Nice and super friendly host, clean, great room, great location (pretty quiet with no tourists crowds around, close to the railway). Breakfast was simple, but still ok as for a few days stay (home-made pastries, we requested to have sandwiches instead of cereals, coffee, juice, yoghurt and fruits). We were lucky - no issues with the noisy neighbors or neighbors staying in the bathroom for ages, so appartment was very comfortable for our expectations. Overall - good value for the price.

Not all bathroom facilities were in a good order, 8am-9am becomes noisy (first on the street outside, then in the apartment).

Fantastic location, easy to get to from the train station and very central to everywhere else. Lovely very helpful staff, although the host wasn’t there when we checked in he was very helpful with instructions into the building and access to keys. The hosts mother was there when we checked, a lovely lady who was also very helpful and we were able to leave our luggage in the property until we left the city in the evening which was game changing. Lovely room very clean had everything we needed, would’ve liked a TV but not a problem. They also provided breakfast included although we ate out instead.

The bathroom needs some love, the water took a long time to drain from the sinks and the shower, although water pressure was fine, there wasn’t a fitting latch for the shower head which made it difficult. The light switch also takes a long time to come on, resorted to using my phone torch. Walls also thin, both mornings we were woken up to loud talking from housekeeping staff and other guests. A pain when we were so tired from travelling. Other than those couple of minor things we had a lovely stay and would return because the staff were excellent. :)

It was not a “hotel” - Booking.com misleads. There no signage nor name nor any indication about its location and “hotel name” listed in the website was actually the name of the square where the property is close by. And you cannot get into the property, a multi-family old apartment, unless by calling the local number. And it is a shared-bathroom/living room facility. Very friendly host but the list is Entirely misleading.

Near rail station and Piazale roma, take care you have the telephone from the owner so you can go inside you need the code from the outside door dounstairs and the next one so you can get inside the room. Follow the instructions for the address because easily you can lost.if it is dark outside have a light with you.dont forget to telephone Davide as soon as you find the address. It is easy after you find the adress

Poor breakfast very good coffee

All place looks so lovely and authentic, the furniture and the style of the living room is amazing and cozy. The rooms and bathrooms are clean and comfortable to use, but what we appreciated the most is the way that the owners mom (Sig.ra Rosella) was taking care of us! She was super nice and welcoming, always offered us some food and a coffee and was ready to help with any questions we had. We literally felt like home! The stay 100% worth its money, highly recommend!

Great location, perfect check-in and check-out organisation. Good value for money. Good pillows, enough space, good family room, good shared space with water provided, well working internet.

Central A/C is a bit unpractical, although the host reacted super well to my all night texting about "make it more cold / make it less cold", but it would be more comfortable to be able to set temperature without bothering someone constantly :). A few things could be fixed.

The lobby was lovely. The room was exceptional! Large & clean. The area was nice and quiet and close to the train (7 min walk). Davide made sure we were very comfortable. Best breakfast we have had so far!! Best coffee!!!! Great outdoor restaurant, just around the corner with the best, most entertaining waiter!

Sharing a bathroom was challenging, depending on the other people you are sharing the bathroom with. We also suggested to our host to put a shelf for soap/shampoo in the shower stall. It's not easy to hold your stuff and try and wash hair, etc. lol

Our hosts David and his mother, Rosella were wonderful! A great breakfast to start the day with some home baked goodies as well. The property was easy to find from Santa Lucia station due to excellent directions from our host. It is well located for everything you need to do in Venice. The accommodation was clean and comfortable, and David was easy to contact if we had a question. In all, a great place to stay in Venice!

I have stayed in many hotels over the years but never met an owner that fed us and made sure we had our coffee to start our day of exploring and be there for whatever we needed. A truly friendly lady that I found as pleasant to be around as the gorgeous city she well informed of anything you would need. If I return to Venice, it would be here I book, trust me and you will not be disappointed with this lovely suite and friendly attentive staff

First room was small and not what expected, was immediately bumped to a large gorgeous suite including 2 double beds, a dining table, arm chairs by the window... perfect

- Nice and friendly family of hosts - Pleasant breakfast with mild and foamy cappuccino - Comfy room with stylish interior, plenty of hooks and storage spaces. - Convenient location near the train station, 30 mins walk to the city center, restaurants available nearby.

- The bathroom, especially the shower, needs maintenance and installation of the new mixers. - In October the heating was not yet available, so it was a trifle cold in the evening, but the blankets were thick enough though
