The location, the magnificent beauty of its room, and the friendliness of Giacomo. One of the best places I’ve stayed in Italy, location just in the corner of Campo Santo Stefano, the lively square with restaurants and monument of linguist Niccolo Tomaseo. Walk to Piazza San Marco and enjoy every beautiful corner of Venice within minutes, while the Gallerie dell’Accademia on your reach (super close). Feels ‘Love is in the air’ in Venice and my stay in this place was just perfect. Also, grazie mille to Giacomo! Very nice and helpful, the communication just smooth even before my arrival and got lots of recommendations of restaurants to try. Yes, I recommend this place!

This hotel is absolutely lovely. if you want a proper Venetian vibe when you come to Venice this place is perfect. Its very spacious and comfortable, with a little kitchenette and big windows overlooking a little side canal. The Wi-Fi works well here, it’s walking distance from everywhere you want to see including St Marks square, but in a more low key area so it’s quieter. The staff was extremely kind and helpful too making the whole experience even sweeter. I had a lot of questions, laundry and scattered travel plans and they really helped me with all of it including letting me stay an extra night. I honestly didn’t want to leave. I highly recommend and plan to come back myself.

Can't sadly assign a score greater than 10 as it's not allowed, otherwise I would give a 20, at least! The manager, Giacomo, is super kind, he upgraded one of our rooms to allow me and my wife to be in rooms next to each other, the location is amazing, close to the ferry, two very good cafes and a good restaurant an barely 10 minutes away from Piazza San Marco. The rooms are spacious, with an amazingly tall ceiling and with a perfect venician style, beds are spacious and comfortable! If you are looking for a stay in Venice and find availability, this is definitely a small pearl

Nothing! It's simply an amazing place where to stay!

Giacomo, the host, was absolutely fantastic. Helped with information for the water taxi, water bus, great directions, super responsive. We stayed in the "Giacomo Casanova" suite. Great view of Stefano square, two large king beds, table, super spacious. It's literally part of what seems like a large venetian residence. The room has "palace like" decorations too. For you "romantic" types, there with your loved one, , there is also a full mirror next to the bed, if you get my drift.... That was the clincher for me! Easy to get to from the grand canal. About a 10-12 min walk to San Marco square, Rialto bridge. 3 min walk to Academia bridge. Restaurants/Bars right down stairs. Loved it.

Marble floor can be cold. Took a while for water to warm up. Neither of these are big deals. Fantastic place.

Cute boutique hotel, roomy, high ceiling, very clean, quite and romantic. The property owner and manager and his staff were extremely friendly and helpful. They even provided a bottle of good red wine for us and various drinks in the mini frig. He showed us to use WhatsApp and we communicated throughout the stay including when we were doing tour excursions in Venice. He helped us book a water taxi to get to the Marco Polo Airport very early in the morning at 4:00 AM to travel home to San Francisco. The hotel site is easily accessible by water taxi and it is centrally located to all the popular shopping areas and the St. Mark’s Square. He even gave us a nice fair well gift. We enjoyed staying at the Hotel and would return again.

We liked everything

We stayed one night in the Blue room and it was perfect our one night stay. The location was great, 5 minutes walk from the San Angelo boat stop and really close to anywhere else actually. The room was quite spacious, good mattress and a sofa. The best of the hotel was actually Giacomo! He was so kind and helpful and gave us tips and help without us asking. Entering the hotel with the codes etc was made very easy by him. We left very early in the morning, it was raining and he left us 2 umbrellas. Without them we would have been soaked, even walking those 5 minutes to the pier. Thank you Giacomo!

Giacomo, we have one comment to help you improve the room: please change the lightbulbs to warm / amber colour lights. This will change the ambient of the room and will enhance the experience of staying at your hotel. Just this comment, nothing else!

everything! first of all, we were so impressed with Giacomo coming to greet us when we get off at the water taxi rank! it’s our 3rd small B&B style accommodation in Italy but no one else provided this kind of greeting. we didn’t have to wonder around to find the accommodation with luggage. we feel very special right from the start. the location is superb and the room is very spacious and immaculate! he provided mini bar totally free so everyday we come back to our room after sightseeing very cool water (&drinks) crunched our thirst. daily housekeeping were provided. on our last day we checked out very early morning (6:30am) and Giacomo again waited us at lobby and ushered us all the way to water taxi and said good bye which I totally didn’t expect… we have been to many luxury hotels in the world but I can easily say that this accommodation has been the best genuine hospitality! If you plan your holiday in venice, don’t look further as it will be your unforgettable home away from home experience!!! Thank you so much for your lovely hospitality, Giacomo!

absolutely nothing

The host went out of his way to make us comfortable, even meeting us at the dock to help bring in suitcases and show us the way (the building is a three-min walk from the canal). The suit is luxurious. The fridge is stocked with complimentary cold drinks, including wine. It's located centrally, so easy access to waterbuses and walkable to most destinations. Musicians on the piazza below play wonderfully every night but not past ten and so the square empties out by bedtime.

Minor things, really: the shampoo is of poor quality. And there are steps on the other side of the bedroom door, so if you're tipsy, you can expect to lose your footing and fall in. The height is considerable. It's the steps that lost this accommodation a point on comfort. If you have poor knees, ask for a room without the extra stairs. But then, if you have poor knees, Venice is not for you:)

Giacomo was a wonderful, friendly and helpful host. The Casanova suite was spacious with two large beds separated by a wardrobe wall with mirrors. The windows overlooking the square had shutters to ensure a good night's sleep. An unusual room layout bu everything was available including a mini-bar and coffee facilities. Great location tucked into a corner of Camp Santo Stefano, close to the Accademia Bridge and 10 mins on foot from St. Mark's Square and 15 mins from the Rialto. We took a water taxi from St. Lucia station to Rio dell'Orso and had a very short walk to the hotel. Palazzo Franchetti is very nearby and during our stay it hosted the Lee Miller/Man Ray exhibition - great! A lovely flower stall is close by as are several restaurants and bars serving cicchetti (tapas/small plates).

The hot water takes a minute to warm up, but it does! The hotel is in an unassuming building in the corner of the square but Giacomo gives good directions, so you'll be able to find it. A little tired, but it suited us for a one night stay.

The location was brilliant, very central but very quiet at night. Room was very nice and clean with complimentary drinks provided. Good air con. Reception very friendly and check in was simple. Host sent me messages in advance with directions and helped book me a water taxi back to airport - this was a lovely touch.

Nothing - everything was great and would stay here again.
