Since there’s no 24/7 reception, I really valued the clear and detailed instructions provided for check-in. They also sent a helpful map and navigation tips, which made a big difference given how confusing Google Maps can be in Venice’s narrow, winding streets. The building itself is a beautifully preserved old Venetian house, full of character but also very clean and well maintained. It felt authentic and welcoming. Breakfast was another highlight — an open buffet with a wide variety of options, making it easy to start the day with a satisfying meal. Overall, a thoughtfully run place that offers a great mix of comfort, charm, and practicality. I would happily stay here again!

This was such an incredible stay. I had a horrible experience at a neighboring hotel and, even though it was after hours for the front desk (with no warning), they had keys and the room available in just a few minutes. The property is very centrally located but very quiet (in my experience) and the rooms are perfect, spacious with lots of natural light. I can't say enough about the team. They were really accommodating and friendly.

The room could have used a mini fridge to be honest but other than that everything was pretty perfect.

It was close to both San Marco Square and Rialto Bridge. The breakfast was good buffet style. Staff friendly and helpful. We walked all over. Venice to see all the sights. A day trip to Murano and Burano was pretty easy to navigate with a guided tour. We came and left by train and they provided detailed instructions. Check in after hours was no issue.

Only downside was lack of an elevator. I’m 70+ and just took our two suitcases up one at a time.

Smooth check in despite late arrival, room was lovely and comfortable, staff were really efficient and helpful, breakfast was good - loved all of it. The staff even put a small fridge in our room to store milk and wine - without us asking. The location was fabulous too - about 10 mins walk from St Mark's Square and from the Rialto in the other direction. Just around the corner from a lovely square with nice places to eat. Cannot fault anything!

Location is perfect for getting everywhere I wanted to go. And, it's just off one of the Campos so close to restaurants but very quiet and peaceful. Very comfortable bed and plenty of hot water. Breakfast had numerous choices and lots of coffee choices. I would definitely stay here again!

Only 1 minor complaint: there is only 1 oitlet in the room and it is the same one used for the hot water kettle. So, not near the bed and I had to unplug and plug numerous times to keep my phone charged and had to get put of bed so it was harder to read in bed using my phone apps.

Only sheer voils at windows, letting too much street light through, and the need to hide to get dressed. Noise from local bars/restaurants. Ear plugs provided, but not very efficient. Lovely place, but make sure you have an eye mask and earphones.

Clean, near the center, quiet during the night after 22:00, basic breakfast but it was nice for us and more than enough! 3 steps from the hotel there are literally 3 restaurants and bars and two gondola points for rides around the canals! Even one pharmacy with a venting machine when they are closed! The staff is excellent and very helpful!!!

We really enjoyed the ambience of the place, it's all decorated meticulously in 1920s style, with the vintage pieces of furniture. It was a great location, right in the middle of Venice, but since our windows were facing the back yard, it was pieceful at night. Also, a complementary breakfast was a nice bonus to an overall great stay.

On the second night there was a noise coming from an air conditioning unit behind our window, not extremely loud but still a bit disturbing. Other than that, our attic room was quite nice.

The staff were incredibly helpful and very responsive even before our arrival. It's a very pretty boat ride from the airport that the staff recommended as the best way to get to the hotel. Our room was facing the street that had some restaurants and bars but we could barely hear a thing!:) Great location! Breakfast had a good variety and nice coffee. Clean facility!

It would be nice to have a mini fridge. The nightstand lights were extremely bright.

Excellent location, beautifully decorated, plus breakfast is included in the price and they used quite a good stuff.

No elevators so not suitable for people with luggage. The stair to the attic is super steep. The seats on the attic are just for placing thing because the roof slants so low no one can sit. The door for the shower is also quite hard to close. On our reception date, security isn’t the best because the staff that day doesn’t sit at the desk all the time for check-in and they don’t have a luggage room to store that for their guests who decided to deposit there. Even they have security camera, Venice has high rate of thief, it’s concerning. However, when there isn’t receptionist anymore, they shut the second door for guest accessible only so it’s more secure at that time.
