Location, location location! Great size and layout of the room. Loved the Nordic, clean interiors There was a closet in the room where you could store your luggage which allowed us space to walk around the room. They have towels and amenities available on each floor - hair tie, toilet paper, towels which was a great touch . Many close restaurants walking distance The old city gion is just a stones throw away and you feel like you have been brought back in time. So charming and loved walking the old streets

I wish the bathroom and shower area was a little bigger. Would be great if check in time could be a little earlier and check out time could be a bit later

The description of the hotel and the rooms did not in any way convey what the hotel was like so that came as a bit of a surprise. It is a very small hotel only 10 rooms and I had requested a room well away from the elevators but in the end was given a room adjacent to the elevators. The hotel was full so they had no other rooms to offer as an alternative but to be fair to them they offered to move us to another one of their hotels which in the end we declined and because the hotel is so small and not many guests on the move the noise of the elevators was not disturbing. It is in a great location just across the river from the main shopping and restaurant area and indeed there are a number of small bars and restaurants within a 1 minute walk of the Kabin, some of which were really good.The location was a real winner. Only a 10 minute walk to the unmissable Nishiki market. The room was spacious enough and had some basic facilities and it was spotlessly clean but it is the location that makes this hotel so good.

The rooms are not cleaned on a daily basis but on each floor there is a unit that has extra towels, soaps, shampoos etc.. which you are free to help yourself to. The check-in was way more complex than it needed to be - they could simplify that a bit but the staff were very nice and assisted wherever they could.

One of my favourite hotels in Japan. We stayed for 4 nights at an amazing rate. Bed was the most comfortable we experienced in Japan. Hotel feels very new and clean. Great heating and a fantastic shower. Washing machine on second floor handy. The location is so good with lots of cute restaurants and bars on your doorstep. We also saw some geisha’s walk down our street on their way to work. Really close to the train station too. Don’t miss the Geisha museum nearby. Very worth it.

I loved this hotel but the room is pretty tight for 4 people. A few more hooks or shelves to place things would make it so much easier.

Best location in town! Both central and quiet. Couldn't ask for a better location. Saved us so much travel time. Staff were very friendly and spoke English. Access code and umbrellas were very convenient. The room accommodated 4 of us comfortably. There were bars and cafes right across the little street. Would definitely recommend to anyone who's looking for a nice and central place to stay but does not require too much luxury stuff.

The only drawbacks are: 1. no room cleaning during our 3 day stay 2. Couldn't open the opaque windows. 3. No coffee pods in the room. 4. Bath room is tiny. But all these are not big problems. Who spent much time in hotels in Kyoto anyways?

The location was the biggest draw: 5 to 10 minutes maximum from the major subway stations with a family mart down the street. We stayed 4 nights in a room designed for 4 people (though it was just the 2 of us, for the space). The dual air conditioners made the room comfortable (although it wasn't needed in the fall weather) and the bathroom was clean and well designed as well. The staff was very helpful (and fluent in English!). Rooms felt recently renovated/built. Again, great location!

The bed was a little soft for our liking, but it's probably good for most people (we prefer extra firm).

I loved how CLEAN this property was and the location was unbeatable! It was so close to everything yet still away from the hustle and bustle. The staff were incredibly nice as well. I loved the self service carts they had on each floor. It was stocked with the essentials and you can grab things whenever you’d like. They had laundry on two different floors and the washing machine/dryer preloads detergent. It was great.

The only gripe I had which is extremely minor feedback was I wish they had basic food available. You’re near family mart and a lot of restaurants so it’s okay but it would’ve been nice to have more options than the tea they give.

Loved the keyless entry. The location was good. The shower was amazing and having easy access to laundry and amenities was excellent. Having access to Netflix on the T.V. was sensational!

The ability to have your luggage sent to the next location was not great. The 7 eleven was not helpful at all either, so having the ability to do this would be better for this hotel. Having a larger bin would be good. Having access to bottled complimentary water as many other hotels would be good too.

Absolutely excellent stay in the heart of Gion! The location is perfect—just steps from historic streets, temples, and great restaurants, yet surprisingly quiet at night. The hotel is spotless, with impeccable cleanliness throughout. Check-in was smooth and quick, even for international travelers. Beds were incredibly comfortable, making it easy to rest after a day of exploring Kyoto. Highly recommend for anyone looking for convenience, comfort, and a true taste of Gion charm!

Nice and spacious room, beds very comfortable, towels self service and many amenities, clean, friendly staff, good organisation and app procedures (pre check in). Coin Laundry room available. Also: perfect location in Gion

Only negative thing i can think of: Air on 4th floor was very humid, water drops running down on inside of windows, air condition / air circulation could not solve this

The beds!! The smart hotel vibe!! Friendly staff! Super new and clean! Rooms were also on the bigger side for a Japan sized room. The sofa bed as an extra bed was handy too. But removes sitting space in the room if utilised.

Frosted contact windows for privacy of neighbouring properties but equates to no view and also the shower had some pink bacteria on the floor grout. It was otherwise perfect for what we needed. No common area to chill out in with friends who were also guests in another room. Everything in the surrounding area doesn't open until 5-6pm.
