Great location, nice airy room, very convenient for the Colosseum, the Forum and Monte district.

We had some difficulty on arrival (mid afternoon) - there were 2 San Daniele bells on the street door but neither were answered and the phone number on our paperwork didn't work. Another business let us into the building and fortunately there was a lady cleaning in San Daniele who rang for reception. After that everything was fine.

I have seen so, so many bad reviews that I was truly anxious! I have to say that the location is far more ok than what those reviews says. I will try to do my best and cover all the things that you may want to know. I speak just knowing my room, I don't know how other rooms are but ours was super ok Towels: were clean, 2 per person ( small and big one). They didn't seem to be old, were in good condition. Bed: had clean bedsheets, the mattress was confortable, it has a blanket. Temperature: as it was winter, we really wanted to be warm. And it was!! Bathroom: had hand soap, a hairdryer, the toilet was clean, the shower was a bit small but in reallly good condition. The shower cap is only on top. Location: PERFECT! Literally in the middloe of Rome, on walking distances from everything. Staff: The owner was really sweet:)) The house: It had a refrigerator ( we never used) and some cups, cutlery. There was no lift but it wasn't a problem for us. Trust me when I say, if your goal is to see Rome, not to stay in the room all day, this establishment is PERFECT for some tired travelers. :) Clean, cheap, well located.

You are paying for the location. It is about 5 minutes walk from the Colosseum. I just walked everywhere. 5 minutes walk to the closest metro. Surrounded by restaurants, bars and shops. 30 mins walk to Trevi Fontana and the surrounding attractions.

Water pressure wasn't great probably because the shower head was leaking badly. The water temperature changes between scalding hot to freezing cold several times during a 5 minutes shower. Stayed for 3 nights. Not really great for what I paid for the room (295+ euro/night), to be honest. Room was super basic. It would have been okay but the problematic shower was really annoying.

Property was in an amazing location, 2 minute walk to the colosseum and surrounded by restaurants( I recommend La Fraschetta Der Panino directly over the road). For solo female travellers like myself, the hotel is within an apartment complex that is behind a big secure door. I felt extremely safe. The rooms are close together,so if you have noisy neighbours you’re out of luck, but everyone who stayed when I did were considerate. Reception staff really friendly too! Would definitely stay here again ☺️

It was the great quality for such price. The best thing about this stay was the location. Ir realy was 5 min to Colosseum, Roman forum, Vittorio Emanuele monument. The reach to whole historical centre, the Vatican was easy with public transport. Everything was as wtitten in describtion. The room wasn’t big, but the bathroom was quite big. Room was clean, with clean linnen. We stayed in late November, the heating was on so the room was warm and cosy. It even had the heating floor. Our room had a little balcony to inner yard. Also unecpected thing was room service, that they come to clean the room every day, even if we stayed only fot three days. The owner was very friendly, he even let us to leave our luggage the whole day till the evening after check out. If you want to see as much as possible in short time, highly recommend it.

The location is perfect - shops, restaurants, colloseum, bus stops and metro near. The room is small but you have a bed and a bathroom with a good price. In the corridor you have a fridge you can use.

It was a little bit noisy both from the street and the other rooms, and the bathroom is really small and uncomfortable for showering, even I as a thin woman hit myself in the walls all the time. I recommend putting some foot towels cuz it gets quite wet and dirty.

I liked everything. I read the reviews, some of them very bad, and I did not know what to expect but I was pleasantly surprised. The location is surely the best in Rome. You are minutes away from everything on foot. The owner, Andrea, is the story for himself. So cheerful, polite, approachable. Great host. I want to thank him and the other staff. The rooms are located in an old building. It is very clean. The room was cleaned each day, towels changed every other day. My room was looking at the atrium and it was not noisy at all as I expected after reading reviews. Even the crowds are just a few meters from there. I was in much, much noisier places. Even in Rome. All in all, everything was perfect. Rome treated me well this time and my choice of this place played a big part in it. Thank you Andrea, and I am sure we will see each other again when I am back in Rome. Ps. I cannot finish the review without mentioning the location again. PERFECT!

Everything was PERFECT!

Location was unbelievable. Less than 10 minute walk from Colosseum. Very central. Amazing restaurant that serves until 4am across the road from house. Man checking us in was lovely, very helpful. Cleaner were nice too!

There was no proper bathroom on door, it was like a foldable slide wooden cover. Bed wasn’t very comfy. And bathroom ceiling was worn but other than very happy and considering the price, these are very minor!

The location was just perfect! If you’re coming in from the Termini, it’s so near. I feel that it was close to everything. Definitely close to the Colosseum, and the Palatine Hill… it felt central. So much so that we could even stop in, between attractions, to rest and drop off stuff if we needed to. And the staff were good, eager to help.

The shower was cramped. Otherwise, the place was just what you need, a place to be home base for your trip to Rome.

Great location, clean room, and the great AC was lifesaver in august :D The staff is kind, special thanks to Luca :) They answered quickly in booking, the check-in and check-out was quick. The windows are soundproof which is very good because the street is pretty loud (obviously, it is less than 10 minutes away from the Colosseum) so we could relax in peace.

The shower cabin is very small, but you can manage.
