The room is nice and comfortable. There is a community kitchen we can use, and even access to a large terrace. There's an elevator for those staying on higher floors. The staff are very welcoming and friendly. It's situated next to the tram so it may get a little noisy but they provided us with ear plugs. We closed the window at night and we barely hear the trams so it wasnt bad. We love that it is very close to Roma Termini station and there's tons of restaurants and stores downstairs. We highly recommend this place for your stay!

it was a perfect stay for a family of three adults, all our needs were met, excellent value, communication was excellent, location is good if you want to be close to Termini Station however it was a little further away from main attractions which we didnt mind. The decor was adorable and I got some beautiful photographs.
It didnt bother us, but i will mention so people are aware, the trams which run right outside the front can be noisy so if you have trouble sleeping it may cause you concern. The hosts are very upfront about that, and even provided a set of disposable ear plugs for each person.

The 'Silver' room was a good size with and the bed was extremely comfortable. The shower in the bathroom was great. The room was comfortably warm not stuffy. I didn't see any radiators so I'm assuming it is underfloor heating. The communal dining area is a pleasant place to have breakfast or a light bite to eat and has everything you need. Other reviews mention the tram noise. It didn't bother us at all. We made a point of closing the shutters and it became more of a vibration which was noticeable at times but you get used to it (and my partner is an extremely light sleeper). The shutters also block out all the other city centre noise and the light. The staff are only around in the morning for cleaning purposes or when checking people in. We arrived outside the check in time and the property contacted us with the check in details in plenty of time. All other contact was completely straightforward. The location is great. It's a 15-minute walk to the Colosseum through a park and 5 minutes from Termini Station, which is great for the metro, buses and the airport train. Highly recommend a stay there.

The location allowing you to quickly travel to nearly anywhere in Rome thanks to the main station in close proximity. The room was very clean and the cleaning service was provided everyday. There was a small but functional fridge in the room, as well as the AC. There was supposed to be a noisy tram outside but we didn't notice that, the street was rather quiet.
There wasn't any iron in the room, the neighbors from upstairs were noisy late in the evening, the fridge was a bit too small to fit more than two bottles of water at once.

It's ridiculously convenient for the main railway station and the metro, and easy to walk everywhere else. Yes, the tram runs down the street and it is loud, but I was in the "Silver" room in a side street and honestly wasn't bothered at all. The room is surprisingly spacious, the bed is comfy and the shower is big too. I didn't ever see any staff but their information and response time online was excellent. Really, no complaints.
For value for money, this was ideal.

Beautiful room, , great bathroom with double sized shower with standard and waterfall shower.. Had a large well equipped kitchen. Shared with 3 apartments. Beautiful rooftop terrace with plenty patio seating and sun loungers available to guests. Very secure digital code access to each part of the property . We had a small issue with the toilet which staff dealt with immediately, literally came with me to the room to check it. Very friendly and helpful staff.
The street outside felt quite unsafe, lots of vagrants in doorways . Signs of drug use etc. Groups of migrant men on corners passing unsavoury comments to my daughter each time we passed. Ok during the day but not nice once evening fell.

The location is excellent, close to Termini station, with Metro, train, bus and airport bus. The room is big enough for 3 adults. The shared kitchen is good for having breakfast.
It is far too noisy than expected though there have been such reviews already. The tram is no noisy with "ding ding" sound and you can feel shaking when the tram passes by next to you, as early as 6:00am and until close to midnight. The bathroom is with a bath tub which seems elegant, but if you take shower in it, it is not easy to keep the bathroom floor dry because the shower curtain is very small.

Excellent location, very comfy room and great attention by the host. The bathroom and room were spacious, and the room was also equipped with a very practical mini fridge.
The tram can get a bit noisy, but it's not an issue at nighttime. The host kindly provides earplugs, which we didn't need to use.

Beds we comfortable, the room was big and had access to a kitchen and nice terrace. It was very clean and one coffee pod was provided per day ( more could be purchased at a very reasonable rate from reception). Close to Termini so good for transport. The room was large by Roman standards.
The guest house is on the second floor right next to some tram tracks. When the first one went by, I thought it was going to be a big problem but it wasn't that bad. It didn't wake me up even without using the earplugs privided by the property, but it was a slight annoyance. My advice is this is a good property but if you are a very light sleeper it probably isn't for you. I would, however, deffinitly stay again.

Old bath tub in our room, smell in the common (kitchen) area, the fact that my friends had to relocate rooms in order for property to accomodate new 3-people party in it. Our room (third bad) was not ready at our arrival.
