Great location! We were glad we stayed in this area, as it was less touristy and quieter, but still within walking distance of everywhere we wanted to visit. It was lovely to stay right on the canal. The staff were nice and helpful as well.

Beds were pretty uncomfortable. Room was a bit cramped.

It was spotlessly clean. Really strong showers, lighting in the bathroom fantastic for using the mirror. The staff, including beforehand and during were absolutely lovely.

The bed was a little hard. It didn’t have a communal place to meet in – you had to go to the partner hotel down the road if you wanted that. Because of this and because there was no reception there, it felt a bit more like boarding rooms than a hotel. There was a fridge, which was maybe a tiny bit colder than the room, but I didn’t feel like it The showerhead could’ve done with the holes cleaning. The bathroom was baking hot and I couldn’t turn off the radiator so I had to leave the windows open (fortunately it was cool at night due to the time of year we visited). I did tell them about this, but they obviously couldn’t manage to get it done either. It wasn’t a big problem.

1. the location was great, 10-12 minutes from the Santa Lucia train station (only one bridge to cross! a relief when you have luggage with you) 2. The staff at Leone Hotel (where we need to check in and out) were very helpful and kind 3. Room was small but cozy (the windows opened to a neighboring building so we kept them & the curtains closed most of the time - a heads-up) and it was nice to have an electric kettle and be able to drink a warm cup of tea in the evening ☺️ The peach tea was especially lovely! 4. The bathroom only had a shower but everything looked quite clean and we had enough towels and toilet paper

1. my pillowcase had some smudges on it(?) in multiple places (not sure if they were just stuff that detergent cannot get out of the fabric, but I didn't want to take any chances so I slept without the pillow) 2. No slippers in the room, but we asked at Leone Hotel and they gave us the pairs. It would have been nice to have them in the room in the first place though. There were no toothbrushes nor toothpaste there either, but we did have our own so we didn't ask for any. 3. The remote was nowhere to be seen 😂 although there was a TV there and we did turn it on using the side-buttons to see if it worked

The room was wonderful and had a very luxurious feel to it - exactly as shown in the photos. We did not have a canal view but the interior was very nice We did not expect the complimentary tea and coffee - great addition to the list of services! The location was great, it was close to the main attractions, but the area wasn’t too crowded with tourists and felt quite authentic The cleaning lady tidied up our room daily, and we were thankful to get fresh towels everyday

We stayed in November and the room was chilly - there is a radiator in the bathroom and you can change the temperature, but the bedroom remained quite cold and we didn’t have a thicker blanket either I cannot imagine staying here in the colder winter months

The room is breathtakingly beautiful! The view and the location are perfect. It took us just 10 minutes walking (slowly looking at stores’ windows) from the Santa Lucia station (Ferrovia). Niccolo and Federica are very kind. They helped us with tour plans and doubts. The property doesn’t have an elevator so they gently kept our big suitcases during our stay. In the same street you can find a vaporetto station, nice restaurants and bars, a bakery, a newspaper store, a tabaccheria, a gondola stop… and it is not in the busy center. It is a silent neighbourhood, and we could rest . The location is really great.

The is no shower and the tube drain cap was not working, so we spilled water all over the bathroom to have an improvised shower in the bath tube. Also there were no shampoo, only a shower gel.

The room was spacious, with an authentic and well-preserved Venetian design. The bed was comfortable, the linens were clean, and the bathroom was large. There was also excellent air conditioning, which worked perfectly, and we appreciated the option to leave our luggage at the reception. The location was excellent – close to everything, yet quiet enough for a relaxing stay.

The only downsides were that it was a bit dusty in some areas, and the shower head in the bathroom sprayed in all directions.

The room was clean with nice view in the canal. Very close to the piazzale rome where the busses for the airport arrive/leave.

I cannot reffer any negative. Only two friendly feedbacks. 1. Even if they had informed us in advance that the room will be available at 14.00 they didn't try to provide us the room earlier since the check out is on 10.30. We left our bags at the hotel at 10.00 and since 14.00 we should wait to.enter the room. 2. The bathtub doesn't have certain, and the water was all over the place.

The property is even better than in the photos - room is spacious, clean, bathroom has all the facilities and utensils needed (cottonbuds, toothpaste and brushes, shower caps, shampoo and shower gel), it was very warm with several windows. The receptionist was super friendly, they were able to accommodate our luggage before and after check out which was great. Perfect price-quality ratio. And the location is just outstanding - near Guglie canal where locals meet and walk around so no tourists and expensive tourist restaurants. True Venetian experience!

Everything was great. Maybe something which can be improved is the shower in the bathroom - the shower head was a bit blocked and needs cleaning/changing.

Renovated rooms while keeping the style, rooms were very big and sparkling clean, near the train station but in a very quiet area. Everything was in a distance you could walk, the vaporetto line is available just outside the property, and also nice coffee place for breakfast or drinks during the day

The bed was too hard for my liking, but when we asked for a topper for our friend who had a back problem they provided one

Nice room in an traditional building on a great location. Not too many tourists, and lots of good, affordable, local restaurants around, close to a waterbus stop. Friendly staff, clean bathroom, easy check in. The room wasn't very big, but it's more than enough for a solo traveller.

The window looked out onto a small ugly alley: no view whatsoever, which is a pity in such a beautiful city.
