Rodolpho was an excellent host. Our rooms were very spacious (large bedroom, sitting room, and full bathroom) and clean. He was very friendly and provided us with recommendations for restaurants and was very informative which helped to make our stay in Venice an enjoyable one. The morning breakfast was delicious, including fresh baked croissants and breads, meats, cheeses, jams, yogurts and other items. They prepared your hot beverage choice to order. We are very happy we chose this lovely property for our first trip to Venice. It is in an awesome location.

Close to major attractions yet in lovely quiet residential location. Excellent service and outstanding staff. Wonderful breakfast. Great recommendations of places to eat frequented by locals. Excellent communication prior to arrival. Accommodated all our requests. Would not hesitate to recommend and stay again.

We didn’t realize that the first floor is not the ground floor. Hence even the first floor involved going up a flight of stairs. However our luggage was carried up for a s hence it was a very minor inconvenience.

The location was excellent, close to everything, including the Academia Bridge which had the best views, Piazza San Marco, 2 Vaporetto stops, yet it was quiet and peaceful! The breakfast was excellent, exactly what we needed to fortify us at the start of each day. The cappuccino and croissants really hit the spot every morning! The room was quaint, clean, spacious and comfortable. Rodolfo and his staff were incredibly hospitable and helpful. I would definitely recommend this place to friends and would without a doubt go back in a heartbeat!

Tough to say. We really, really enjoyed ourselves here and would definitely go back.

The location was really good for exploring all the main attractions, walking around in the heart of Venice and getting ferries to other locations. Loads of shops and restaurants around. The staff were fabulous, really friendly and helpful. The room was a good size, had a minibar and was for the most part clean (there were some hairs on the bathroom floor). The breakfast was perfect for us (gorgeous flaky croissants and muesli with yoghurt, fruit, plus good coffee).

The four poster bed was a bit flimsy and shook every time you moved even a little bit. A lot of mosquitos in the room on arrival, which caused a few sleepless nights. If you are a light sleeper it can get quite noisy early in the morning.

The location is amazing - couple of minutes walk from the Accademia bridge, 10-15 walk to the main attractions such as st. marks square, rialto bridge etc. Beautiful room, very clean and well cared for. Staff friendly & helpful - would have loved to stay longer!!

Nothing - only thing I didn’t like was leaving!

Staff: Rodolfo gave us important information: good value for money restaurants; places to visit; how to use the Vaporetto to reach some viewpoints :) The building: stylish and comfy house that combines past and present. In Venice, every building has its own history, and this is not an exception. In this building, the owner (Rodolfo), has been living his whole life. You can see that they know how to renovate a house: perfect white colours that combine with the furniture, sofa, bed (really comfy bed), walls. The floor on the steeps is preserved like it was in the past. Location!! You have a Vaporetto stop just 2 minutes from your door. 10 minutes walk from St Mark's square... everything is in a reachable distance.

I should have stayed one or two more days :(

We stayed for two nights in a room at this beautiful small house in the heart of Venice. It is perfectly located, several minutes walk from San Marco center, yet away from the crowds. The house and the room are nicely arranged and equipped. Everything is perfectly clean. Very good breakfast. Several good restaurants around. Super kind and helpful hosts - Thank you Rodolfo!

Perfect location for us on a 4 night first time break in Venice. The staff were very helpful and friendly taking the time to point out some of the less well known sites and the order in which we might plan our itinerary. A map was annotated for us for maximum ease even indicating the numbers of various vaporetto we might need and the best points for scenic views away from the crowds. Breakfast was ideal for us each day with a selection of buffet items including warm rolls and croissants, fresh fruit, yoghurts, cheese, ham, cereals, fruit juice and of course great coffee. Set just off a lovely square, it’s a typically charming old building with window shutters and lace for night and daytime privacy. The fridge in the room was useful for the jug of milk they provided for our English tea and the safe was easy to use. A comfortable bed and nice toiletries were also greatly appreciated.

Everything was perfect for our stay.

The property was immaculate and the hosts were absolutely fantastic and we would definitely stay here again if we return to Venice. This was our first trip to a country where we don't speak the local language but the hosts were really helpful and provided my partner with a gluten free breakfast every day which was very much appreciated. A particularly nice touch was when they came in for room service after our first night and clearly spotted we had bought a bottle of wine to drink in our room, so they left us with a couple wine glasses for when we returned later in the day. Whilst this might seem relatively minor, it just showed how conscientious the hosts were in trying to accommodate all needs. From our searching, I don't think you would find better accommodation for the price in Venice, and the location is ideal for walking to the more tourist-y parts of Venice and getting to-and-from the transport hub at Piazzale Roma.

The only very minor issue was the noise from the street outside in the mornings (we are late sleepers), but I am sure this would be the case at any property in Venice where there are so many people pretty much everywhere.

Was absolutely amazing! The room is big and clean, the staff is very kind and they gave us all the information that we needed for visiting the most interesting and beautiful places in Venice. The location is close to the main attraction. Breakfast is delicious and you have enough food and variety for a tasty, healthy and satisfying breakfast. Everything is absolutely amazing! I highly recommend this location!
