The location was excellent . The plaza was central to all the districts and only a minutes walk from the drop off point if you decide to get a water taxi from the airport or a few minutes walk from the water buses (vaporetti) stops. The room was spacious and clean. Our host Giamcomo was always available personally or by wattsapp. He arranged for my wife’s birthday flowers to be in the room on the day of her birthday and surprised us with some cakes as well. He will arrange for the water taxi if you need one. Very informative and approachable. A 10/10 for him personally.

The location, the magnificent beauty of its room, and the friendliness of Giacomo. One of the best places I’ve stayed in Italy, location just in the corner of Campo Santo Stefano, the lively square with restaurants and monument of linguist Niccolo Tomaseo. Walk to Piazza San Marco and enjoy every beautiful corner of Venice within minutes, while the Gallerie dell’Accademia on your reach (super close). Feels ‘Love is in the air’ in Venice and my stay in this place was just perfect. Also, grazie mille to Giacomo! Very nice and helpful, the communication just smooth even before my arrival and got lots of recommendations of restaurants to try. Yes, I recommend this place!

Indescribable …….. beyond AMAZING. This is a place to be in Venice. Location, silence and the owner…… he literally takes care of every minute detail. I stayed with my mother who is not very fit but he made sure that she is comfortable at all times….. from arrival till departure. We helped us with the private boat both ways to the train station….too. WiFi works very well and it’s like staying in a PALACE at the most affordable prices…… we strongly recommend it.

Can't sadly assign a score greater than 10 as it's not allowed, otherwise I would give a 20, at least! The manager, Giacomo, is super kind, he upgraded one of our rooms to allow me and my wife to be in rooms next to each other, the location is amazing, close to the ferry, two very good cafes and a good restaurant an barely 10 minutes away from Piazza San Marco. The rooms are spacious, with an amazingly tall ceiling and with a perfect venician style, beds are spacious and comfortable! If you are looking for a stay in Venice and find availability, this is definitely a small pearl

We had an excellent stay at the Venice Friendly Suites. Our room was spacious and beautifully decorated. It’s located in the San Marco Sestiere and a close walk to the Accademia Bridge. This location was fantastic, on a wonderful square complete with cafes, restaurants and shops and close to many of the important sites but out of the tourist fray. Special thanks to Giacomo for his attentive help and kind welcome!

We stayed one night in the Blue room and it was perfect our one night stay. The location was great, 5 minutes walk from the San Angelo boat stop and really close to anywhere else actually. The room was quite spacious, good mattress and a sofa. The best of the hotel was actually Giacomo! He was so kind and helpful and gave us tips and help without us asking. Entering the hotel with the codes etc was made very easy by him. We left very early in the morning, it was raining and he left us 2 umbrellas. Without them we would have been soaked, even walking those 5 minutes to the pier. Thank you Giacomo!

Giacomo, we have one comment to help you improve the room: please change the lightbulbs to warm / amber colour lights. This will change the ambient of the room and will enhance the experience of staying at your hotel. Just this comment, nothing else!

Giacomo, the host, was absolutely fantastic. Helped with information for the water taxi, water bus, great directions, super responsive. We stayed in the "Giacomo Casanova" suite. Great view of Stefano square, two large king beds, table, super spacious. It's literally part of what seems like a large venetian residence. The room has "palace like" decorations too. For you "romantic" types, there with your loved one, , there is also a full mirror next to the bed, if you get my drift.... That was the clincher for me! Easy to get to from the grand canal. About a 10-12 min walk to San Marco square, Rialto bridge. 3 min walk to Academia bridge. Restaurants/Bars right down stairs. Loved it.

Marble floor can be cold. Took a while for water to warm up. Neither of these are big deals. Fantastic place.

Stunning rooms, beautiful decoration in classic Venetian style, beautiful bedding, well equipped bathrooms. Great location, surrounded by excellent cafes and restaurants. Above all a wonderful welcome from Giacomo, who was available throughout to give advice. He booked water taxis for arrival at the station and departure, providing an unforgettable experience from start to finish.

We couldn’t fault it, simply brilliant

Cute boutique hotel, roomy, high ceiling, very clean, quite and romantic. The property owner and manager and his staff were extremely friendly and helpful. They even provided a bottle of good red wine for us and various drinks in the mini frig. He showed us to use WhatsApp and we communicated throughout the stay including when we were doing tour excursions in Venice. He helped us book a water taxi to get to the Marco Polo Airport very early in the morning at 4:00 AM to travel home to San Francisco. The hotel site is easily accessible by water taxi and it is centrally located to all the popular shopping areas and the St. Mark’s Square. He even gave us a nice fair well gift. We enjoyed staying at the Hotel and would return again.

everything! first of all, we were so impressed with Giacomo coming to greet us when we get off at the water taxi rank! it’s our 3rd small B&B style accommodation in Italy but no one else provided this kind of greeting. we didn’t have to wonder around to find the accommodation with luggage. we feel very special right from the start. the location is superb and the room is very spacious and immaculate! he provided mini bar totally free so everyday we come back to our room after sightseeing very cool water (&drinks) crunched our thirst. daily housekeeping were provided. on our last day we checked out very early morning (6:30am) and Giacomo again waited us at lobby and ushered us all the way to water taxi and said good bye which I totally didn’t expect… we have been to many luxury hotels in the world but I can easily say that this accommodation has been the best genuine hospitality! If you plan your holiday in venice, don’t look further as it will be your unforgettable home away from home experience!!! Thank you so much for your lovely hospitality, Giacomo!
