The location is amazing. We had room 202 which has a balcony on the side canal while a balcony just outside the room opens on the side canal with a view of the main canal. A river taxi stop is 3 minutes away and the train station is less than 10 minutes walk. The hotel has its own boat house where a taxi boat took us to the airport (price for family of 4 with 4 large suitcases was €140, a bit dear but unmissable) Comfortable beds Very spacious room that accommodated a sitting area with a sofa and 2 chairs Very clean Very good air conditioning Very friendly staff especially Narcissiso who was brilliant. Breakfast was the only let down. Very minamilist to the extent you have to ask for individual teabags, pieces of bread and even for a spoon. At €20 per person per night it's not really worth it. On the plus side just round the corner there's a lovely cafeteria which does a good breakfast selection at half the price.

The location of the hotel is excellent, located under 10 minutes walk from the Venezia S. Lucia station, offering easy access to explore Venice while still maintaining a sense of calm away from the busiest spots. The staff truly stood out – they were super helpful, always willing to go the extra mile, and made a real effort to communicate with us in English. Their local knowledge was invaluable, as they also recommended some fantastic nearby restaurants which really enhanced our experience.

Honestly, there isn’t much to mention here. Everything met or exceeded expectations.

Breakfast in the garden overlooking the Canal was spectacular. Appreciated the convenient but quiet location so very close to the train station making arrival and departure a breeze.

Unfortunately, my husband had an injury while in Venice and the hotel was unwilling to accommodate our early departure request — 1 day — (which was their prerogative given its booking.com guidelines). The inflexibility was unfortunate and we felt did reflect on the management of the hotel property given the extenuating circumstances. Disappointed and created a huge inconvenience.

The location is fantastic, with a beautiful garden overlooking the canal - you can watch gondolas passing right in front of you. The historic details like wooden ceilings, marble floors and antique furniture give the hotel a unique charm. The staff were very friendly and welcoming.

Breakfast was not included and cost €20 per person, but luckily there are many nice cafés just around the corner where you can have a good breakfast. Some furniture felt mismatched - for example, a modern wardrobe and twin beds didn’t really fit the elegant historic style of the room.

We were unaware that, as our room was classed as 'standard' there were no tea or coffee making facilities. Our room on the ground floor was adjacent to the reception desk, so quite noisy. Ironing in the room was 'strictly forbidden' so no ironing facilities and as laundry charges started at €5 for a single pair of underwear this was not the best option.

Beautiful looking , old property in a wonderful location close to both the train station and the Grand Canal , yet just far enough to be quiet at night. Lovely hotel with a rose garden backing onto the canal where breakfast can be eaten . Good choice of breakfast, wonderful comfy bed and a great powerful shower . Lots of toiletries and a mini bar . Friendly , informative staff and very welcoming breakfast staff . Would visit again if travelling to Venice again .

The secluded wall area of the property and the beautiful garden that one side has sitting area right on the Grand Canal. It is also within short walk from train station and Piazza Roma. The whole hotel was displayed with family heirlooms from around the World and from Italian itself. The room is airy, nice bathroom with strong water pressure, aircon that automatically set at 22 during daytime but to F 1(I don’t know what it means) during the night. We stayed during cool weather so we didn’t have any problem and slept very comfortably. The BF was tasty and good. We stayed in room 204 and we love the classic and charming old floor, furnitures and nostalgic feeling. We will absolutely choose to stay here again if we come back to Venice. Thanks all the hospitality and welcoming from the staffs.

Welcoming and helpful staff, clean, comfortable and well-appointed room, and a beautifully tended property. The room was smallish but perfectly fine for 2 adults. It was at the intersection of 2canals but was sufficiently remote to be quiet and restful. Given the maze that is Venice, the location was about as good as it gets—far enough from the crowds but no more than about 15 minutes by foot to most of what we wanted to see. The garden in back was lovely—just wish you could eat breakfast out there.

Room could have been a little better for spreading out, but that’s true of 90% of the European hotels I’ve stayed in. Would have been nice if the garden was more utilized.

This place has great views of the canal also the breakfast was very good and the staff was excellent. The Hotel is a 5 min walking distance to a Vapporetto stop. Rooms are huge with lots of space.

Well there is nothing bad to say..just a suggestion we had a bit of a hard time finding the entrance specially if you are first time going to Venezia Perhaps a bigger sign at the front entrance.

Hotel is located in the historic palace directly at the Grand Canal just across the railway station. Building is beautiful both from exterior and interior, with a lot of art works: paintings, mosaics, historic furniture, etc. Very good breakfast is included. Location is close to all kinds of commute: train, bus, vaporetto. There is a porter service from train station to the hotel. Hotel staff is very helpful and knowledgeable.
