We found the front of house staff Anthony & Luca to be exceptionally kind. In fact all staff were great. Providing attentive warm hospitality each day of our holiday. They gave recommendations for restaurants and local amenities and room service which enhanced our visit. As they own a second hotel around the corner where we could breakfast if we wanted a dining room experience we really enjoyed having that choice.

Perhaps our room was a little small for seven nights however it was comfortable. Indeed we were upgraded free of charge and had a splendid room in Bloom ( their adjacent hotel.) on our last evening.

From the get go, staff were extremely helpful and attentive. Antony was very helpful in offering cold water after a long walk, and taking my bags for me. I was also given good food recommendations when asked. I stayed in a cozy single room - clean and made up daily. Sink available in room. Shared toilet and shower across the hall way was always clean and modern. Amazing breakfast provided just outside the hotel - beautiful view when watching locals start their day. In good walking distance from main sites and not that far from traghetto to cross grand canal. Thank you staff for my wonderful stay as a solo traveller. If I'm ever back in Venice, I will certainly stay here again! 😊🇮🇹

This is really something outside of the hotel's control but may be relevant to some. There were some loud night owls outside in the street quite early in the morning shouting that woke me up. But this was only the once during my stay.

Location is excellent. Watched the youtube video pre arrival to work out how to find the place - otherwise that could have been very challenging. Amazing facilities on your door step and visited the local restaurant and bars recommended by the very friendly and helpful reception staff - all were excellent. Laid back authentic accommodation.

We were lucky in that the weather was lovely so we could breakfast on the terrace outside the hotel. If it was raining / cold etc, the alternative is in your room. This is fine but wouldn't be for everyone. Facilities are more than adequate but more functional than boutique.

It was a beautiful looking hotel in a lovely location . Rooms were very clean and perfect for the 2 of us . We had a twin room and private bathroom and we were very happy with our choice . The exterior of the hotel is just picture perfect the wisteria was in full bloom and you could smell it as you walked under it . Breakfast was served outside daily and it was a good breakfast ,Coffee orange juice fruit pasties and plentiful . It was a 10 min walk to st marks square and there were plenty of ice cream shops and cafes and restaurants to eat and drink at . Lots of beautiful squares to sit in and beautiful churches everywhere we went . We had the best pizzas and I enjoyed the espressos in the quaint bars lots of atmosphere .

We had a fantastic stay and were truly impressed by the level of service. The owner gave us such a warm and charming welcome that we felt right at home from the moment we arrived. As a lovely surprise, we were offered complimentary prosecco – the perfect way to start our visit! The rooftop terrace was absolutely beautiful, with a stunning view over Venice. we would love to come back and highly recommend this place to others!

Breakfast was just okay – nothing special, but it had what you’d typically expect from a central hotel in Venice.

Venice hotels are often on crowded streets claustrophobic but not this one! This hotel fronts a large quiet plaza where you can take your morning coffee and breakfast. Anthony is fabulous love him Luka was so so helpful all the staff are great with restaurants suggestions just wonderful! Breakfast was nice and relaxing.

The bathroom in our room was very small. So a longer stay would have been cumbersome 3 nights was absolutely fine. Wish they had laundry service.

The location was wonderful and central for all the areas you would like to visit. The bathroom albeit it small had everything you needed and was very clean. Lovely hot water. Breakfast was lovely and was nice to sit outside in the square and enjoy the atmosphere. The staff are extremely helpful. We returned to the hotel after a day out and following a severe thunderstorm and Tony? was on the desk and immediately offered us a lovely cup of tea which we were extremely grateful for. A lovely boutique hotel in an excellent position and serving a lovely breakfast

There was nothing we did not like.

Excellent stay very enjoyable. We got upgraded to another building owned and run by the same people when we arrived. Room was spacious and clean with very effective air conditioning which was beneficial during the high heat we had. The roof top terrace in bloom with the complementary prosecco was a lovely touch. Keep an eye out for Anthony his local recommendations were excellent. We will be recommending this place to anyone who we know who stays in Venice

This property is just what we hoped for. Quaint, quiet and historical. The staff greeted us like family. Everyone was pleasant and welcoming. You really felt the warmth from all the staff. Breakfast at the outdoor patio was wonderful and a great way to start the day. Smiles greeted us constantly. The rooms with wood floors and wood beams on the ceiling were amazing!

The bathroom was small and at the time of season air conditioning was not available. However they provided a fan for us and it was very comfortable. A small sacrifice for all the wonderful things.

Fell in love with this boutique hotel. Luca was amazing (welcoming and super helpful). The rooms are on the small side but very clean and have everything you need. The beds and linen were top quality and it was some of the best sleep I had during our stays from Paris to Italy. The hotel is centrally located near the canal, St. Marks, shops, and restaurants. It's just a short walk from the pier and very easy to catch the ferries, water bus, and gondolas! I would definitely stay again the next time I come to Venice.
