super frustrated after being ignored for five weeks. The room was absolutely amazing, best place we stayed in Italy and loved the location, easy walk to the Colosseum. So had to give a good review after that.

Tried for five weeks sending multiple emails to staff. Hoping to arrange late checkin time and change a date. But received no reply. Eventually we booked early train tickets to make the checkin, price had doubled by then. We also were unable to change a date, so payed for extra night elsewhere. Communication would have gone a long way. Guy at desk was nice, but it said wasn't his department.

The property was in a great location, only a few minutes walk from the Colosseum! It was also a very short walk to the metro station. Our room was very spacious and well kept.

The check in process was a bit confusing. The location to check in is separate to the apartments, and is not clearly marked. Neither was the actual office in the building. After a long travel day, I found it very overwhelming and stressful.

Property location was a perfect. However, we had hard times finding the property first arrived there. We thought check-in office was located in separate buildings. We walked around blocks under afternoon heat looking for the address and we couldn’t find the check-in office. We asked restaurant staffs near the property, they weren’t helpful (disappointed). However, once we found and met Residence Maximus staff, she was a very helpful and polite. We were very relieved.
